❇️ Static caravan holidays ❇️. Have you ever wondered what goes into them and why you think they should be a cheap holiday option?
See below for the truth of why you should pay more for your caravan holiday…..
🔴Warning - long post….🔴
As a caravan owner who rents out her caravan, it’s interesting to understand rental prices
Static homes are a depreciating asset so it’s important to make sure your annual fees are covered if you let it out. I have chosen to accept the depretiation of approx £3500 to £5000 per year is ok for me to take the hit for the benefit of having a caravan that I can frequent when I want to. So it’s important to have the fees covered by rental.
❇️ True costs of running a static caravan. ❇️
💠 Annual Site Fees - £5640 (fees range from £4,645 to £10,000+
💠Gas and electricity £820
💠 Rates including water £500
💠 Holiday home insurance £520
💠 Gas, Electric & Fire safety check £200
💠 PAT testing - £60 (- £100)
💠 Annual clean and carpet /sofa - £200
💠 Odd Maintenance - £100
🔴Annual total costs - £8040 in 2023/24🔴
I let mine out from Easter to end of October plus Christmas week. Potential of 32 weeks rental.
Max of 10 Peakish dates with full occupancy
Easter - 2 weeks (£1000)
May half term - 1 week (£750)
School holidays - 5 weeks (£1200 pw)
October half term -1 week (£750)
Christmas - 2 x half weeks. (£750)
If 100% occupancy for peak weeks - max of £9250 income = 💥fabulous 😀
🔴HOWEVER 🔴: cleaning and bedding laundry fee is £100+
If people book full weeks at a time,
🔘 Deduct £1100
I provide extras such as bottle of bubbly, and welcome pack of goodies (worth £10)
🔘 Deduct £100
If I go through booking .com or Airbnb then they charge me nearly 20%
🔘Deduct £1800
🔴BUT🔴 people now want any day bookings which means that on the whole people book for 3-5 days, not 7 days. This provides twice the rate of cleans.
🔘Deduct £1000
This also means we have void days - average of 1-2 a week. Even in peak weeks, occupation is now only 70% - 80%
🔘 Deduct £2000 (just 15 days at £150 pn - actually more)
❇️ So £9250 income is now only £3500 ❇️
I still need another £4500 to break even.
Realistically the rest of the year is made up of 3-4 day breaks with average of 50% occupancy.
22 weeks becomes 11 weeks. Based on £95pn so average 3 nighter will be £285 - £110 cleaning fee and welcome pack and £55 Airbnb / booking .com (£120 nett)
11 weeks of 2 bookings per week £2650.
🔴 BUT off season people want to pay £50 or night or less 🔴 so income would only be £1500.
QUALITY to CONSIDER - there are several different types of caravans, and even on the site I’m on it varies between comfort and Indulgence. This is based on age of static, quality of luxury, equipment and space. 
My caravan is top of the range, it’s like a small flat, latest fully fitted kitchen, furniture and bedroom space.
EVERY time I let out the caravan, I’m risking damage, accidental or other, especially allowing a dog.
HOWEVER people compare price only.
I’ve seen 3 day holidays for £125 to £175.
To me, this is ridiculous, that is £40 -£50 a day for 4 people and a pet plus access to local beaches, club houses, swimming pools, etc.
I’ve been to 🏕️ campsites 🏕️which charge you more, well you have to take your own tent, bedding, cooking facilities, cooking equipment, seating, etc. it’s cold, or hot,  you’ve got to walk to your toilets and showers, and queue up.
😀BUT in my caravan 😀 you have the luxury of separate bedrooms, TVs 📺 in every room, two showers 🚿🚽,heating, somewhere safe when you leave for the day, WiFi 🛜, a fridge and freezer, place to keep costs down by doing your own cooking in the dry if it’s raining plus access to clubhouse and beaches and swimming pool. And a relaxed space home from home.
