Master Bedroom (Bedroom 1) is expansive with a King Bed and private balcony and walk in robe. Treat yourself. Here you can retreat from the world and relax in armchairs in the bay window or enjoy the outdoor balcony overlooking the pool, pergola and courtyard.

Bedroom 2, Queen Bed, overlooks the garden and has its own ensuite with built in robe.

Bedroom 4, 2 x Long Single Beds which can be combined to create a King Bed if requested at time of booking, has a porthole window and overlooks the garden, complete with built in robe.

Bedroom 5, the largest of the bedrooms, perfect as a teenager's retreat and comes as 4 x Long Singles which can be made into 1 or 2 King Beds if requested at time of booking. A separate space, this room opens on to its own patio area overlooking the lawn and gardens.

Kitchen

The Elms boasts a truly gourmet kitchen, which would make any chef worth their salt proud. Miele and Falcon appliances (double oven and 5 x induction cooktop) make cooking a breeze, while the expansive counter tops minimise congestion in what is the heart of this beautiful home. Complete with added conveniences such as butler’s pantry, dishwasher, microwave, blender, slow cooker, wine fridge as well as a rice cooker, you will be pleasantly surprised and grateful for the attention to detail the kitchen offers. Featuring a large breakfast bar and opening on to an entertaining area and undercover verandah this is the heart of the home. You will enjoy entertaining in this space.

Living Areas

The formal lounge. Carpeted with a fire place (firewood provided) the perfect place to relax and enjoy the company of friends and family.

The family room. Timber floored with a fireplace (firewood provided) and TV this is the ideal spot for watching a DVD or the latest sporting match on Foxtel.

Dining room. Flowing from the kitchen, the dining area also opens to a TV lounge. The timber table can extend to accommodate 6 to 12, ideal for entertaining or perhaps you could consider bringing in a personal chef (available on request).

Grounds

A solar heated swimming pool extends the months of use, complete with pergola and park like grounds. Plenty of nooks to stop and relax, day beds and chairs surround the veranda of this property. Some of the garden is currently undergoing rejuvenation but this should not hamper your enjoyment. With a large gas BBQ and 3 outdoor settings to choose from, The Elms makes for a property where you can truly enjoy being outdoors. If the weather however is inclement the internal access from the garage (with automated doors) provides safe and dry entry/exit. The well-insulated full-brick home is comfortable and spacious all year round. All on one level (apart from bedroom 5 = 2 steps) provides easy access throughout.

For added convenience, there is a full laundry for those staying longer, with washing machine a dryer and iron/ironing board. A Private Study also has a portable cot and rocking chair, so the room can be used as a nursery if required.

The Elms is approximately a 20-minute level walk (or 2 minute drive) into Berry township, famous for its restaurants, cafes and boutique shops. Similarly, Kangaroo Valley is a mere 20-minute drive over stunning Berry Mountain, while Seven Mile Beach (one of the east coasts safest beaches) is only 15 minutes away.

Note: Firewood is provided and as well as a Foxtel Sports/Entertainment package. The TVs are Smart so with your premier account you can access Netflix, Stan etc.
