I bought my house €70k in 1990 at 8% interest with a combined gross salary €20k with 3 kids having private schools, my house wasn't affordable. I had an overdraft facility @ 9% on €10k, taking a loan to pay up a loan.

Now the price of my house is €945k. A 125sqm appartment with a garage cost €500k. Property prices are increasing 6-8% a year. So the sooner young couples have secured income to raise bank loan it pays them to buy sooner tħsn later. And parent's cash is available together with bank loan, appartments are affordable in securing a 6% rental income plus the property assets rises by 6% p.a. Property income is 12% on the increase p.a. and the property loan can be repayable! The more one waits the more an appartment is impossible to acquire. Parents must help their siblings, as my parents did help mw to pay up my initial purchase in 1990.
