You don’t need to break the bank to set up your Airbnb properties and grow your property portfolio!

Whether you’re using a rent-to-rent strategy or buying your own places, the key is the same: look for properties that don’t need major renovations and can be easily reconfigured to add more sleeping space.

All things being equal – more sleeping spaces means more revenue! 🛏💲💲🛏💲💲

Here’s an example where we recently bought a large apartment with underutilised space and turned it into two separate apartments.

It was a pretty simple conversion without any structural changes.

This just goes to show that you can add value without going overboard on expenses.

We closed in the two unused balconies to create a kitchen and bedroom.

This simple conversion created enough space to turn one unit into two, almost doubling our income for the property.

That’s the art of development at its best!

When you're just starting out on your property development journey, it's best to start small.

You’ll WILL make mistakes, but small mistakes are easier to bounce back from than big ones.

As your hosting revenue increases, drive that income back into renting or buying your next short-term rental property.

Question: Should we refund a guest for vacating early?

This question was posed to us from a new host in our group.

Answer: It’s really up to you and the circumstance, but ask yourself, are you running a business or a charity?

Here’s the thing, as much as we love hosting guests from around the world, we don’t do it for free!

If your guest is asking for a refund, then it’s obvious they value their money. So should you!

If you reimburse your guest, it leaves you out of pocket. That’s simply not right.

Here’s what we offer each guest who makes the same request – We say “we really want to help you and understand your circumstances have changed. Unfortunately, it leaves us with an un-booked property, which we simply can’t afford.

We are more than happy to relist it for your remaining nights, and if we get another booking, we will be delighted to reimburse you for those nights booked at the new rate, less an admin fee of X $$.

This shows the guest you’re willing to be reasonable but ensures you don’t lose out!

When starting your property development journey, remember to always utilize space!

Here we’re converting one old large room into two separate apartments by adding a floor where the ceiling used to be.

Before purchasing the property, I checked the planning regulations and the height.

It was perfect for easily adding an additional floor to double the floor space and essentially double the value.

It’s these strategies and tactics that will make you or break you.

Always look for the hidden potential a property may have!

We all screw up from time to time, even with decades of experience.

Never be afraid to make mistakes, that’s just part of learning and growing.

Here the floor installer installed the heating under the foam insulation instead of on top.

It overheated and caught fire.

Even though he was contracted to install the heating and the floor, I take full responsibility because I was the project manager.

Somehow, I missed this. 🤭

It was an expensive lesson. 💲💲💲

But remember, we only fail when we don’t try or give up.

Everything else is a valuable learning lesson.

I love sharing our journey to hosting success.

Here we are levelling the floor in one of our Airbnb properties.

We used what’s called a dry pack method to keep the weight down as much as possible because the shop beneath was in operation, so we weren’t able to add structural beams to the floor.

Our strategy is always to find those properties we can negotiate down on price and that usually means they require more work.

This can work for you or against you depending on your expertise in building.

Lucky for us I have more than 30 years, so it makes sense for me to buy cheaper properties that have huge upside potential.

As you can see, I enjoy getting deep into the renovations. 😃😃

We believe the priority should always be a large comfortable bed, a hot powerful shower and a sense of safety and comfort.

When we work with small spaces, we focus on these essentials first.

As you can see, the bathroom here is large and luxurious, yet this is just a 24-metre square studio, but has the feel of a larger, more luxurious apartment.
