It's the little things, right? The labels on the loft's spice spinner were rubbed off AND they needed a topping up. I labeled ¼ and then my daughter pointed out "how do you know which spice jet goes with which label?". 👀 Off with all the labels and replaced with ones which include arrows. At least I didn't do them all before she passed by.

I am ashamed to say that I installed these windows a few years ago and had every intention to stain them to match the rest of the apartment sorry afterward. What matters now is that I got to them. They are finally complete and matching the surrounding woodwork! Been taking this covid downtime to get things buttoned up that have been needing attention for a while. Making lemonade out of lemons. Looking forward to seeing more of you in the after times. Stay safe!

Today we're featuring Temple Beth Zion in Buffalo! Constructed from 1964-67, this Neo-Expressionist building was designed by nationally-known architect Max Abramovitz. Twenty fluted segments of concrete make up the walls of the sanctuary portion, representing arms raised in prayer. A large stained glass window, designed by artist Ben Shahn, dominates the front, with a mirroring window in the back. Additional light is provided to the sanctuary by skylights that ring the edges of the roof. Much lower and hidden by shrubbery, a long wing stretches behind the sanctuary portion, connecting to a small chapel on the right side.

This year's Modern WNY may be over, but that doesn't mean you have to stop appreciating our region's great modern architecture! So many awesome things to do, outside, in and around Buffalo. Yesterday, we ventured out to Eighteen Mile Creek in Hamburg (only 30 min south of the city). We got there before noon and had the place pretty much to ourselves. It was only knee deep and the kids had a blast just splashing around.

Gaahh! I'm such a ! I totally appreciate that people have different palettes and different preferences when it comes to their . With that in mind, I was sure to equip our with multiple options to . We have a stovetop for the / / lovers, double walled (insulated) , single serve maker , and a traditional maker with a frothing arm. Finally, NEVER would I EVER supply you with preground ! You get whole beans and a so you have the right when you want it. I don't like cutting corners and I make sure I provide a space that I would want to stay in myself. I've been taking this coronavirus downtime to make some improvements that were suggested by our guests. First up, hooks! Asked for and delivered... a tonne of them. A set in each bedroom and an extra large set by the bathroom. I love getting constructive and actionable feedback from guests. It only helps to make the space better! We are still open for business for those who are willing to follow generally accepted guidelines and practice proper safety protocols. We are! Safety first!

Here are the next set of before and Afters of our third floor short term rental. In these, you can see the wall that was taken down between the great room and the kitchen. The ceilings were taken up in the nooks and uplighting was added. There's now built-in shelving between the nook and the kitchen. Carpet was replaced with click 'n lock bamboo. We were able to preserve the wainscoting and use the pieces that were on the wall that was taken down in the nook. The place looks so much brighter and bigger, now. The additional benefit of having everything open from one end of the unit to the other is the extra airflow in the summer. Even though it's a third floor, the fact that there are windows on all sides, means that it can get downright windy up there! Many times, it's cooler than our place downstairs.

I've been promising guests before and Afters of our short-term rental. Swipe 👉🏽 to see the befores. They were taken at a similar angle as the Afters. There was a non- structural wall that was removed between the kitchen and great room and a hall closet added. The fridge is no longer just standing randomly in the middle of the room and your head no longer hits the sloped ceiling while you cook on your apartment sized stove located in a giant kitchen. This is a much better use of space. We also insulated the entire space with spray foam insulation. The heating bill was cut down by 2/3s and the small boiler only runs 4 hrs a day on the most frigid of Buffalo winters. And yes, the previous owners rented that space out, long term. 🙉🙊🙈. Also, I've always been annoyed by people who take crappy before pictures thinking it's intentional so that Afters look sooo much better. Looks like I'm guilty of that now. In my defense, those were taken 6 years ago, with a crappy phone camera, and the electricity wasn't turned on yet so no lights. But really, those pictures truly do the before justice. It was awful! We recently completed a semi-cross country road trip. I was the sole adult with three kids, one of which has severe food allergies. Thank goodness for the expansion of the short term rental (STR) market. A good full kitchen is a must when you're dealing with allergies. The pictures you see above is from our favorite Short-Term rental. The Herban Inn, located in Cleveland Heights, which is run by . The space and Beth were warm a welcoming. Every single room was fully stocked. Her passion for art and gardening were infused throughout the entire home. You could tell that she poured herself into creating the space. It far exceeded the Airbnb Plus we had the opportunity to stay in. That place had high end decor and furnishings, tonnes of towels, and comfortable bedding (last two Beth also has). But the kitchen only had four each of the main tableware/flatware you'd use, coffee maker with coffee, and a container of salt. That's IT! They had dish soap and no sponge, a dishwasher with no dishwashing detergent, and a sketchy wifi that worked only 50% of the time. The whole space had no personality and wreaked of an investor who was ONLY concerned about his bottom line. Beth has provided an experience. Her focus on quality over quantity has earned her a loyal customer who'll be staying with her if we can whenever we're in town. I can't say the same for the plus owner. Going forward, I will be looking at the number of listings a host has. If it's over three, it's non-owner occupied, and it's clearly an investment situation, I'll be avoiding them if at all possible. They present the same hassle I would experience if I just booked a hotel room (even more so since the owner is nowhere nearby to provide a missing sponge/detergent/etc.). Small time hosts, like Beth, put a lot of thought into taking the hassle out of traveling with a young family. If they are small, have great reviews, and communicate well, I'm going to choose them over investors any day.

We used to have a sofa bed for our 5th and 6th guests. It converted to a king sized bed and was incredibly comfortable. When I knew there were going to be more 4 people staying, I'd make up the bed since there were a few steps and if they weren't taken, the thing could break. I'd make up the bed with an added 4" memory foam topper, proper sheets, duvet, pillows... You'd never know it was a couch. When we'd go out of town, I'd be sure to limit the guest count to 4 so it wouldn't be needed and I'd let people know not to use it. One such trip, I forgot to tell them not to use it. They did. It broke. ☹️

Really, it wasn't their fault. They thought they were setting it up correctly. So here's a picture of the solution. I learn from my mistakes... most of the time. These super light, stackable twin beds, from are perfect. Keep them stacked if you only need one. Two people, one on each end, can un-stack and use it as two twins. There are straps on one with matching snaps on the other that'll tie them together to make a king sized bed. More user friendly, fewer moving parts, real, comfortable beds, stacked in one of our sunniest nooks.
