h families and groups of friends, sleeping up to 6 people across three bedrooms. With two bathrooms - one en suite for the king size bedroom and a family bathroom – there’s plenty of space for everyone. The Garden Rooms and The Loft are both one bedroom apartments sleeping 2 people. An additional 1-2 people can be accommodated on a sofa bed or on an extra mattress. All the properties are furnished to a high standard and fully equipped, offering a wide selection of essentials for children and babies including toys, cots and high chairs. NEW FOR SUMMER 2020 we have 3 Safari Lodges. Our Safari Lodges are nestled in the sides of a valley in our private estate. Each Safari Lodge has been considerately positioned to offer stunning, private views of the treetops and beyond into the valley. Our lodges offer a comfortable, private sanctuary for 6 guests within three bedrooms and include a log burner, well-equipped kitchen, bathroom, lounge & wood fired hot tub.

Outside, there are 8 acres of historic gardens and woodlands to explore. With stunning, wide-reaching rural views across the rolling hills and big skies, Lower Coombe Royal combines countryside living with modern facilities. We welcome dogs too! Our previous canine guests have been particularly impressed with the great walks in the gardens, woods and surrounding countryside. Although Lower Coombe Royal is placed firmly in the heart of the countryside, we are within easy reach of many beaches, the South West Coastal path and Dartmoor. Our enviable location means there are plenty of great activities and days out close by. Lower Coombe Royal is easily accessible – just 20 minutes from the A38, 10 minutes to the award-winning Bantham surfing beach and 10 minutes walk to the beautiful market town of Kingsbridge.

DISABLED DAYS OUT ♿️

Our first edition of disabled days out includes a trip to Torcross beach 🏖️

Torcross is a lovely long shingle beach with the Slapton Lee and nature reserve situated behind it.
It is a perfect swimming spot for those who are able with shelved entrance into the sea - we especially love watching the sunrise from here 🌅

The accessibility features include:
- PARKING: the car park is situated 20m from the beach, you must cross the road to the car park. 🅿️
- BEACH ACCESS: visitors may access the beach via a slipway and there is also a concrete 300m promenade above the beach which is all wheelchair friendly. Please note that there’s no board walk on the shingle beach which may pose problems for certain visitors.🌊
- TOILETS: there are public toilets, including disabled toilets, located in the car park.
-AMENITIES: cafes and restaurants are located along the promenade by the beach so there’s plenty of options for lunch or an ice cream 🍦

Please note, it doesn’t have a beach wheelchair currently!

Did you know our Wheelchair Accessible Eucalyptus Lodge also has an accessible woodfired hot tub!? 🛁

We believe everyone should be able to enjoy the magic of our hot tubs under the stars ✨🌙 or on a sunny afternoon ☀️🕶️
Therefore we have tried our best to make this possible by providing a fixed hoist to make getting in and out of the hot tub easier for our less mobile guests. This can be used with your own sling or alternatively our pool seat which is provided! 😆

What’s blooming in January?🌸✨
…in fact quite a lot which may come as a surprise to some!
We’ve got primroses beginning to flower 🌼, gorgeous camellias coming out🌺, snowdrops poking through 🌱, rhododendron and magnolia buds on the trees🌳, some red festive berries on the bushes, and there’s even some hydrangeas still showing their colours which is AMAZING for this time of year!! ⭐️

Spring isn’t far away and we can’t wait to see the changes in the garden throughout 2025! 🐛🌷☀️🐞🦋

Welcome to our new series called SUSTAINABILITY SUNDAYS!
Every Sunday we will be posting something that we do here to try and be as sustainable and eco friendly as possible 🌿♻️

This Sunday we are beginning with our Freshly laid eggs and reusable egg boxes 🍳
We have some very productive hens at LCR and we just love to share their delicious eggs with our guests- they make the perfect holiday breakfast treat and we reuse the egg trays to avoid wasteage. You can’t get more local than that 🤍

We are super impressed with the guests in Magnolia’s Christmas dinner yesterday ⭐️🎄

They got creative with what they had and cooked the meat in the air fryer; the Yorkshires in the BBQ; vegetables in the steamer on the hob; and all the other trimmings in the new airfryers!!

What a wonderful and unique way to spend Christmas 🎁❤️🌟

Access for All path from Totnes to Dartington. A beautiful flat 2 mile route which is completely wheelchair accessible and flat until Dartington Arts Centre. A sneak preview of the patio renovations at The Coach House at Lower Coombe Royal. The garden has been extended and a new patio has been laid to make space for a wonderful wood fired hot tub. There will soon be a hot out door shower too for getting clean after a day at the beach! The fencing for either end is being made to make it a safe enclosed space for your children and dogs. The terraced bank is already planted with beautiful mature rhododendrons and camelias and I’m looking forward to adding primroses, ferns and lots of wild flowers. It was the perfect calm Sunday morning to be out on the Kingsbridge Estuary, so we took the opportunity to take our boat down to Salcombe for breakfast. Our Story

Lower Coombe Royal is on the edge of the market town of Kingsbridge, a lively community with a range of local amenities two minutes by car and ten minutes by foot. It offers restaurants, cafes, delis, boutique clothes shops, a local fishmongers, butchers and grocers. A local farm market is held every fortnight.

Lower Coombe Royal is set in 8 acres of historic gardens and woodlands; there is children's play area with trampoline and a football pitch.

Our family moved to live at Lower Coombe Royal 3 years ago. Since then we have been very busy renovating the house, gardening, building Glamping Lodges and enjoying the beaches and surrounding countryside.It really is a magical place to live. On site we have the Garden Rooms (a one bed apartment in the lower ground floor of the main house), The Loft (a one bed apartment above our garage). There is a 3 bedroom cottage called the Coach House which sleeps 6 people.At times the main house may also be available to rent out.
