DESCRIPTION

Casa Victoria Cozumel is a three-story condominium building; it contains 3 units sized 1,169 square feet with 2 bedrooms, 2 bathrooms, living room and dining room, kitchen plus seperate laundry room; on the general areas there will be a pool, grill, dive gear rinse tank, each unit will have their own storage area and parking space. This will be our second project on the island; our f

irst is named Casa Barbara and was finished in 2012 and now happily sold the 2nd unit to a Canada Family and the 3rd unit to an American couple. LOCATION

Casa Victoria is located in the center of downtown San Miguel in Cozumel, Mexico which is one of the most desirable residential areas in the island. It is three blocks from the ocean, traffic is light and it is a quiet and safe area. It is about a five block walk to the plaza and easy access to supermarkets and local restaurants. UNITS

Each unit has two bedrooms, two bathrooms, living and dining room as well as kitchen. The size of the units are approximately 108 square meters or 1,169 square feet. The kitchen has an eating bar and there is a utility room for the washer and dryer, etc. The base budget for the following items will be supplied upon request. It includes average prices for the plumbing fixtures, hot water heater, range, sinks, security alarm and ceiling fans; the necessary items to make the unit turnkey ready. For an additional cost or special installations can be added or any of the fixtures can be upgraded separately. AMENITIES

The project will be walled for security with an interior parking area. There is also a barbeque area adjacent to the pool along with a bathroom and outside shower. If all the owners agree, for an additional fee, stairs going up to the roof and a palapa will be added. FOREIGN OWNERSHIP

Some years ago the Mexican Congress set rules for Land Ownership by Foreign Nationals in "restricted zones". These areas are defined as land 100 kilometers from the border and 50 kilometers from the coast. Since this rule was adopted there have been some changes and modifications in parts of Mexico, but not in Cozumel. As an island, all of Cozumel is "restricted". Therefore, any property purchased by Foreign Nationals must be held in a "Trust Of Ownership" or, Fedeicomiso, with a National Bank. The initial term of the trust is 99 years and can thereafter be renewed. The Mexican Bank will administrate your trust for which you pay an annual fee. The bank holds title in your behalf and can only act as you the Owner, or beneficiary of the trust, directs. The trust gives the Owner the right to sell, bequeath, lease, renew, or mortgage the property as well as the responsibility for payment of taxes, assessments, dues, etc. In case of Transfer of Title the Bank and Owner must act jointly. OPTIONS

There are a number of optional items that can be added to your contract including an additional or upgraded fixtures, the rooftop palapa, appliance and tile upgrades, etc. Please contact us with the type of upgrade and price of upgrade and you will be billed for the difference. CONSTRUCTION SCHEDULE

Construction is scheduled to begin with sales. Construction is expected to take 10 months to a year..
