Since 2018 our office has been working on a solution for this site at the doorstep of Bulimba. We are so excited to see this offer a new entry experience to the suburb.

Our proposal for 6 dwellings on Balmoral Hill, with 360 degree views including Brisbane City, Hamilton Reach, Moreton Bay and Mounts Coot-tha, Nebo and Glorious, received approval through mediation this week with Brisbane City Council. It is a massive milestone for our team, to achieve an approval that was otherwise considered to be the unthinkable. Thanks to everyone for their professional inputs!

The result of our undertaking is 5 terraces of varying sizes with a ‘beach’ ethos tying them together in the development. White rendered walls, breezeblocks, timber cladding with a tropical planting palette assists in being able to create a refreshing beachside place.

Placed between the Gold Coast Highway and the beach makes it an ideal place to walk to the beach, without having to cross a major road. It has a narrow frontage, with the slopes of the site falling to
the street.

Tyde is a development located in the beachside suburb of Tugun. Our brief was to identify a yield of dwellings for the site, that caters to the owner occupier and weekender market.

The first four floors of the design is in the form of a state of the art, automatic car stacking system with a communal recreational space sitting atop from where you get a clear view of the ocean over the
dunal context.

The rest of the vertical playground for adults consists of a 120-room hotel and 30 private residential dwellings with a rooftop beach club as the crescendo to the built form.

Our brief was to respond to the demand associated with living in such proximity to the beach in the form of short stay and permanent dwellings. Our design offered a ground floor porte cochère, offering a sense of grandeur to residents and visitors.

The eastern side of the highway has a wide variety of residential offerings, with most having a mixed use offering on the ground floor to activate the streetscape.

The proposal for the Broadbeach tower sits on the oceanic side of Charles Avenue on a relatively small land holding. The area is surrounded by activity with the western side of the Gold Coast
Highway being underpinned by the convention centre and the casino.

We created different precincts in development to create a different identity to each block of townhouses, this was achieved by having
different colours of the same material and a variation in the landscaping intent that surrounded the dwellings.

Our involvement in the project was to address an existing approval in place and find ways to make it more cost effective to build. During the process we identified ways of maximising the economy of scale when it comes to building multiple townhouses, while maintaining an architectural outcome of a high-end finish.

The site boasts a significant landholding, straddling the edge of the boundary of Ascot, along the Gateway motorway. It posed some constraints as a site with noise pollution from the motorway and flight paths overhead, which informed the architectural outcome.

The built form is crafted from a restrained colour and material palette, while adopting an organic shape. This organic shape is an attempt to mimic the qualities associated with the waters it is placed next to.
