As you know, I post videos on my YouTube channel and send weekly emails on topics on the Dominican Republic. But I’m always looking for other ways to easily deliver information and interact with you to address your questions and concerns.
With that, I’ve decided to add another channel to the mix, a Facebook group. And I’ve already started adding content to the group.
I’m excited about this format because I can share information, tips, and insights with you in different formats including videos, downloadable PDFs, spreadsheets, and PowerPoint. I’ll be able to receive and answer questions from group members.
Plus, it’s a community where you’ll connect with and network with like-minded individuals who share the same interests in investing, retiring, or living in the Dominican Republic.
If you’re on Facebook, I invite you to join our new group, where you can get your questions answered, share your experiences and advice with other members, get feedback, and troubleshoot the challenges of transitioning to the DR together in a supportive community.
To join the group, click here https://www.facebook.com/groups/abreuimmigration.

As a foreigner navigating a legal process in the Dominican Republic, such as residency or marriage, it's crucial to understand the process of legalizing documents for submission to the government.
The process of legalizing a document will involve: 1.) notarization (if necessary), 2.) apostille, and then 3.) translation—in that order. Notarization of a document, if needed, is done before apostilling. Translation is the last thing that you do when legalizing a document.
So, who or where do you go to get documents translated?
Check out the video below to find out.
If you need translation services, contact us here https://abreuandassociates-translation-services.phonesites.com/ or at [email protected].
Developers are okay with buyers customizing or modifying the floor plans of their units, but you need to know the cost of the changes upfront, along with the payment terms.

The Retire & Invest DR conference was a resounding success. The energy was electric, and our attendees were present and actively engaged, asking insightful questions that enriched the discussions.
Our speakers and presenters were top-notch. Some of the presented topics and ideas included the tax benefits of living abroad, modular homes as an alternative home option, life for military veterans in the DR, setting up your DR business, and more.
I want to express my heartfelt gratitude to our conference attendees and presenters. Your active participation and insightful contributions made this event a truly memorable experience. Thank you for being a part of our journey.

Unlike the USA, escrow services are not used in the Dominican Republic for property purchases. The seller will be in control of the funds paid towards the property.
So, how are buyers protected?
In this clip, Maria explains how.

Buying preconstruction real estate in the Dominican Republic is a viable investment play. The allure of preconstruction investments is lower initial cash outlay, developer financing throughout the construction period, and the huge capital appreciation upside. I've seen cases where investors were able to double their investment.
That said, this is a high-risk, high-reward strategy, as you're banking on the developer completing the project and delivering your unit.
In this clip, Maria and Alexis discuss due diligence for preconstruction projects in the Dominican Republic.

Investment is about making money, and making money is not always about preference.
Many expats consider starting a business in the DR to serve other expats and ignore the local market.
Dominicans outnumber foreigners 10 to 1, so it could be a win if you've got a product or service that fills a need for them. Veronica, an expat from New Jersey, started a bar, food truck, and mobile beer truck business catering to locals. She says, "The holy trinity in the DR is real estate, food, and beer."
We'll have a session at the upcoming Retire & Invest DR conference for expats and retirees looking to start a business in the Dominican Republic.
