How do you *actually* find the right home without compromising on your budget? Here’s my two cents…

First, let go of the thought that the ‘perfect’ home exists. Instead, focus on finding a home that ticks most of your boxes and has the potential to grow with you in the coming years.

Secondly, I suggest prioritising your ‘must-haves’ and make a list. This way, you can focus on what’s actually important and avoid getting sidetracked by the non-essentials.

For instance, your ‘must-haves’ could include things like:
• The right number of bedrooms and bathrooms
• The size of the house
• The location
• Preferred school zoning
• A reasonable commute to work or walkable distance to school
• Close to public transport
• A backyard space for the dog
• Garaging
• A home in ‘move-in ready’ condition

Wants are features like:
• A modern kitchen or bathroom
• Open-plan living
• Additional living spaces, such as a second lounge or sun room
• Walk-in wardrobes
• Home office space
• Specific architectural features, such as vaulted ceilings or bay windows

But the BIGGEST thing I want you to take away is this: don’t be afraid to think outside the box.

Remember, it’s okay to look at homes that might need some work to hit your list of ‘must-haves’. But with a little creativity, you may just be able to transform it into your dream home over time.

Are you hoping to get onto the ladder and buy your first home? Here’s 8 lessons from the fella who pretty much wrote the book on personal finance.

1. Monitor your finances: Be aware of what’s coming in and what’s going out by tracking income and expenses using budgeting tools like Mybudgetpal, Splitwise or Spendee.

2. Automate savings and investments: Set up automatic transfers to prioritise saving before other expenses, where possible.

3. Monthly progress meetings: Regularly review your spending and budget to stay focused and celebrate any wins.

4. Extra cash toward your goals: Put any windfalls (tax refunds, birthday gifts, bonuses) straight into savings.

5. Resist lifestyle inflation: Keep it simple—stick to the older paid off car and save those extra dollars.

6. Tackle debt: Prioritise paying off high-interest debt and navigate interest rates and loan terms adeptly to reduce your overall burden.

7. KiwiSaver: By choosing to contribute 10% of your gross salary each year, employer and government contributions can stack up your KiwiSaver to get you ahead quicker.

Have you caught yourself saying, “I’m waiting to buy a home until interest rates fall”?

… You *may* want to reconsider. I’ll explain why.

Yeah, nah, it’s true that lower interest rates make it cheaper to borrow money, but interest rates are just one 1️⃣ factor that determine affordability.

Another factor is demand. When interest rates fall ⬇️ demand increases ⬆️ because more people are able to afford to buy, or the amount that they can afford to borrow increases. As a result, when interest rates begin to fall down, prices tend to inch upwards.

In other words, if you wait to buy a home until interest rates fall, you *may* find that the amount for that home you want might have lifted, as prices could have jumped.

If you are considering buying (or buying AND selling) the best thing you can do is have a chat with a trusted agent to discuss your options in the current market.

✅ A good real estate agent can help you create a plan to find a home that fits your budgets and your needs, regardless of what rates are doing.

Here’s 10 things that I’d tell myself if I was house shopping right now… ⬇️

What matters most:
✓ Structural integrity: I’d look for a home with a sound foundation, roof, and well sealed exterior.
✓ Age and maintenance: I’d find out the age and maintenance needs of the roof, any heating and ventilation systems and the plumbing.
✓ Location: You can change anything about a house, except for the location! Finding the right spot will shape your daily life.
✓ Functional layout: I’d look for a floor plan that complements my lifestyle, knowing that in some cases we can make modifications.
✓ Growth Potential: I’d be looking at whether or not there’s the possibility to knock down certain walls, open up or even add specific spaces for kids or guests.

What matters less:
✓ Current decor: Wallpaper and paint colors are easily changed. I’d look past what’s superficial.
✓ Furnished vs. unfurnished: Furniture arrangements and styling are personal choices that I can make later.
✓ Landscaping: While curb appeal is nice, it’s the site, not its current state, that matters more.
✓ Light fittings and hardware: These are simple, relatively inexpensive changes that won’t deter me from the right home.
✓ Appliances: While shiny and new might be appealing, appliances are replaceable and don’t make or break a home’s value for me.
