🌸 Celebrating Spring at Welement AS!🌸

We kicked off the season with our beloved annual tradition at the office garden, and it was an absolute blast! 🌱🏢✨

Our team got their hands dirty, planting a colorful array of flowers that will soon bring life and beauty to our workspace. 🌺🌷 And guess what? We even added some juicy strawberries to sweeten the deal! 🍓🌿

But that's not all! We didn't forget to give our stunning Karesansui (Japanese rock garden) some much-needed love and care, ensuring it radiates tranquility and serenity for all who visit. 🌿🧘‍♀️

After all the hard work, we fired up the grill and indulged in some mouthwatering treats, enjoying the spring sunshine and the wonderful company of our awesome colleagues. 🍔🌞 And of course, we couldn't resist a friendly competition with exciting games that brought out our playful side. 🎉🏆

But hey, even the garden needs some water, right? 😉 So, we made sure to keep ourselves hydrated with refreshing drinks that perfectly complemented the cheerful atmosphere. 🍹💧

This day reminded us of the importance of nurturing not only our projects but also our bond as a team. Together, we sowed the seeds of growth, both in our garden and in our collaboration. 🌱💪

Simply put, if operational carbon is Hans Gruber, then embodied carbon is pretty much all of the Die Hard villians working together.

As a prefabricated building, Hugo.Stay was built using high-quality, factory-produced building components that were then assembled on site. 💡This method of construction not only reduces waste🗑 and saves time ⏰, but also allows for greater design flexibility and precision.

Take a look at the photos of the building - its form, structure, and outer shell may be technically simple, but the attention to detail and vibrant color scheme really make it pop 🤩.

🚩Buildings account for 39% of all carbon emissions worldwide.🧐

Although operational carbon has been discussed and addressed for some time, embodied carbon has received much less attention👆🏼

Embodied carbon is the carbon emitted from the extraction⚙️, manufacture🔨, transportation 🚚, construction, maintenance, deconstruction and end of life application or disposal of materials.

💡It is imperative that we keep that topic in the forefront of our minds as construction partners.

One of our coolest projects has been the Paju 2 office building in Tartu. It was done in a Concrete-Wood 🌳 hybrid system where the non-load-bearing external elements were prefabricated at Welement. The building is the first LEED Gold-certified office in Tartu! 🤩

🤓 But a couple of fun facts we bet you did not know about the building:

1️⃣ Timber prefab was chosen after the initial LEED Gold calculations were completed (Gold 60-79 points, Platinum 80+ points). It was never re-evaluated, but we bet that the use of local timber and offsite methods would have given additional points in the Regional Priority and Innovation categories. We are pretty sure that Paju 2 is actually a LEED Platinum building ✅

2️⃣ Did you know that LEED certification does not really deal with Embodied Carbon? 🤨If you are interested in learning more about this, there is research (LINK below ⬇️) that compared concrete, concrete-wood hybrid, and wood-embodied carbon and evaluated this in the LEED calculation framework.

❗️Despite best efforts, the construction and building industry is not fully on track to go carbon-free by 2050, but the report shows that the sector is capable of changing.

✅The following recommendations are designed to respond to these challenges:

1.) Coalitions of national stakeholders should be developed to set targets and strategy towards a zero-emission, efficient and resilient buildings and construction sector through building decarbonization and resilience roadmaps.

2.) National and sub-national governments must put in place mandatory building energy codes and set out a pathway for their new building codes and standards to be performance based and to achieve zero carbon across a building’s life cycle as quickly as possible.

3.) Governments and non-state actors must increase their investment in energy efficiency. This investment needs to target all businesses and households. Governments will need to use financial and non-financial incentives to encourage investment and provide support for vulnerable households.

4.) The construction and real estate industries must develop and implement zero-carbon strategies for new and existing buildings in all jurisdictions, in order to effectively support government policies.

5.) The building materials and construction industries must commit to reducing their CO2 emissions throughout their value chain in line with the Paris Agreement.

6.) Increased funding is urgently required for public–private research partnerships to accelerate the development, demonstration and commercialization of innovations to reduce embodied carbon in building materials.

7.) For governments aiming to achieve a net-zero-carbon built environment, regulations and assessment of emissions need to take a life cycle approach that considers both materials embodied carbon emissions and operational emissions.

8.) Governments, especially cities, need to implement policies that promote the shift to circular economies that replace linear, non-renewable, toxic material processes with sustainable renewable materials that can sequester carbon and be managed sustainably over their life cycles.

9.) Fast-growing countries and economies, including in Africa and Southeast Asia, need investment to build capacity, resources and supply chains to promote energy-efficient designs and low-carbon and sustainable construction.

A 1600-square-metre renewable energy kindergarten was built in 200 days for 288 children 👧👦

The Nupsik Kinderkarten is the second project nominated for the timber architecture awards last week. We think it's one of our most exciting projects. The scheduling was optimized with the help of off-site construction, resulting in an impressively short build time. ✅

Designed by Architectural Bureo PLUSS, these buildings are located on Siili Street. A total of 4.2 hectares and 8 apartment buildings, the majority of which have integrated balconies.

Although the load-bearing structure is reinforced concrete, the non-load-bearing outer walls are prefabricated timber elements. What's the point?

✅Lowering the embodied carbon of the building because Welement uses green energy and timber

✅Better air-tightness. Since the windows are assembled, taped, and fixed in factory conditions, the quality is much higher.

