You can book to stay at Waders Lookout via our website which is preferred and we ask for a 25% non refundable deposit, or through Airbnb. The nightly rates are the same but Airbnb charge the guest (and us) a fee and usually ask for 50% up front. This is what they call a service fee. You can select a full NON refundable option via Airbnb with a 10% discount off the price we would offer you direct b

Thoroughly recommend this place just 15 minutes away from Waders Lookout. There is an adventure playground and container golf for the kids… Beer garden for adults and dogs!

Ffolkes does street kitchen food and depending on the day you visit, you will find a different food experience. Resident traders include Oishii Street Kitchen and Ffolkes Pie Kitchen. The food was absolutely sensational!

Well worth a follow as they do a number of different event too with Oktoberfeast which looks awesome !

Happy Spring!

It’s been a while and we hope you are all well.

It’s been a busy start of the year for us as it always is because we undertook our annual interior house painting throughout and carpet cleaning.

This included the sofa clean, gutter cleaning and the karcher made an appearance for the driveway and patio.

We replaced the hooks for the blinds, toilet roll holders, replaced a bedroom blind, and a few other bits.
Why tell you this ? - our standards are high and it is important we remain invested and passionate about Waders Lookout, which we all are.

The UK hospitality industry has been a strange one this year so far. We are part of many forums and groups for support, always learning and looking to see where we can improve, how to advertise for business, engagement etc and it is quite sad that bookings for many owners across the country are slower this year. Understandable but sad. It’s the balance between families prioritising where they spend their money and holidays, quite rightly fall below the must have list, for many ❤️

We have a beautiful countryside in the U.K. and so much to see and do and since COVID feels very much behind us, U.K. holiday bookings are now back at pre pandemic levels.

For us again this is strange as we opened during the pandemic and have been so busy for the last 2 years.

The good news is - we have availability still for the summer holidays.

We have 1 weekend left 1-4th Sept and 4 mid week breaks mon-fri in August.

All weekends during school holidays and July mid weeks are booked.

Strangely the May bank holiday is available 26th - 29th May?

And October half term but that for the last 2 years has booked last minute! Don’t know why?

Christmas is booked!! But New Year is still free.

So we absolutely still have lots of bookings, lots of repeat bookings and Airbnb. More Airbnb this year than previous so a reminder if we can give one - tell friends and family to always book direct if it is an option. The clue is when a property has a ’name’ to go away and google it. See if they have their own website.

The BBQ was moved to the garden today in preparation for repeat guests heading to Waders Lookout this weekend. The rain is being very persistent at the moment, annoyingly.

Prices are a challenge. The cost of living is a struggle for everyone. We are all feeling the pinch. Whilst Waders Lookout is attracting new and old customers, with prices remaining much lower than what many charge for similar properties, we are still a business and need to keep an eye on everything, all the time.

However we remain adamant for as long as possible we will keep our prices set. 2023 prices are set and we do not plan to raise them. They went up by £5-15 a night depending on the season but the £5 a night low season hike has seen a double in our electricity bill for the same months. So we are trying to remain consistent in pricing whilst being very aware of how hard it is for everyone to pay anymore and also making it all worth it!

It definately is. We love it at Waders Lookout. Here is it today after our amazing cleaning team did their magic. Still looks as good today as it did 3 years ago.

The live of Waders Lookout competition seems to have disappeared.
The winner was KB who has been contacted and watched the live, along with others (thank goodness!).
Trying to retrieve it and have contacted FB but in the meantime, thank you to everyone who bought a ticket or 2/3, for those who shared the post. We are sending £400 split between 2 charities, RSPB Snettisham and the local food bank. Have a Happy New Year. Clare, Leah, Kate and Steve

Raffle update - We have sold enough tickets to hold a raffle which is excellent, (subject to receiving the money).

Thank you to those who have paid so far. An email was sent to everyone who asked for tickets. This email also contains the dates you can choose from if you win.

