We have recently moved to a magical hidden gem not a stones throw away from ‘fairy Kettle’ lime stone woodland, a stunning limestone gorge, wildlife and rare ferns. A very special part of the Lake District National Park. The comfortable country style detached annexe has been inherited along with the purchase of our home. It has previously been run very successfully by Nan and Arnold Savage as a B&

B but due to the recent pandemic and lockdown restrictions will continue based on self-catering only. The accommodation comprises a farmhouse style lounge, a small, equipped kitchenette and 2 good sized bedrooms suitable bedrooms suitable for a max of 5 guests.

Latest Review - it makes it all worthwhile

"All round excellent."

A very cosy, clean and well maintained cottage in a beautiful and peaceful location. The owners, Tim and Andrea, could not have been more helpful - and the welcome pack of the essentials was great to have. The location is excellent with one of the best short walks that I've been on starting 50 yards from the front door and stunning panoramic views just a 3 minute drive. Easy access to the sea, the Lakes and Carlisle.

We have had a wonderful time.

A quick thanks to all (every single one) of the guests that have stayed with us since we opened in August this year.

Having moved to Caldbeck in Cumbria from Leicester we entered into our new venture with some trepidation. But its been fantastic and the guests have made it so special. We've met so many wonderful people and many have already requested to come again or recommended us to friends.

Thanks so very much and hope to see you all again soon.

Tim & Andrea will love to welcome you to their 2-bedroom detached Annexe Swaledale Watch, Whelpo just on the edge of Caldbeck Village which is a traditional fell village situated in the Northern Fells of the Lake District or the "Back O' Skidda" as the locals call it.

Location
The traditional fell village of Caldbeck is situated under the Northern Fells of the Lake District, almost equidistant from Penrith (16 miles), Carlisle (15), Keswick (15 miles), Wigton (9 miles) and Cockermouth (16 miles). Caldbeck is named after the river (Cold Beck) on which is stands. 🥾 🚴‍♂️ ⛰️ 🧗

Walking Locally
The area is one of the more remote and lesser-known parts of the Lake District but boasts some outstanding scenery and some of the best, less frequented walking in the whole of the Lake District National Park.
There is a magnificent Beck-side walk from the front door to the centre of Caldbeck (25mins) which must not be missed!
Skiddaw (4th highest in England at 3053 feet high) and Blencathra (2847 feet high) can be reached from the North along quieter footpaths than the usual approaches.
There are many other fine fells to explore such as High Pike and Carrock Fell and Binsey.

Cycling
Bikes can be stored securely. The local roads are quiet and perfect for riding with some challenging hills in all directions from the front door. Or even just watch the cyclist ride by from time to time and relax.

Places on the coast to visit
• Allonby - 20 miles (30 mins)
• St Bees - 33 miles (55 mins)

Deposit and Cancellation Policy
A £100, non-refundable, payment is required to secure dates with remaining balance & deposits due no later than 14 days before arrival. No refunds given within 30 days of arrival date unless Government restricts travel to the area. Please take Travel insurance to cover any other eventuality.
A £100 damages/excessive cleaning deposit is required. This is refundable within 7 days of departure once annexe has been checked for soiling/damage.
Please add £35 to each of the following nights if included in your booking.

Please note there are 3 separate steps joining the quirky layout inside the annexe that are over normal height and we would like to suggest that care should be taken when using these.
Strictly no smoking inside the annexe
If you require the annexe to be cleaned during your stay this can be arranged for additional fee.

Please read below and ensure you agree with terms & conditions before requesting a booking.
We operate a Low Noise Policy - Please always think of others.
In the event of non-payment of the final balance by due date, we reserve the right to cancel the holiday and no refund will be given.

Cancellation Policy
We reserve the right to keep any monies paid as a cancellation fee.
You are advised to take out Holiday Cancellation Insurance to cover this eventuality.
No shows will be treated the same as a cancellation.
In the event of a cancellation by us, our liability shall be limited to the return in full the monies paid.

Owner Access
As the owner of the annexe, we reserve the right to gain access at any reasonable time during occupancy. As owners we shall not be responsible for the death or personal injury to a guest or loss, damage, or accident to personal property. One of our representatives shall be allowed access at any reasonable time during occupancy for the purpose of emergency maintenance or repair or any other need. You will be informed beforehand.
In the event of misbehaviour or other necessary causes, the owner reserves the right to terminate the let without any refunds.

Condition of Property & Breakages
Guests are responsible for the condition of the annexe and the furniture and fittings therein. Whilst accepting that the annexe is cleaned between 'lets', the guest shall leave the annexe in the same state of cleanliness and general order in which it was found. In the event of the annexe being left in an unsatisfactory state, then a charge will be made on top of the tariff to cover costs including cleaning, laundry and other costs incurred.
We ask that any breakages or faulty equipment be reported so that we may replace them. In the case of breakages, a replacement charge will be made or if you break it, please replace it.

Arrival and Departure
Guests should arrive from 3pm and vacate the annexe by 10am on day of departure. If annexe is ready earlier, we will inform you & you may be able to arrive earlier. Lifts can be accommodated by prior arrangement from the links above at £1 per mile (short journey min charge £5)
