James Properties was established in 2009 and is a family run enterprise that own and let its own properties in and around St. Davids for generations, indeed for over a hundred years. Most of our properties are set within the heart of St. Davids, near the Cathedral Close, shops, restaurants and other amenities. The coastal path is a five minute walk away and within 10 minutes some of Pembrokeshire’

s best beaches can be enjoyed. Our residential portfolio includes a range of unit type and size, ranging from 2 bed flats through to 6 bed houses set within extensive grounds. All the properties are presented to a high standard and we have an ongoing programme of maintenance whereby we aim to update and modernize between tenancies. The properties are let unfurnished and we do not generally provide white goods nor floor coverings to the habitable rooms. The tenant becomes responsible for all utilities, Council Tax and Water Rates. It is our standard practice to use the Assured Shorthold Tenancy agreements, which run for an initial period of 6 months to which both parties are bound, and continue on a month to month basis thereafter. The Commercial portfolio consists mainly of shops and Guest Houses. The retail units are usually presented as commercial shells ready for fit-out to be undertaken by the incoming tenant, unless otherwise agreed. Our commercial leases are granted for fixed periods of 3, 5 or 10 years and therefore exclude the Landlord and Tenant Act. Applicants are asked to provide references and business plans or accounts on application. As with our residential portfolio all utilities, Council tax and Water Rates are the responsibility of the tenant. James Properties prides itself on maintaining the principles of our forefathers – to be honest, reliable and trust worthy. Above all, it strives to maintain its moral objective to keep ‘local people’ in town if we can. Over the last century, the family have built up a good reputation, based on hundreds of satisfied tenants. Most of our business is received by recommendation of word and mouth and advertising is hardly ever needed.
