The commissioning of Kanoo Oil and Gasโ€™s Warehouse No. 7 expansion has been successfully completed and handed over to the Client on 30th of April 2024.

The warehouse, which is located at Dammamโ€™s Sea Port and has a built-up area of 5,760 m2, will be utilized as a chemical storage.

The structure is a pre-engineered building (PEB) with an addressable fire alarm system in accordance with the NFPA 13 guidelines and a firefighting network that is connected to their existing system.

In January 2024, Suhaimi Design's Architect, Osama Al-Nassir, participated in a workshop organized by MODON Dammam, which was aimed for engineering consultation firms. This event was part of a series of engagements focused on overseeing construction sites within MODON's Dammam III area. The workshop, led by MODON Dammam III Manager, Engr. Mohammad Alwadie, centered around addressing safety violations at construction sites and emphasizing the supervisory roles and responsibilities in mitigating such issues. Additionally, the discussions covered the monitoring processes for construction violations and the importance of prompt follow-ups.

Engr. Alwadie also highlighted the necessity for periodic updates on the progress of factories and facilities under construction. He presented the monthly reporting templates and detailed the specific information required for these reports. Furthermore, he stated that MODON's management intends to enhance collaborations by involving engineering offices more actively in the initial meetings.

The workshop was helpful in terms of understanding MODON's procedures and processes related to engineering offices, offering guidance and insights into effective coordination and reporting practices.

Suhaimi Design is assigned to the Supervision of Al Kifah Commercial and Residential project for Kifah Real Estate (KRE). The project is being executed under the auspice and keen eye of the Royal Commission (RC), ensuring that every aspect is meticulously overseen.

Nestled at the heart of Taiba district in Al Jubail Industrial City, Al Kifah project is strategically located by Al Salam Road and Road 6 providing easy access. Comprising three residential and commercial buildings, the development boasts a total of 126 residential flats and 28 commercial shops, covering a sprawling built-up area of over 26,800 square meters.

Buildings 2 and 3 have already been earmarked for SABIC, reflecting the commitment to meeting the needs of clients and the local community.

With the construction well underway, we anticipate the project's completion and handover to the client in the first quarter of 2024. This marks a significant milestone, as we look forward to delivering a project that exemplifies quality, innovation and excellence.

Suhaimi Design has completed the construction package for Dammam Hotelโ€™s Coffee Shop, which concludes the design contract for the entire Dammam Hotel project.

The design of this three-level coffee shops, located on Al Ashria Street approaching Dammam Corniche, is completed. Each level is separated and designed for a different coffee shop brand. The ground floor includes a drive-through with indoor and outdoor sitting areas. An elevator and stairs are located in the lobby of the ground floor, providing access to the first, second and roof top floors. Each shop has an entrance lobby, reception counter, cashier, sitting areas, washroom, kitchen and dumbwaiter. The roof sitting area is partially enclosed.

The structural system has been designed as conventional reinforced concrete cast in-situ with a hollow core precast slab. Proper lighting illuminations has been provided, which enhances the appearance and attracts visitors. The design package has been released for bidding and is expected to be awarded for construction by mid-June 2023.

Suhaimi Design team is currently engaged in the preparation of the conceptual design for the proposed Kanoo Machinery and Rental Workshop at Induscom district on Abqaiq Road, opposite of the 2nd Industrial Area of Dammam. The proposed workshop facility will be constructed on a lot area of 13,433.49 m2 and will have an estimated built-up area coverage of 26%.

The facility will mainly house the following:

โ€ข Two major workshops; one for Kanoo machinery and the other for Kanoo rental and shall have two floors each around 600 m2 with an eave height of 6 m.
โ€ข Engine room for Perkins engines, washing bays, fleet painting area, welding shop, spare parts storage, Mess Hall and change room, etc.
โ€ข A Two floor admin building with two separate entrances and lobbies for Kanoo machinery and rental employees. The admin building will enclose workstations, manager office, conference room, meeting room, training room, break room, parking, male and female toilets, and more.

The external site development plan is being prepared according to the movements of large trucks carrying cranes with a separate entrance and exit on the backside. The admin office entrance and exit, with sufficient car parking lots, will be allocated in the front side along the main street. A separate masjid is planned for the employees, as well.

Suhaimi Design team has been engaged in the preparation of construction documents for Genesis 1S Showroom for Al Majdouie Motors Company. The project which will sit on a lot area of 800 m2 is located in Rakah at Dammam โ€“ Khobar highway.

