EARTH WORKS
Excavation is taking place here to level the earth in order to pave a driveway. The visible small rocks and boulders, occurring naturally on this mountain side site, were later split and used to face with rock work the front facades of the retaining walls.
VENTILATION IN MASONRY
These vents or weep holes are allowed into the masonry work at floor level to enable double skin brickwork to stay dry. In this way any moisture gathering between the brickwork skins will be released or will evaporate. Most housing exterior walls and supporting walls are double skin.
TIMBER - Options for Flooring
Pictured here is a solid timber parquet floor finish. Parquet is made up of small slats formed into squares and then laid in straight lines with every other block laid sideways on. The resulting pattern is quite busy, and squares need to be sanded before being gleamed with a gloss or matt finish.

WELLNESS CENTRE
Project: Rylands, 2018
This commercial area, originally one very large room, was divided to form two individual shops with reconfigured electrical lighting, new tiled flooring, new interior doors and new plumbing points. The shop layout and accessories were completed by professional shopfitters.
INTERIORS - Home Finishings
In this double story home, wrought iron balustrades were created on the upper floor of the double volume area, with a matching wrought iron pool enclosure and gate on the ground floor. Steel was also used to fashion the roof skylight (dome) positioned over the mosaic tiled luxury indoor pool.

PAINTING BEDROOMS
Different textures are highlighted by contrasting paint colours, picking up the natural stripes formed by the knotty pine ceiling, ornate polystyrene cornice and dado rail. Dado rails can be used to divide room walls vertically as well as horizontally.
SANITARY WARE - Baths
A corner bath is a perfect choice when space is limited. To create space have a semi enclosed bath to form a shower cubicle with the shower rose fitted overhead.
WROUGHT IRON
Decorative wrought iron can be fashioned to fit palisade walls, balcony rails, staircase balustrades, gates and doors and is functional for use indoors and outdoors. The painted sections and gate shown here have been used to enclose and secure a patio. exterior
BAGGED BRICKWORK
A popular current trend is using exposed brickwork as a final finish. The wall in the image has been constructed using ROK clay bricks. The term 'bagging' means brickwork where the wet mortar is smoothed over the bricks by sponging.
ROOM IN A ROOF : A room with a view
This additional room was constructed through the roof of the original apartment building. The question of height restrictions in the area was solved by using a flat roof construction for the extensions.
HERRINGBONE
A classic herringbone patterned tile that cleverly mimics timber parquet flooring blocks. This herringbone pattern can be installed by BBCon's tiling services as paving on driveways or interior wall or floor tiling.
SOLID TIMBER FLOORING
The floor boards shown in this photo are solid timber Oregon Pine. Unlike laminated board, solid timber boards require a substructure of timber battens to install as well as sanding and gleaming. The skirting is also of Oregon Pine varnished a different color for contrast.
INTERIOR TILING
A tile resembling granite has been fitted as a contrasting band or listello to run the full perimeter of this bathroom's walls, as well as along the inside of the shower cubicle. The different finish to the tiles creates texture even though both are smooth faced.
GUTTERING
The guttering and down pipes on this partially incomplete patio roof is acrylic half round which has been lightly sanded and then painted to coordinate with the fascias, roof sheets and aluminium windows.
EAVES
These wide roof eaves are being repaired with new Nutek board to be fixed along the battening. Eaves can be non existent or quite wide - depending on the style of the house.
ROOF SHEETS
A room extension has been covered using roof sheets fitted under the original roof tiles. This is an economical way of roofing an extra room with disturbing the original roof.
ROOFING
The edges of this tiled roof have been cut/trimmed to meet edge to edge. This join is called a valley and is waterproofed under the tiles.
Every so often Black Bird Construction is sent a request to repair a roof. In this case, our team was tasked to assess and replace a couple of chipped roof tiles as well as clear out the roof's valley of all debris.
WATERPROOFING
Efficient water proofing on roofs, especially along parapets, is essential to prevent dampness as water can easily seep through the smallest openings.

LIGHTING - Chandeliers
Chandeliers can be suspended from a decorative plaster or polystyrene ceiling rose or directly from the ceiling itself. Long cascade chandeliers are usually suspended in double volume areas or over stairwells.
SHOWER FITTINGS
Most bathroom accessories, such as toilet roll and soap holders, taps, towel rails, mixers, shower arms and shower roses, are fitted after the wall tiling is complete.
