This article is undeniably true. We traveled to Europe last year and 'most' of the Airbnb's we rented were actually keyless entry. I usually receive the keycodes via chat on Airbnb to get inside the property. Among half the dozen of the Airbnb's we've rented, only 1 host actually met us in person, and this was in Paris.
I myself is guilty of unable to meet my guests in flesh when they rent our unit in Tagaytay, but this is because we're not residing in the Philippines and so I have to hire a Caretaker. But what I do consistently to take care of my Guests that gives me the high reviews in return are:
1) constant communication with them few days before their arrival
2) educating them on our House Rules thru the eform I require them to read and sign, so there wouldn't be surprises and ignorance of the rules, as well as explicitly stating my and my Caretaker's responsibilities to them as their Host
3) giving them my contact information such as email, Whatsapp, Viber and Messenger account where they can quickly reach me, as well as my Caretaker's name and mobile number
4) ensuring I have endorsed their IDs to the building admins and lobby guards via email
5) lastly on my email reply, I state what we have agreed upon via email/chat on their checkin time and out, number of guests to checkin, security deposit, parking details and ensuring they have signed my eform before my caretaker usher them in to my unit.
6) acknowledging them for every reviews they leave in the booking platform
