Background

In 2000, our story together officially began. As a couple we shared the desire to be intentional with our lives... living a life designed with intentional goals and vision led purpose. Our first five years of marriage was spent overseas from 2005-2010. During our time abroad, we learned invaluable lessons for our business including: networking, mobility, flexibility, cultural understanding, foreign language, thinking “outside the box”, and saving and investing cash (stocks, gold and real estate). Once we saw the versatility of real estate, we focused our time, energy and money in that sector.

As a married couple, we learned how to function as business partners. Our background as educators and academics make us effective planners, communicators, and information analyzers. We maximized our Southern California background to navigate competitive markets amongst stiff competition. Sound businesses must provide high quality service and high quality products. In order to ensure our hard work ethic enriched, rather than detracted from our time as a family, we made our work a family business.

After several years of saving, we bought our first property in 2008, a small studio apartment in Honolulu, Hawaii, a location we chose for both its strategic short and long term rental value. We realized that knowledge is power and came to appreciate how important it is to know your market intimately (Location), to have a team of people you could call for maintenance (Personnel), to know your chances of getting a return (Risk), and to know a good buy based on its profitability (Return) when you saw one. We termed our business profit, “The 1% return.” This meant we scrutinized every property for its potential return and would only purchase it IF the property would provide us with a net 1% profit return per month as a rental OR 10-15% return if it was a flippable property. So, from 2008, our involvement in real estate was based on the simple premise of Location-Personnel-Risk-Return (LPR2). Based on a property’s LPR2 we purchased, rented and sold numerous properties in California, Colorado, Wyoming, Canada and...Puerto Rico.

In December 2016 we moved to Puerto Rico. It was difficult for us as outsiders to navigate local culture, language, work expectations, design styles and processes BUT we were able to successfully draw on our years of real estate experience, learn the desirable locations, develop a large network of local brokers, contractors, lawyers, managers, and maintenance and thus determine properties that held the greatest potential for profitability. When we bought our first property in Hatillo, Puerto Rico, looking to maximize profit and establish a name for our business, we decided to stage it, something rarely done on the island. However, we realized there was also a growing need for vacation rentals in the area and thus simultaneously rented it on Airbnb. Doubling our short term profit, we realized we had established the foundation for a specialty niche property business. Since then, our business has expanded dramatically. We have not only grown our core business, but also now manage other investors property rentals, and have developed investor groups interested in buying property in Puerto Rico.