Many of you have 3 tickets and with the share gets you 4 entries. Please keep telling your friends and family about this. If you planned to go with 5 other people, if they all buy a ticket, then hopefully between you all, you have 6 entries. Worth the ask!

All tickets sold now are for the RSPB Snettisham, we have already started building their pot.

Happy Friday!

Competition update - We have sold over half the tickets we need to in week 1 of the launch so thank you. We are currently on track to do a live draw at Christmas with someone winning a weekend stay at Waders Lookout worth £700 approx for the price of a raffle ticket!

Just some points -

1 - We can see many of you have shared our post on this feed and from personal FB account shares but not actually emailed to ask for a ticket. This is absolutely fine, but just wanted to reiterate that the ‘share’ gets you an EXTRA entry. You need to ask for a raffle ticket to actually be entered. No money will be taken until December. If you are simply sharing to spread the word and do not want to buy a ticket, thank you so much for sharing xx

2 - There are many of you who have emailed to request raffle tickets and said you have shared for your EXTRA entry but we can’t see the share. This is probably because your settings are private. This is of course fine, please don’t change this for us. It is merely a reminder that if you plan to share, click ’share’ on the original post and then it will go to your personal feed and to all your lovely friends and family on your contacts.

3 - One follower asked to buy all the minimum tickets so that way they get a weekend for much less than if they they booked it and paid full price. This then made us think, we should have said, maximum tickets are 3 PP. Whilst this person is a genius, it has to be fair to everyone entering!

4 - Waders Lookout is a registered FHL business at HMRC and all costs/transactions have to be evident so for those who want to give us £10 cash when they see us, sadly on this occasion 🤣, we have to show an audit trail through email and then the bank transfer. So if you want a ticket or 2/3, please send an email and we will respond.

4 - This is a ZERO profit competition. Every penny over our minimal costs to provide the weekend, will be donated to RSPB Snettisham. We have had an awesome two years and simply want to say THANK YOU 💕💕

Who wants to win a 3 day weekend break Fri - Mon (we have 4 weekends to choose from in 2023)
There are not 4 prizes to win but 1 prize/1 weekend but you have 4 to choose from.

Every ticket will be £10. Our aim is to cover the cost of cleaning/linen/utilities with ZERO profit. Any tickets sold over the minimum we need will be donated to the local RSPB Snettisham. The more tickets you buy, the more chance you have of winning as each ticket is a name in the draw, but we want you to share this post please so lots of people have the chance to enjoy a wonderful weekend at Waders Lookout for the cost of a ticket or 2, or 3!!??

Everyone who shares gets an extra entry. We can usually see who shares our posts, but please comment ‘shared’ so we can double check.

Closing date will be Christmas Day 2022, with the draw being made before 1/1/2023

We will do a live draw too.

Full guest info, names and dates of births will be requested as per our normal booking process.

If you win the ticket, you can gift this prize as long as the above is met and our full terms and conditions are met - see our website

Please note if not enough tickets sell then we will let you know by reply to your email, as we are well aware how tight things are at the moment financially for many, so this competition may not be timed well.

Happy Saturday!

Welcome to the start of Autumn, which has to be one of our favourite seasons. It’s not too hot to walk and wander and it’s not too cold that you have to hibernate inside. In fact it’s the perfect time to take a walk along a beach, and eat out around a cosy fire in a local pub with a pint!

Waders Lookout doesn’t have a huge amount of availability but there certainly is some during October and November so check out the website and prices.

Talking of prices, we have opened 2023! There are 8 bookings in already and yes people do plan that far in advance.

For 2023 we have a monthly payment scheme so you can pay your deposit and then set up a standing order for the remaining months, right up until the 2 months before you travel. We include the damage deposit within this cost too. But we have options for you based on what works best for your circumstances.
And we don’t charge any interest! It’s the cost of the holiday divided up! Simple!
You can also change your mind during the payment scheme and just pay it off or wait until it’s due - you choose.

Either way, the balance is paid off 8 weeks before you are due to arrive at Waders Lookout. The T&C's stay the same if you book with less than 8 weeks to go, or you book the holiday relatively last minute. There would not be anytime to spread the cost. We have new T&C's for this scheme if this is how you want to pay.

