All the leaves have now fallen here at Kitty House, they were beautiful but glad the work that goes with them is over!
We are now closed for the winter and I would like to thank everybody who has chosen to come and stay here at kitty house this year. We have loved meeting you all and really enjoyed our first season. We hope to see you again soon x

Love having horses in the field across from us. Rookin House Equestrian & Activity Centre is just up the road and a fab place to go for riding, quad biking or even archery. Check out their website for all the activities they offer.

At the beginning of the year we decided to make a change in the Fold. The second bedroom is now a snug / reading room. I love this room and have had such fabulous feedback from the people who have stayed this year. There is a lovely view of Mellfell and makes the perfect place for a glass of wine in the evening or a coffee first thing

What a lovely place the Lodore Falls Hotel & Spa is to do a touch of work with morning coffee and cake. After a little look at the Spa...we will definitely be booking a spa day very soon. Such an ideal place for anyone staying At Kitty House to go and have a relax. There are different spa experiences available to book on their website, go and have a look.

Here's some pictures of our second cottage - The Fold.

The fold has a double bedroom, en-suite, living room, dining room and kitchen. My favourite feature of the cottage however is the reading room upstairs. It has a beautiful view of Mellfell and a perfect place to relax with a glass of wine after a busy day in the Lakes.

Here is our first cottage - The Byre

The Byre is a two bed, two bath property for two people (thats a lot of 2's😆). There is plenty of space for a couple or friends wanting a break in the lakes.

Welcome to our new page At Kitty House.

Hi I'm Annie and together with my husband Christian and 2 children we run our 2 holiday cottages in the beautiful Lake District.

We have recently taken over the running of At Kitty House from Pam and Michael who many of you will know. They have loved and looked after the cottages and their guests for many years and we hope to make them proud as we strive to do the same for many years to come.

A new sign with our lovely new branding seemed like the perfect time to fire up our new page. We hope the page will be a place to share lots of photos of the properties and all the surrounding area has to offer. We will also make sure to keep you updated with all the little changes we make along the way.

We hope to welcome back many who have stayed here before and look forward to meeting lots of new faces too.

The abolishment of the furnished holiday let (FHL) tax regime, announced in the Spring budget 2024, will undoubtedly have several significant implications for property owners, the tourism industry, and the broader economy. Increased Tax Liabilities and Decreased Profitability. Property owners who have relied on the FHL tax regime to make their investments viable will face increased tax liabilities. Without the tax benefits previously afforded to FHLs, such as capital allowances and reduced rates on rental income, profitability will decline. This could result in a number of owners exiting the market, converting their properties to long-term rentals and the increase in the prices of accommodation. With property owners potentially reducing the number of holiday lets, there could be a significant reduction in available accommodation for holidaymakers. Economic Ripple Effects Fewer available holiday lets and higher prices could lead to a reduction in tourist numbers. Tourism is an important sector in the lake district, supporting a wide range of businesses from restaurants and shops to attractions and transport services. A downturn in tourism could therefore have broader economic repercussions, leading to reduced income and potentially job losses in these sectors. Labour’s Criticism Interestingly, while the legislation represents a major shift, it has already been criticized by the Labour party for not going far enough. This suggests there could be future discussions and potential additional reforms related to the taxation of holiday lets and broader property tax policies. The Future Property owners, tourism businesses, and local economies will all be affected, and the landscape of holiday accommodation in the UK may look very different in the near future. We will keep you updated as more details emerge and as the effects of this policy change become clearer. This announcement serves as an early warning: the industry is likely to experience significant shifts soon. S

One of our top priorities when redecorating the cottages was all about a good nights sleep! We spent lots of time researching the mattresses, bedding etc and think we might have cracked it.
