Available for your 'island escape - no matter the season, here are our privately owned and managed, stylish and modern 1, 2 & 3 bedroom self contained villas which are located within Ramada resort at Phillip Island Featuring 3 large bedrooms accommodating 6 guests in total, 2 bathrooms, large smart TV, bedroom TVs with DVD, gas cooking facilities, and a private deck with outside dining table. Our

1BR Villa offers spa bath as well as Queen bed and caters for wheelchair access and amenities. You need bring only your clothes and toiletries as you can get creative in the galley kitchen with gas stove and electric oven, or enjoy a delicious wood fired pizza from our on site pizzeria or partake in a hearty breakfast, lunch or dinner from our on site restaurant. WE ALSO OFFER PRE-ARRIVAL BASIC GROG AND GROCERY SHOPPING ... we shop for you while you travel to our villa, ensuring that you have those 'bare essentials' to kick start your holiday waiting for you in the villa fridge or pantry. Guests can indulge in all of the perks of resort style living and yet retreat to the privacy of your villa when you need. With a variety of features such as swimming pools, spas, tennis courts, kids club, playground and saunas there is plenty to keep you and your family active within the resort environs. The villa itself is modern and surprisingly spacious, with large screen TV in the lounge, televisions with inbuilt DVD in 2nd and 3rd bedrooms and movie usb available upon request for in-house entertainment. For clothes washing, the villa also houses a European laundry with top loader washing machine, dryer, along with laundry detergents etc provided. Main bedroom features queen bed with full ensuite and main bathroom includes shower and a bath to relax and unwind. 2nd and 3rd bedrooms are offered as King single beds, which we can convert to king beds. Just let us know which configuration you prefer. The resort itself is housed within a beautiful array of local flora and fauna, has 8kms of walking or bicycle track with which to trek the environs. Although this 3 bedroom villa is located within the resort it is privately owned, and all communication with regard to bookings and any queries you have whilst staying, must be directed to the owner, who will be on call to you throughout your visit. Tennis racquets, balls, tennis ball machine, beach towels, DVDs, bicycle hire and pool equipment is all available for hire through the villa owner. Please let us know in advance.

The home is offered for individual bedroom rental/shared house, and also has an onsite storage option.

TERMS are 12 months lease with 12 month renew option.
Rental by room only. (furnished or unfurnished).
Bedroom 1: $350 week - pd monthly in adv Bond $1200
Bedroom 2 $250 week - pd monthly in adv Bond $900
Bedroom 3 $250 week - pd monthly in adv Bond $900

THE HOUSE is modern, with fully furnished living areas, currently offering 3 (furnished or unfurnished) bedrooms for individual rental on minimum 12 month leases.

The house provides two living and entertaining areas, with the top deck boasting clear views across parkland, a lounge area upstairs and a games room downstairs, along with a large, grassed, and fenced backyard, encased with 6m tall trees for total privacy. Garage storage is also an option with rental.

UPSTAIRS: houses the largest bedroom 1, with private ensuite and WIR, as well as the shared kitchen with gas cooktop, oven, dishwasher, microwave and fridge as well as furnished dining and lounge area and covered deck. There is also a separate (3rd) toilet upstairs.

DOWNSTAIRS: houses the 2nd and 3rd bedrooms with BIRs, a larger bathroom with shower and bath, separate toilet, laundry with washing machine and dryer, a billiard room with pool table and large screen smart TV, which opens out to the back deck, BBQ area and the grassed and fully enclosed backyard..

WIFI AND GARDENING: Internet and lawn mowing/basic gardening is included within the rental, and there are garden beds ready for those who wish to plant vegetables and herbs.

UTILITIES: Electricity and gas is connected ongoing, the bills for which, along wth water usage, are divided between tenants and also billed monthly.
FYI: The 17 solar panels on the roof, have proven to significantly reduce power costs.

AIR CONDITIONING: There is a split system, reverse cycle air-conditioner with remote thermostats, both downstairs and upstairs, heating and cooling all areas more than adequately.

PRIVACY: All bedrooms are lockable from both inside and out, with individual locking systems in each. Bathrooms/toilets are each lockable from the inside.

STORAGE: The fully lockable garage is accessible from both inside the home and out, and is available as an additional share option for tenants to utilise for storage. This can be discussed during your inspection/appointment.

PARKING & SECURITY: Car parking is available in the driveway, and there are also car parking bays directly across the road, which can be used and monitored via the home's security camera system. The home security system includes only external cameras, which monitor the entire perimeter of the home 24/7, are currently onsite, and are for use and monitoring by tenants, at tenants discretion.
