3rdAge Hostelling and Housing's walkers/cyclists' spa-hostels/community hubs with therapy room:

We are a start-up social enterprise/charity with semi-derelict properties in Stretford's future 'Civic Quarter' in Greater Manchester and in the centre of Llanfairfechan in Conwy, North Wales. Our initial aim is to provide holiday accommodation with therapy room/community hubs for

walkers and cyclists of all ages, to encourage older people to keep fit and to feel less isolated, and to subsidise therapies to older members of the community on limited incomes: Think of us as the poor man's Spa, offering massage for aching bones at the end of a day's rambling. www,3ha.org.uk also hopes to help older, property-rich but cash-poor, owner-occupiers of suitable houses to sell their homes to a housing co-operative of which they will be a member. Properties appropriate for conversion could provide a self-contained ground floor flat for the former owner-occupier, whilst freeing-up unoccupied bedrooms in order to create self-contained accommodation for younger members of the co-operative. At the moment property-rich but cash-strapped 'golden-oldies' have few options which would enable them to age-in-place i.e. the option to take an equity-release payment to provide needed living expenses or to down-size and relocate. Equity-release may not be suitable and relocating may not be desirable, plus the number of bungalows available is limited. We also hope to accommodate older people during the conversion of their homes to co-operative housing: Housing Co-operatives are another option with social benefits. Should the property be too expensive for the co-operative to purchase 100% the original owner-occupier could retain some equity, and this could be purchased by the co-operative at a later date. We are still working on the fine details but if you would like to get involved please give us a 'Like' and get in touch. Our future '3rdAge Hostelling Association' needs Board Members and would welcome any and all advice, particularly in the fields of accountancy and legal. We own semi-derelict properties in Stretford's future 'Civic Quarter' and in the centre of Llanfairfechan's High Street. All are in need of energy-efficient renovations and we would welcome expressions of interest/investment, particularly from those AWOC (ageing without children) who are invited to get involved with an interesting project with the possibility of long-term accommodation on site or nearby.

Join us this Friday 27th September for a wellbeing and mindful photo walk as we join with the community mile champions.

Meet at St John's Centre Old Trafford M16 7GX at 10am for a short 30 min guided walk around Old Trafford and be inspired to take photos of beautiful things in unusual places. We'll then head to the OTCS studio for brews, chat and to share what we've done.

No experience needed, just bring something to take photos with (smart phone or camera) or just enjoy the walk and use your eyes.

The forced closure of Manchester's 1st BackPackers Hostel was first written about by Travel Editor of 'The Independent' Simon Calder, on Saturday, 22 February 2003: "The first casualty of bureaucracy is cheap sleep."

Both of our iconic 'Old Trafford' stadiums are actually in Stretford and, unless it's been moved again, the former Warwick Road which leads from the Old Trafford Metro station to the Quays, marks the border.

3rdAge Hostelling's GreatStone Road houses multitude of corporate neighbours include: Manchester United Lancashire County Cricket Club Trafford College University Academy 92 and Trafford Community Collective.

On Thursday, 26 September 2024 an unmandated demand by Trafford Council for 4 times the annual Council Tax will force the sale of no. 41 GreatStone Road, M32 0ZP.

www.3ha.org.uk has 1,300+ Fb 'Followers'/supporters. I had hoped to crowdfund to save the project but having been pursued by Trafford Council for over a year I am now facing bankruptcy and 'Committal to Prison Proceedings' for non payment of £1978.92.

Between 2020-2025 Trafford have demanded Council Tax plus costs of close to £60,000 for a pair of houses, uninhabited thanks to malicious damage by tenants, thieves and children.

I have had hundred of offers for these houses, particularly from developers who just wish to flip them. My project for a small ground floor walkers/cyclists hostel/community hub with therapy room with co-operative housing above would have benefitted the community in the long-term and not just an individual family or developers.
