The Villa is a large stone house – in all close to 8,000 square feet - located on 20+ acres of terraced farmland, olive groves, vineyards, landscaped gardens and lavender fields. The villa, and its amenities – pool, hot-tub, pergolas, courtyards & loggias – is completely private, although a farmer/neighbor lives directly adjacent to the villa. ill-towns – from all parts of the house and grounds are extraordinary. The house was restored from a ruin about twenty years ago, but has since been constantly upgraded and maintained to highest standards with new mechanical, electrical, communications and electronic systems. Similarly – as the house is used as a primary residence by the owners – interior decoration (including contemporary and ethnic art, oriental carpets, etc.) is of the highest quality…nevertheless the house retains its original character as a large country villa. Although quite large, the villa is divided into a number of discrete areas, providing numerous sitting and private areas, and still making it feel comfortable – and not overwhelming - for smaller groups. Living accommodation is on three floors, while the gym is located on a fourth floor.

One section of the house, consisting of a living room with fireplace, bedroom & en suite bathroom, loggia (with spectacular views) and small kitchen is configured as an independent apartment. Sleeping accommodation is for fourteen persons in seven bedrooms – four with en suite bathrooms, and three others sharing two-and-a-half baths. Living areas include a very large, South-facing living room, with wood stove and a large dining area off the living area; the dining table seats fourteen. There are a further two study/living rooms each with a fireplace, and one with an enclosed loggia, for reading or relaxing. A second loggia on the top floor, with a small, adjacent kitchen – is connected to a second master bedroom and has truly magnificent views. There is a further large
sitting room on the lower floor of the house. There are multiple entrances; two flagstone paved courtyards –-- one with both gas & charcoal BBQ’s, a pizza oven and outdoor
dining table for 14: the second, with its ping-pong table, another pizza oven & lemon trees connects to the gymnasium. There are wisteria and grape-covered pergolas for eating or relaxing on hammocks in various locations, and an outdoor ‘sleeping pavilion’.** Open, dramatic views from every location. • Telephone: Landline service includes complimentary long-distance calls to landlines in Europe, UK and the US.
• There is a bocce lawn set in the olive groves, while a Ping-Pong table is located in the courtyard adjacent to the gym. The villa has a large selection of board games, for children and adults, including Backgammon, Chess, card tables etc
• Library: A very extensive library, that also includes a large collection of travel guides, maps etc.
• Laundry: A separate laundry with two washing machines and one dryer, along with outside clothes lines.
• Children/Infants: Crib, car seats, stair gates etc. are all available at the villa
• Handicapped Access: Ramps allowing for handicapped access can be provided
on the main floor of the house. (Accessibility to main living room, cloakroom, study
(TV), office and one bedroom with en-suite bathroom). There are grab-bars at various
locations and hand-rails on most exterior staircases.