This two-story showroom consists of car displays, sales advisors, customer lounge, administration office, manager office, bank relation, delivery office, delivery area, new car parking, CCTV and Electrical room, pantry, toilet, etc.

The ground floor and mezzanine floor will accommodate the brand manager office, a meeting room, coffee bar, prayer room, ablution, female lounge, pantry, toilets, etc. The architectural and interior design of the building is based on genesisโ€™s corporate identity. The simple front elevation has a combination of clear glass and aluminum cladding.

The showroom will be equipped with advanced data system and IP phone, various low current systems like fire alarm, CCTV, access control, and public address functions.

Kanoo Real Estate, a division of Yousuf Bin Ahmed Kanoo Co. Ltd. has appointed Suhaimi Design to design a new proposed gated compound on 8 plots sized 1,050 m2 each with a total lot area of 8,400 m2.

The major requirements for the design are:

โ€ข The proposed development will be a gated compound made up of semi attached villas.
โ€ข Sixteen (16) villas are targeted in the compound.
โ€ข Two parking lots are required in front of each villa.
โ€ข The amenities included are a swimming pool, clubhouse, children play area, BBQ area, as well as hardscape and landscape.
โ€ข Security/ guard room will be located at the entrance gate.
โ€ข The built-up area of each villa will be 285 square meters.
โ€ข Mid to high end tenants are targeted.

Suhaimi Design team has been engaged in the preparation of construction documents for Al Majdouie Central Body Shop located at Al Khair area in Dammam. The proposed body shop has an estimated built-up area of 32,000 M2 and shall be constructed on a lot area of 12,000 m2.

Basements: Are designed to accommodate a total of 361 smart parking slots with fire exit stairs and two car lifts. We are proud to announce that we have passed once again the recertification audit and renewal of our ISO 9001:2015 certification. The audit, which was conducted at Suhaimi Designโ€™s office and through ZOOM, was performed by Mr. Jyotibrata Haldar, Lead Auditor of FAHSS Saudi Arabia (member of TUV Nord Group) on the 6th of April 2022.

The ISO 9001:2015 is a widely known and an internationally accepted standard for quality management. It recognizes organizations with quality management systems that consistently provide services that meet customer and regulatory requirements.

It took plenty of effort from every member of the quality team and department heads to be able to achieve this ISO certification. This yearโ€™s audit yielded ZERO nonconformances, to the satisfaction of the auditor, Mr. Jyotibrata, and a testament to the functioning Quality Management System of the office.

Suhaimi Design team has been engaged in the preparation of construction documents for AlQuran School for the Charitable Society for Memorization of Holy Quran in Jubail. The school complex is planned on a lot area of 6,500 m2 with a built-up area of 7,500 m2 and is composed of four buildings. School building-1 is allocated for pre-school, while School building-2 is the female and Kindergarten school. The other two buildings will be a recreational building and a multipurpose building.

The building-1 will have two floors with classrooms, principalโ€™s office, teachersโ€™ offices, clinic, administration office, praying room, elevator lobby, buffet, meeting room, indoor yard, canteen, pantry and toilets. Building-2 also will have two floors with similar facilities.

The recreational building will have two floors with a swimming pool, steam, sauna, lockers, coffee shop, and a gymnasium on the ground floor. The running track, coffee shop, elevator and toilet will be located on the first floor.

The multipurpose building with double height will be designed for reception functions with two bridal suites and two elevators. The reception hall can be divided into four areas with demountable partition walls. Each section will be equipped with smart system, card access, smart board, CCTV, addressable fire alarm & fire protection systems. Due to the provision of the courtyard, sufficient natural light and ventilation is assured. Different materials and colors are used in the finishing to meet the taste of all students in different ages.

Suhaimi Design has been awarded to redesign and supervise the construction works for the Dammam Hotel Complex on a lot area of 20,000 m2. The entire built-up area of the project is 13,000 m2, which includes mainly a four wing Apartment Buildings, Villas and associated facilities such as swimming pool, Coffee shop, Banquet Hall associated utilities building and general parking.

These buildings mainly consist of the following:

Wing 1: Apartment building with a Plinth Area of 1,450 m2. This building consists of 24 King Rooms, 4 Suite Rooms, 1 Twin Room and 1 Queen Room.

Wing 2: Main Hotel Reception building with a plinth area of 1,900 m2. This building includes apartment rooms, 4 King Rooms and 2 Suite Rooms.

