📣 Free Online Webinar about the WA Statewide Register for STR Properties 📣

If you are a property manager or owner of short term rental (STR) accommodation in Western Australia, there are some big changes (❗️) happening in the industry.

On 21st February 2024 the State Government officially put forward the bill to implement the Statewide register for STR properties as of 1st July 2024. Not only do your STR properties need to be registered but there are a range of reporting requirements that need to be complied with. This Statewide register is applicable to both hosted and unhosted STRs.

I have met with the Government’s STRA Project Team and am sharing the information they provided to me in this webinar.

👌 Inside Story - Short Term Accommodation Register in WA 👌

As of 1st January 2026 all short term accommodation, HOSTED and UNHOSTED, will need to be registered on the West Australian Government’s Statewide register ‼️

I met with representatives from DEMIRS about:

1) What the Statewide register is going to look like 🤔? What information it is going to require ✍️?

2) How organisations are meant to connect to the Statewide register and what the information flow ℹ️ would look like🤓?

3) Some of the complexities around the Statewide register and where the possible “grey areas” or “difficulties” could arise 🤯.

It was a great conversation and the information given was thorough.

Attached is an infographic with some of the main points. I would recommend everyone in the industry to do their own research into this as it will dramatically affect your business if you are not prepared😳.

Although the initial implementation may need some refining, this is a step closer to our industry being regulated and recognised as the important component of tourism that it is 😍.

Short term accommodation is an asset to our community and serves far more purposes than just holiday accommodation. The data will prove this and I wouldn’t be surprised if more local governments become more welcoming of short term accommodation in their area.

I can’t be the only one this has happened too 😂 ‼️

Let me set the scene 🎬 :

➡️ So I had a great business meeting last night, 5:30pm (details will follow later). However the meeting was set up at a large pub and the person I was meeting for the first time didn’t have a picture on LinkedIn.

➡️ Sent a message to the person I was meeting, saying I was there. He messaged back saying “wearing all black and ordering a drink from back bar now”.

➡️ No problem I thought, I grabbed a drink and went to meet him. Approached a man in all black and asked if his name was “Mitchell” … now I’ve been married a long time (since before online dating was really a thing) so I genuinely didn’t think anything of asking this man who he was UNTIL his reply 😅

➡️ The man I mistakenly approached wasn’t rude but it was very clear he thought I had other intentions for Mitchell 😆 As soon as he replied, I realised that he thought I was looking for a tinder date …

🤔 So business ladies (or men) - has this ever happened to you? Or am I just special 🤣

It’s freaking hilarious but I’ll be a little more prepared next time I don’t know what the person looks like!!!

The government is calling for feedback on their State Wide register for short term accommodation.

If you are:

1️⃣ A property manager;

2️⃣ An owner of a holiday home/ short term accommodation

(if you know anyone in this industry tag them in this post, they need to be aware of this!)

You NEED to read this information and have your say. The government is looking to implement this in 2025 and there are huge fines if you are found on the wrong side of it.

🛑 Important Information For WA Short Term Accommodation 🛑

The State government has announced the upcoming short term accommodation regulations ✍️

‼️If you are not registered with your local council for short term accommodation you need to do so ASAP ‼️

The State Government is finally implementing the recommendations of the Economic Standing Committee (who reviewed the matter in 2019).

The recommendations, on the whole, appear balanced.

Main points:

1) Statewide register will be created with both hosted and unhosted accommmodation needing to register.

2) Within Perth, if you only plan to rent your property for 90 days, you don’t need to register. If you rent it for more, you’ll need council registration.

3) Outside of Perth (including Mandurah) the registration requirements will be determined by the local councils.

DO NOT WAIT, register now if you haven’t already. There will be a huge lag with approvals as everyone rushes to get in by the deadline. You will not be able to register on any online platform unless you have a registration number (we already only list registered properties).

Interesting times for the industry. What do you think of the recommendations?

Let’s do some market research for the WA government 🕵️‍♀️ ….

Who is willing to give up the ability to holiday in their home for $10k? 🤷‍♀️

The government has announced another way they want to encourage short term rentals into the long term market.

In good news they are trying to use a carrot 🥕 rather then a stick .

So what are they proposing?

