SECRETS OF THE HOTEL INDUSTRY. PLEASE SHARE:
Did you know that all the hotel booking agents charge on a sliding scale. the bigger the hotel the smaller the commission rate. Being a 7 bedroom B&B I am charged by most of the booking agents like: Laterooms, booking.com, expedia, tripadvisor etc 17% +VAT on the WHOLE of the booking. The more rooms an accommodation provider has the smaller commission they will pay, so the likes of Travellodge and Premier Inns etc can be as little as 1-2% commission. This creates completely unfair competition and is killing the small independent traders.
I am not able to absorb these costs and pass this on to the customer and therefore you will pay more if you book using an "agent" then if you do a direct booking.
To make sure you are getting the best price, use these sites if you like (additionally don't be fooled by the sold out, as I only advertise 3 of my 7 rooms on these platforms) to find the best accommodation for you and before clicking on the button to book, quickly google the place and make sure you can't get it cheaper booking directly.

Another lovely review:
Wonderful find.excellent value in lovely quite old Edwardian House. Really comfortable and clean spacious and joy to relax and sleep in. Ideal location for exploring beutiful Suffolk coast.I will defo be going back.

Tips for other travellers
Don't be put of by low prices this is for real. A bargain in the area and lovely rooms. Near to all the lovely coastal areas, such a Aldeburgh, Thorpeness and Dunwich I even took day trip to Southeold. Near.lovely Snape Malting and all the inner Suffolk places to visit.

I have so many lovely guests, such a nice review:
Lisa is a very welcoming host. The accommodation is spotlessly clean, and as guests you have access to a communal lounge and kitchen where you can eat and drink what you like, within reasonable expectations. No access to an oven, but fridge and drinks fridge, microwave. Cereals and milk provided, plus tea and coffee.
This is the best value for money and comfort place to stay in the whole of Suffolk I suspect, and I have stayed many many times in this area.
The accommodation is very well placed to visit all tourist attractions, and some lesser known places. Lisa provides an excellent information manual for visitors.
I arrived tired and stressed and came home revived and happy. I cannot recommend this host and place to stay highly enough. Caroline

Hi Lisa,
Just a wee thank you for my stay, which was just perfect for me. A lot of thought has gone into what people actually want from a B&B. Little things like a socket near a mirror for the ladies to do their hair. Quite important to the ladies I can tell you. The room was spotlessly clean and everything was clear and precise as to what to do during my stay.

No doubt I will return, next time with the wife.

Home from Home is an established guesthouse, in a large Edwardian house, located in the popular town of Leiston, offering comfortable and friendly accommodation whether you are on business or pleasure. We loved staying at the guest house, and would most definitely stay again.
We were kept advised about local roadworks, about the local corona situation and other things.
Lisa went above and beyond to make sure we had everything we needed during our stay, the house is immaculately clean and very well maintained, highly recommend- thank you for a lovely few days
