Every guest request will be met- even hiring in staff and chefs to their holiday cabin /home. Meeting all the needs of this unique "distinctive" business plan. Venue will incorporate a manor house - made available when whole operation is let as a package. Refurb will be modern, luxury. Aim to progress to more sites. Base in London. Currently group breaks are trending towards the UK market
Preference being hiring out country houses for breaks/Holidays or new year. This is now a preference over a French chateau for example. Aim... To seek a property and grounds , ideally amazing setting. 5+ site- ideally rural & stunning area in the countryside to develop an existing grand manor type home and grounds. Develop into a luxury retreat where people can also hire the manor house and converted luxury barns etc as a whole package. Initially also to invest in a few country lodges in the grounds - ( no planning needed) 5 * and grow and further invest in additional lodges ongoing or occupancy /demand dictates - or investment becomes available. Lodges are currently a very popular aspect of holiday accommodation businesses portfolios. They yield good profits and attract additional guests seeking a luxury quality alternative to hotels or traditional self catering cottage accommodation. Guests in general benefit from the business being able to offer various choices of its luxury accommodation product, and so offer guests a choice of quality accommodation. Investment in new luxury cabins & refurbishment of existing business that is to be purchased. The type of lodge (will be bespoke - in terms of cladding ( and exterior colour) and interior as per choices available from supplier. A similar competitor has just had the below double aspect lodged designed furnished along with top of the range technology and eco systems . Initial aim to purchase two to three luxury lodges as an extension to the Luxury Retreats accommodation offering. Additionally - We aim to also purchase one to two further Luxury Lodges - of which will be sold privately as holiday homes with a 12 month holiday licence. the business will benefit from the profit of the sale and yearly ground rent income . Profits from private sales will be reinvested into the business. Successful sales of a small number of lodges will be kept to a low percentage of the luxury lodge offer. Purchase of these will be for owners holiday use - although the business will manage the letting of the lodge for the rest of the available year- as part of its portfolio - with the advantage of charging a management and letting commission per booking which is valuable additional revenue - on top of the profits from selling the lodge and guaranteed permanent income from ground rent revenue (available dates agreed with the owner yearly - in advance). The performance of both the company owned letting Lodges and sales of further sited private holiday Lodges will be reviewed ongoing and further expansion of this element of the accommodation offer at the Distinctive Luxury Retreat will based on profit, guest feedback, occupancy and demand.
