Only in Vancouver would a house that is only 12 ft. wide sell for 1.35 million! This remarkable “thin home” is said to be 1 of 60 in all of Vancouver and it features all the regular rooms of a house, just stacked on top of each other across four floors! But don’t be mislead—this home is neither practical nor environmentally friendly. According to realtor Ken Wyder, these detached houses take up more space than the average townhouse and offers only a portion of the size. How far would you go for detached living?

Big are needed to help slow the soaring prices in . Former Ambassador to , David Mulroney, admits that is negatively impacting the livelihood of Vancouver and we stipulate that will struggle if no solutions come to light. He demands that more be done to properly explore the issue and options. However, countries such as and have long-standing regulations in place to discourage such market from the start. "Really smart policy makers are thinking about ways to deal with this in ways that keep their cities welcoming — and, gosh, we want that above all — but also protect people on fixed incomes or think thoughtfully about vacancies”.

Vancouver’s cultural epicentre is relocating! Yikes! Metro Vancouver aka 'the hipster homelands' have become a hotspot for young professionals who are looking for character, convenience and the cutting-edge. According to Andy Yan, a professor of planning at UBC, “numbers show that the area south of Broadway and west of Main Street to UBC saw a 15 per cent decline in 25 to 39 year olds. Metro Vancouver grew by 16 per cent.” that was in 2011—and it’s only gaining momentum. Steps to revitalize the West Side are currently underway and community outreach is a hot topic amongst West Side locals. However, overall concerns are fairly minimal. The West Side offers a relaxing and upscale lifestyle that continues to top the charts. Its prime locality and endless outdoors are unique to the West Side, and when luxury trumps trendy, we foresee young professionals will be looking westward.

The market continues to boom to the beat of a gong. The annual post-Chinese New Year real estate surge has yet to subside. Each week an additional 79 attached homes are being sold on top of the average 322, and 97 more detached houses on top of the average 212. The West Side continues to be the leading target- but a domino effect streams through the Greater Vancouver region. On the last week of February (the week proceeding Chinese New Year), the city experienced the highest number of sales since January. We hope everyone is enjoying the year of the sheep so far! It’s a seller’s market and for 57 year old resident, Mark Farrow, this means a comfortable retirement! Mr. Farrow bought his modest West Side detached in 1983 for only $279,000 and now, 32 years later, he has sold it for $1,875,000! Yup, that is over a 1.5 million dollar return.

A balanced is defined by the sale:active-listing ratio ranging between 15-20. Below, and it’s a buyer’s market and above, a seller’s market. Right now, Vancouver is at a whopping 25.7.... wowza! The Vancouver real estate market just keeps going up! With recently lowered interest rates by the Bank of Canada, the suburbs are seeing a jump in buyers and a decrease in sellers-- and we all know the affects of an off-kilter demand/supply ratio. Yikes.

Although this January pulled in a 15% increase in sales, the number of sellers fell below the average. It’s not only detached houses getting the spot light. Vancouver apartment sales went up by 7.4% in comparison to January 2014 (which is a 40.5% increase from January ’13). With this growing market, it’s hard to tell what will happen next, but it sure is exciting.

Vancouver homes are getting snatched up for more than 20% over their asking prices! Local house-hunters are offering hundreds upon thousands over market value; a believed result of supply and demand discrepancies. Contrary to popular belief, these soaring bids are not from foreign buyers or international money.
According to The Rockel Group, "We've had more than one listing already in 2015 with multiple interested parties and selling over asking and none of those have been Chinese buyers."
It is unclear if the Bank of Canada’s drop in lending rates may be playing a role in these extreme bidding wars. Whatever it may be, Vancouver real estate trends continue to be making headlines across the country!

“Fully furnished” is typically reserved for rental homes and sabbatical stays. However, with Vancouver’s growing real-estate market, a “fully furnished” sales tactic is sweeping the city.
In the past, developers would shell out thousands for temporary furniture to let house-hunters envision a livable space. The staged furniture would then be removed and hopefully used for a future showing. But in recently years, furniture staging has become a requirement rather than a favor. According to Gene Guindon, a decorator at Moe’s Home Collection, “If it’s not staged, the perception is sometimes they are being cheap by not staging the home properly [...] It’s expected of you, once you get to a certain higher-end luxury home.”
It doesn’t end there—between 50-80% of buyers will buy out all the staged furniture and move in with only a few suitcases, as you might in a hotel. Complete from furniture to housewares, the homes must be fully stocked and immaculately curated. This puts added importance on interior decorators and demands a closer relationship between developers and designers than ever before!