On the website there is no change to the booking process but once booked and deposit taken, we contact you to ask how you want to pay.
Please contact us via email for these options if you want to discuss before you book.

So what’s new at the Lookout for 2023?

An extra cot which is travel cot size so this can fit in either bedroom upstairs.
This is as well as the bigger cot in bedroom 3 downstairs. Offering 2 cots is rare in a holiday let so we are very happy with ourselves 😊

A TV in bedroom 2 - the orange room on the website. It’s only going to be a small one and isn’t up until Christmas time but it gives the room something else, as the bathroom in here is the smallest one.

We are aiming to have this up for our Christmas guests who are staying with us for 7 days and are returning guests, so took advantage of the nice discount over the festive period 😍. But if you follow us here, we said aiming!!!!!!

Our dog treats have gone down a storm having changed them a few months ago! The feedback has been incredible and as this was a trial, we have now firmly agreed terms with this company for the next season.

Our garden like yours at home suffered this season with the weather and the drought but what can you do? 🤷‍♀️ It’s only grass and has amazing bounce back-ability. Our lavender sadly passed away and so we replaced it with English Lavender - a good, strong species - just like our late Queen……😞

Living so close to Sandringham, our guests who stayed over the mourning period visited Sandringham and took some incredible pictures. Waders Lookout also took time to travel and visit Sandringham. The smell and colour and messages of love/sadness was insane - please see our Instagram post/pictures.

With regard to the prices, we still remain under our market value, with our prices increasing slightly. These are due to be uploaded under ’rates’ on our website shortly but range from a £15-£30 a night increase. That’s between £5 and £10 per bedroom.

We believe in honesty and transparency and with the cost of electric, maintenance, linen, cleaning, gardening, materials everything, our increase is borderline ridiculous but our priority remains the same; to offer luxury home away from home accommodation for everyone to enjoy, and return to year and year hopefully…..

We are so lucky to offer Waders Lookout at the price we do……..and we never take that for granted.

Specific dates and costings for the holiday you want are under our check availability tab on our website as seasons do cross over.

HOWEVER - these prices are only valid until the end of 2022, when we will re assess the prices so if you don’t book before 31/12/2022, there is likely to be a very slight increase again. Like many of you, we are waiting for confirmation of our price changes across all the above areas we mentioned.

We stopped by Bircham Windmill which we’ve always walked past but never been inside. This family owned working mill allows you to make your own bread and they will bake it for you. You can see my rather awful effort at creating the Waders Lookout logo. I won’t be giving up my day job any time soon 🤣. You can also climb the five floors to the top and see the beautiful Norfolk countryside (see Leah waving 👋🏻). We’ll worth a visit.

This has been on my Norfolk bucket list since last year and it was well worth the wait. The burgers are insane! We tried the ‘Fat and Bacon’ and ‘Fat and Blue’ burger but Fat Cow also serves Soft Serve Ice-cream and a little alcohol, all from a summer pop up in a wild meadow. The concept is great! We will be back and will do the double next time… 🍔.

Started the day right with a visit to The Old Store for a Nutella Cruffin 🤩 (power food for the walk) and then headed to Castle Acre to walk their 6.5 mile circular walk…. Let’s just say we made our own up, it was just slightly longer at 8 miles. Great scenery with a Norman castle, a 12th century church and the River Nar with a final stop at The Ostrich pub. The welcome was brilliant, we just need to make it back here for some food! Follow them on Instagram to see what they are up to. Best of all, I managed to enjoy my drink as Flo just flaked out.

This place is so beautiful I forgot to take any pictures of the food we consumed! This pub has an amazing pub garden surrounded by water and wild flowers teaming with bees and butterflies! Dot took a dip to cool off in 22 degrees of 🌞 and Flo had to be distracted to stop her eating the 🐝! The food was lovely…. I can see why this pub makes it in the top 100 in SquareMeal. Sorry , the Welcome book needs updating 😁 🙌🏻.
