JTS have successfully negotiated planning permission for the er****on of a workshop and store, which will incorporate a kitchenette and WC within woodland in Warley, Essex, close to Brentwood. The site is part of a woodland planted in the 1970s and our client had received a licence to manage the site, together with bee keeping activities. The site is located within the Metropolitan Green Belt and the Council served an Article 4 Direction early within the application process, which removed permitted development rights (including Class B and E of Part 6 relating to agricultural and forestry works). Nick Davey addressed the members of Hounslow’s Planning Committee which, following a lengthy debate, resolved to grant planning permission, subject to a Section 106 Agreement, for the redevelopment of a brownfield site on the Great West Road for a four storey hotel and 34 houses. The revised application was submitted following an earlier refusal of planning permission. Once the Decision Notice is issued, an appeal against that refusal can be withdrawn so avoiding the need for a four day Public Inquiry, which was scheduled to take place in 2017.

The JTS Partnership have successfully worked with their client and architect to achieve the redevelopment of an existing un-allocated employment site outside of Brentwood, which fell within the Metropolitan Green Belt. JTS led the planning, comprising with initial pre-application meetings with Brentwood Borough Council in early 2015 and followed by the submission of the planning application in February 2016. The application, which sought to replace the existing 1960's office building and warehouse, was deemed to be inappropriate development within the Green Belt, but JTS put together a strong case for 'very special circumstances'. JTS have successfully negotiated the replacement of a two storey house with a two storey dwelling in the Metropolitan Green Belt near Chelmsford, Essex. The proposal followed a previous application, which was refused on grounds of scale. Working with the client, architect and local planning authority, a revised design was prepared. The revised proposal had a similar footprint to the existing building, but with a greater floor area and improved design compared to the existing. The Council considered that the replacement dwelling would not adversely affect the openness or appearance of the Green Belt and approved the application.

In a complicated case, JTS were originally instructed by a client to submit a certificate of lawful existing use or development for a residential dwellingl. The building had formally been an annexe, to a larger residential dwelling within the Borough of Basildon. The Council approved the application, but for a different description of development that was sought. [ 88 more words. ]

Permission has been granted for the change of use from a guest house, falling under Use Class C1, to a residential dwelling (Use Class C3). Canterbury City Council had raised concerns over the loss of visitor staying accommodation and considered that such a loss needed to be justified. Our Canterbury office planning team successfully demonstrated that the use of a property as a guest house was no longer viable and that the business had been marketed for a period of two years with no genuine interest.