✅Construction speed. The assembly of the external elements takes just days. That means less time for scaffolding, managing site logistics, and the general dynamic of the planning process.

We have been steering this high-tech ship called Welement for about five years. Wins and losses, ups and downs, tears and laughter. You recognize a familiar face, far away at the other end of the learning curve. You are the same, but somehow everything is different.

One of the most rewarding things about manufacturing houses is that you can stumble on them while travelling, long after they have been assembled and have become somebodies home.

Maybe it’s the location or the interaction you had during construction, but some projects are more special, and you will always remember them.
One of these special project that we delivered in the early days of Welement is this one in Drobak. It was an absolutely beautiful summer day and since we were close by, we could not resist a quick visit.

It was great seeing the houses and timber facades in top condition.

Visiting sites in the early stages of a cooperation is absolutely vital for gaining the best outcome for both sides.

Nothing beats face-to-face interaction about quality and process improvement with the people who are in charge of the assembly. You get to see the situation as it is and can notice all the little details that can be done even better. That’s the whole essence of DfMA - designing FOR manufacturing and assembly.
Covid made this kind of interaction a challenge, but the more satisfying it was to get the on-the-spot-feedback on the first deliveries.

Raiki is the force behind the factory's effectiveness. He has optimized the processes to the finest – no waste in time, no waste in materials, no confusion for the staff. An open, well organized, yet creative working environment brings out the best in people. Everyone has the access to important data, everyone knows his area of expertize and tasks, everyone is welcomed to share their ideas, no matter how crazy they may seem. Hence, - everyone is happy to come to work and the factory performs like a perfectly tuned piano.
Our factory is highly optimized already, but Raiki is constantly searching for new ways to gain even better results.
Ermo-Raiki thinks highly of our working environment, which gives the necessary freedom for out-of box thinking and always welcomes the new ideas.

We have gained some very significantly beneficial approaches thanks to Raiki, we wish him all the best and hope his well of great ideas will never dry out!

Visualization is daydreaming with a purpose.
Someone likes to „collect“ cities they have been to, we like to colour the world bit by bit based on our client locations. As you can see on the enclosed map, timber prefab is not necessarily an Estonian thing. We have solid partners in many countries, and pretty soon we can add 3 new ones on the map.

The best construction timber comes undoubtably from our region, and the main question is where in the supply chain you add value. Makes sense to do it close to the source, where you have the best engineering knowledge and specialist.
Intriguing fact, though - the furthest place we have sent a small unit, is on the other side of the planet - New Zealand.

But of course, we are not in the business of colouring maps, and our focus point has not changed. We will continue to perfect our processes and skills, regardless of where our products will end up. We will continue evolving so that you could be more effective of what you do.

Please meet Feliks, Welement's Purchasing Manager.
Day after day, he is searching for the best options to maintain our factory to be well stocked with high-quality materials needed to build high-quality elements for your high-quality houses. He is the main reason why our prices are not over the head expensive, but stay on the best level possible in given circumstances – the man knows where to find the finest and how to close the best deals.
His excellent planning capabilities are also one of the reasons we can deliver quite fast – the warehouse is always well stocked. Supplies in stock are constantly monitored, and he knows how to act fast and timely.

Feliks enjoys the nature of his work. For him, it is a perfect balance between routine inspection and creative communication. And we enjoy his working style.
We do hope our journey together with Feliks will last for many years to come!

Palju maja maksab?

Umbes 80% maja maksumusest määrab selle arhitektuur või teisisõnu hoone kuju, suurus ja materjalide valik.
Ükskõik, kas ehitate maja algusest lõpuni kohapeal, tellite tehasest hoone korpuse või otsustate täismooduli kasuks, ei pruugi see tähendada, et üks on teisest odavam.
Kentsakas oleks eeldada, et kõikide lisadega 7-seeria BMW oleks kättesaadav sama hinnaga kui baasvarustusega VW Passat aga millegi pärast ehituses kohtab sarnast soovi üpriski sageli.

Kulude kohta kehtivad mõned lihtsad rusikareeglid ja oi-oi kuidas need viimasel ajal muutunud on!
Paar aastat tagasi oleks saanud korraliku maja ehitada umbes 1000 EUR ruutmeetri eest. Praegu võib sama maja hind olla umbes 1800-2000 EUR ruutmeeter ja on raske uskuda, et see lähiajal soodsamaks muutub. Keerukamaid ja eksklusiivsemaid lahendusi otsides on hind kindlasti veelgi kõrgem, aga kõik alla selle tähendab madalama kvaliteediga materjale, tasumata makse, katteta lubadusi jms.

Tehasemaja nn. standardmudeli puhul on projekteerimisetapp lühem ja soodsam ning on suurem tõenäosus, et suudate vältida ettenägematuid kulusid. Kogemused ja tootmises kasutatavad kordused võimaldavad tehasel probleemseid kohti vältida. Kui te ei ole just ehitusinseneri haridusega, siis tehasemaja tellides on teil kindlasti suurem kontroll ehitusprotsessi üle, saate kiiremini oma maja ilmastikukindlaks ja teile on tagatud kõrge kvaliteet.
On võimalik, et tehasemaja tellides kujuneb ka ehitushind soodsamaks aga see pole kindlasti absoluutne reegel.
