Short Stay Levy Act 2024
The Short Stay Levy Act 2024 received Royal Assent on 29 October 2024.

The Short Stay Levy Act 2024 introduces a 7.5% levy from 1 January 2025 on short stay accommodation bookings, including bookings made through platforms.

You may have to pay the short stay levy if you accept a booking for a stay in Victorian accommodation that is less than 28 consecutive days, and charge a fee for the stay.

The levy applies only to short stay bookings in Victorian accommodation made on or after 1 January 2025.

If you are coeliac and looking to eat out, your safest bet is Lady Vandeburg.
We have a family member who is very sensitive and we have had trouble at some other venues, but never at Lady V! Always highly recommended for those who are coeliac, and yummy food too! 😋

After seven years (and it’s been the same the whole time) it’s important to remind you all and create signage that we’re gluten free friendly at lady v !
We appreciate that everyone is cautious and wants to be safe; we aren’t changing anything anytime soon so trust us we are GF 👌

Great place to visit when staying at Birch House!

Did you know that the largest and oldest aquaculture system in the world exists right here in south-west Victoria?

Budj Bim is a dormant volcano on Gunditjmara Country, located between Portland and Port Fairy. It’s home to an extensive collection of lakes, wetland swamps and sinkholes created by ancient lava flows, making it the ideal habitat for eels and other fish.

By creating stone channels and weirs within the landscape, the Gunditjmara People were able to manipulate seasonal flows to release or trap eels in holding ponds, catering for seasonal variation in supply while maintaining sustainability of the eel population. They were able to farm large quantities of short-finned eels within the ponds and channels, using woven nets and traps.

Further evidence of stone dwellings made from basaltic rock formations and many ‘smoking trees,’ where eels were smoked for consumption, are scattered throughout the area too. The cultural landscape is estimated to be at least 6,600 years old and was added to the World Heritage List in 2019 in recognition of its outstanding universal value.

Birch House - 1880’s Victorian Cottage. Holiday Home for up to 6 guests.

Birch Studio - Mud Brick Studio for up to 2 guests. Nestled in the gardens of Birch House.

Properties are not rented separately to guests, so if you book one property, you have exclusive use of the gardens. *

* The only exception is local festivals and events where accommodation is in high demand, and at the request of organisers, we allow separate rentals of the properties. Generally, people attending festivals do not spend much time at the property, so has never been a problem.