1. Hosts that switch to long term rentals will be given $10k. To prove they have switched they will need a 12 month lease.

2. Rents will be capped at $650/week in the South West and $800/week in Perth to ensure rent is affordable.

3. Hosts have 6 months to take up the offer.

I would love to see their projections for this and then what their actual uptake is 🤔 Let alone how many hosts stay in the long term market after the 12 months.

They are trying but in the end it comes down to housing stock - they need more houses and quickly (think less red tape for approval and different construction materials).

🎙️ Podcast Alert 🎙️

Had the privilege of chatting with Scotty Allen of The Product Bus the other day. I enjoy being pleasantly surprised 😅 when I listen back to a podcast and realise that I half sound like I know what I'm talking about 😆! Thanks to the Product Bus team for making me sound good!

The podcast covers some very interesting points 💡 for bootstrapped founders.

The bootstrapped start up game is different to the investor backed start up. Although it takes a lot of perseverance 🤪, there are advantages and even a freedom to bootstrapping. Founders can harness these to build an incredible start up business 🙌.

Growing slower, with more deliberate action and failing and reiterating on a smaller budget, can help founders learn from mistakes and make a better product. 👏

This is a much better outcome then throwing money at a start up initially, only for you to realise (too late) that you needed to address the problem a different way (Spoiler alert🚨: you pretty much never get it right first time round!).

Incredible 🌞 weather, stunning 🤩 location (@frasersrestaurant ) and wonderful company. The theme for this years World Tourism Day is “Tourism and Green Investment”. It’s all about encouraging travellers and companies to embrace sustainable travel. Travelling is such a privilege and we should try and ensure our impact is as positive as possible. 🤑 5 FREE things to do in the South West 🤑 Travelling doesn’t have to mean spending heaps of money everyday. There are lots of things travellers can do (especially families) that don’t cost a thing in the South West: 1️⃣ Sugar Loaf Rock - a long time favourite of mine. We use to fly kites close by when we were kids. Now it’s great fun scrambling over the rocks and taking in the wildness of the Indian Ocean 🌊 2️⃣ Busselton Foreshore - with a great playground, welcoming beaches and views of the jetty this is a great place to go and enjoy. 3️⃣ Chocolate Factory Samples - stop off at the iconic @margaretriverchocolatefactory and enjoy some cheeky free samples 🍫 (careful though as I can never go without buying something 😉) 4️⃣ The Aquarium - enjoy natures swimming pool, (in this not so secret spot). Protected by the waves this is a great place to snorkel and explore. Just be aware the walk down is quite steep and rocky! 🐠 5️⃣ Wine Tasting - there are still quite a few wineries that do wine tasting for free. Go and enjoy the incredible wines created by this region 🍷 There are lots more to put here - walking along the sandbanks at Quindalup/old Dunsborough, walking through the Cape to Cape and more. ✈️ Holiday Time ✈️ I’ve just got back from a holiday to England 🏴󠁧󠁢󠁥󠁮󠁧󠁿 and the gorgeous Mauritius 🇲🇺 We had an amazing time with so much to see in England and as it was our first time, a whole new island to discover in Mauritius 🌴. Being a family of 5️⃣ it is usually more affordable to stay in self contained accommodation. This holiday was no exception. So what are the things that hosts did that made our trip easier/ more enjoyable? 👉 Starter Supplies - I know it’s self contained accommodation so the hosts don’t have to supply staples HOWEVER we arrived late or after a long haul overnight flight to Mauritius and the UK so having basics like drinking water, toilet paper and soap to get us to the next morning was HUGELY helpful 🙏 👉 Living up to Expectations - you can see the view from our Mauritius beach view apartment … mind blowingly gorgeous 😍 That was amazing and worth every cent. However, even the Mauritian accommodation close to the airport, suited what we needed (ie. just a bed to sleep in). The accommodation doesn’t have to be spectacular as long as it lives up to what the listing says, guests can make their choices about what they need. 👉 Being Contactable - as we were using e-sims our main way to communicate was WhatsApp or email. Having a host that could accommodate this internet based communication was hugely helpful. Going into a new house, there will be questions like how to access the tv channels etc (if not written in a guide book) so being able to fire off a quick question and get a reply from the host made our stay more enjoyable.
