Woodland Barn sits in the middle of Low Burnhall Woodland Trust Wood and is less than three miles from the centre of Durham City. We are in an area of outstanding natural beauty and wildlife corridor. Walks into Durham are across rolling countryside and beside the River Wear and we welcome well behaved dogs. We are less than an hour’s drive from Richmond in North Yorkshire, Ullswater in the Lake District and the beautiful Northumberland beaches so we are a great location for day trips. We used to operate solely as a boutique bed and breakfast but after covid-19 we have adapted our building into a self contained holiday cottage to allow our guests to holiday exclusively with their own party. We have an upstairs sitting room which makes the most of a fabulous panoramic view over a newly planted Woodland Trust wood where you will find a log burning stove to enjoy on cold winter evenings. Our sitting room has an attached garden room with glazed ceiling to watch the night sky and we have no street lights so you can enjoy spectacular star and moon gazing. We also have a huge dining table for sociable family and friend meals and we offer a breakfast service which is delivered to your door on days and times to suit you. Our newly fitted kitchen includes a dishwasher, oven, microwave, washing machine and fridge/freezer. We have two en suite super king size bedrooms with custom made oak pencil post beds. Each en suite bathroom has a deep free standing copper bath to soak in after a busy day exploring the area. We have a locking garage to store cycles and motorbikes and fishing equipment. We can facilitate a fishing licence on behalf of Ferryhill Fishing Club to fish the Wear for only £30 for the duration of your stay. Access to the River Wear is less than 100 metres from our garden. Our garden is enclosed with 4 foot fencing. There is underfloor heating throughout the property and our heating and hot water is powered by a renewable energy air source heat pump. We have been inspected by a Sawdays inspector and have passed their rigorous tests to be accepted into their portfolio of properties.

We still offer bed and breakfast for guests who are looking for shorter stays. Bed and breakfast guests have access to our large en suite bedrooms via an external door so there is no need to walk through any shared spaces. Breakfast is delivered in a picnic basket to your door at a time to suit you and consists of freshly baked croissant, home made granola, yoghurt and fresh fruit pots, hot breakfast baguette with a breakfast filling of your choice and freshly prepared fruit smoothie.

We are dog friendly and welcome up to two well behaved dogs for no extra charge. We have a very friendly boxer dog who loves to play so we know how important your four legged friends are.