Wing 3: Apartment building with a Plinth Area of 750 m2 which includes 17 King Rooms, 1 Suite Room, 6 Twin Rooms and 1 Queen Room.

Wing 4: Apartment building with a Plinth Area of 1,150 m2 which includes 20 King Rooms, 1 Suite Room, 2 Twin Rooms and 1 Queen Room.

Villas: Double Room Apartment with a plinth area of 1,000 m2.

The construction is planned in two phases. The contract of first phase was awarded to the contractor and work is under progress.

Efaa Rehabilitation Complex in Dammam is equipped to handle handicapsโ€™ daily school, rehabilitation clinics and after accident rehabilitation.

On Sunday 4th of July 2021, Efaa Rehabilitation Center had a signing ceremony for the supervision donation agreement with Suhaimi Designโ€™s Managing Principal as an initiative to carryout works on the A/C units and waterproofing maintenance for the center. Suhaimi Design had previously donated the cost of zone 4 maintenance as well.

The center will have all its 25 A/C units to be maintained and raised-up with a new ducting system installation. To be supervised by Suhaimi Design, the centerโ€™s existing roofing will also be removed and a roofing and waterproofing system of approximately 5,000 m2 in area will be installed.

The revamping of the roofs and A/C system maintenance of the center is expected to be completed by the end of October 2021.

Suhaimi Designโ€™s team in association with Rempt van der Donk Architects in Netherlands are currently engaged in the preparation of construction documents for Sherbiny Industrial Complex in MODON-2. The proposed Industrial complex has a gross area of 13,000 m2 and shall be constructed on a lot area of 11,000 m2. The building will consist of a basement, ground floor, first floor, and second floor to accommodate production, workshop, warehouse, assembly, training, dining, offices, etc.

The entire design is being prepared by Rempt van der Donk Netherlands office and Suhaimi Design will extend their services by getting MODON regulations and approval, guiding the designers with the local building codes and engineering practices, and in the technical review of the construction documents at different stages (Schematic Design, Design Development and Construction Documents).

Moreover, the proposed industrial complex shall be designed and constructed considering the sustainability parameters and will pursue a LEED rating certificate.

Suhaimi Designโ€™s team has been engaged in the preparation of Tender Documents of Emdad Warehouse for Osool AlTameer Real Estate Development Company. The proposed warehouse has a built-up area of 7,000 m2 will be constructed on a lot area of 13,000 m2.

The facility is designed to have four storage buildings. Building 1 and 4 are identical with 18 warehouses. building 2 and 3 are also typical and will accommodate 10 warehouses. Each warehouse will have one small office and restroom. The structure of the building will be PEB (Pre-Engineered Building) and will have all the basic MEP installations.

Suhaimi Design Office (SDO) has successfully passed its annual ISO 9001:2015 Surveillance Audit which was conducted on the 9th of March 2021. Surveillance Audit is a key component of the continuing effort to validate SDO's adherence to International standards formulated by the International Organization for Standardization.

The 1-day audit process began with an opening meeting led by Mr. Naizil Kareem, Lead Auditor of TUV Nord Saudi Arabia and attended by SDOโ€™s Managers and employees. The Top Management and QMS Department were audited afterward for compliance with the ISO 9001:2015 requirements. All documented information including quality objectives, SWOT and risk analyses, records of nonconformities, management review and internal audit processes were checked and found in compliance. Mr. Naizil proceeded next with auditing the Marketing, Design and QAQC departments to verify the process being implemented by each department. He also conducted the audit for Project Management and visited Refad Cold Stores Project in Dammam.

This yearโ€™s audit yielded zero non-conformances. During the closing meeting, Mr. Naizil highlighted the positive observations and recommendations for improvement.

The audit, which was conducted at Suhaimi Designโ€™s office and through ZOOM platform, proved that ISO compliance can successfully tread even in the new normal. The validation shows SDO's commitment to continuous improvement, quality and customer satisfaction.

Suhaimi Design Office has been awarded the Design and Supervision of the Ali Al-Sheikh Cold Storage Facility and Administration Office for Ali Abdullah Al-Sheikh Trading Est. in Dammam.

The preparation of tender documents is underway. The proposed building will be constructed on a lot area of 5,320 m2 with an approximate built-up area of 3,500 m2. The ground floor will have cold storage (0 ยฐC -10 ยฐC), loading and unloading with dock level areas and the mezzanine floor will accommodate offices. The structure of the building will be PEB (Pre-Engineered Steel Building). The site development will include a guard room, standby power generator room and 54 car parking slots.
