As part of our significant upgrade in November and December, we have installed a new Ideal gas boiler. The octopus energy heat pump survey showed that the house required several times more hot water that was possible using one of their installs. So, to ensure our guests can fully enjoy the new additional bathroom and abundant hot water in powerful showers (or a bath), we have installed one of their installs most efficient and powerful boilers. The gas from octopus is off set, so while the heating is not green electric powered, we are still able to provide as sustainable accommodation as possible … and great bathrooms. More on the new bathroom in December.

The cavity wall insulation is being replaced 21/10/24. The original installation from 2009 was discovered to have a voids when the extractor fans were installed in 2023. Subsequently the extraction team found additional voids and extracted significantly less insulation than would have been expected in a normal install. It is likely that the original installation team prioritised finishing the job quickly over taking time to allow the cavity to fill completely, ie. Quick squirts of insulation only. Thankfully we had retained the original documentation and warranty so initiated a warranty claim (the installer had been taken over by British Gas). A survey confirmed the issue, and about a year after the void was discovered the work is being undertaken by a specialist insulation company Cooney Insulations ltd.
We expected a simple topping up, and were a little surprised by the extent of the work planned. The lead explained it is because insulation types are not mixed, so they extract all the existing insulation using a vacuum in a hole below, and compressed air above.
Once the cavity is cleared, we will contract for bead insulation. These are blown into the cavity and gravity settle. This ensures no voids and excellent insulation properties, beads do not retain water or moisture, not the issue with the original installation, but it is reassuring that the latest standards will applied, and the house will be as cosy and economical to heat as it can be. The house reopens in 2025 once another bathroom is installed, and other upgrades are completed.

1 Lathom Ave closes 11 October 2024 for some exciting redevelopment before Xmas.

To appeal to families as somewhere that mum, dad, grandparents and children can comfortably relax for several nights, or longer. Where a couple of pet dogs can sleep in front of a real fire after a long beach walk, while as a movie plays on a big screen in a family lounge. Where the large oak table features in a dedicated dining room, the place special memories are made during family meals or playing favourite board games. Where two lovely bathrooms provide comfort and a greater sense of personal space when you need it. Alongside this, large comfortable bedrooms and beds with professional bed linens and towels, top branded kitchen and utility facilities. To make your stay even easier, essential complementary consumables are provided, a local supermarket is almost opposite, and beautiful beaches are under a mile away. For trips further afield, the M6 junction is close and Windermere where this style of accommodation is hard to find, is just 30 minutes away.

Our planned works include:
Bathroom 2:- Creating a second bathroom- shower room from the single bedroom.
Dormer Loft:- Completion of the recladding with cement fibreboard. Replace the double with a kingsize bed, retain the single.

Greater Communal Space
Returning the downstairs to be a dedicated lounge and a separate dining room (with sofa bed).

The house is expected to be ready before Xmas, and will be bookable direct these are our very best prices, Airbnb, and VRBO both of which charge us 18% in fees.

Our replacement living room leather sofa and chairs are space efficient and well suited to the living room. The less deep seats and narrow arm rests leave plenty of floor space without sacrificing comfort.

Ground floor bedroom upgraded w solid mahogany bedroom set, including a fabulous sleigh bed, twin bedsides and chest of drawers. Very comfortable mattress by Hypnos.

Extractor Fans are now fitted in the bathroom (humidistat) and toilet (PIR). These take away humid air ofter showers and quickly change the WC air during use. Stays are more comfortable and environmentally friendly when ventilation is controlled manually (light switches) and using sensors.
