How do you know you done well in your client servicing? When a prospect after staying silent for 14 years, re-connected back once again because she save my number and was receiving my updates regularly via social media.

I never did her property transaction but once she is ready for a change of servicing agent, I was given a chance to work with her!

A client who bought a $3.2mil property at max 75% loan, last April 2023, realised that she had paid down her principle sum owed by more then $80,000. Meaning if she sell her property at the same price, this $80,000 will be the gross sale proceeds returning to her bank account and she acknowledge to me over coffee that otherwise, she wonโ€™t be so disciplined on her own to save & set aside this sum of money with all the commitments as a parent with 3 young kids & aging parents. And this is still excluding any potential capital gains she may enjoy 7-10 years down the road where she expect to exit this home.

Today is the handover of this cold leadโ€™s first journey in capital asset growth through real estate.

This was their first home as a couple and they have 2 kids here in their 5 year journey.

They cried today and took many photos (me as photographer of course!) of their first home they did up lovingly with a loadful of dreams then!

It reminded me of Andy Kwok & my first home ๐Ÿก then.

They are up & coming in their careers, but it comes with highly demanding work stress and trying to juggle 2 very intelligent toddler & pre-school kid, tempers fly often, especially as young parents, they try to give their best to their kids especially education.

As their agent who ever went through this journey, I understand the pressure and stress as they juggle the cashflow pressure of upgrading to a condo.. I gave them time and space and yes, sometimes, I swallow as they vent out their frustrations on me too.

They came as a viewer to one of my resale units. But needed to sell their home first and wasnโ€™t sure if they can afford it.

โœ…(LATEST DATA released by HDB) In Q2 2022, HDB resale prices continued to rise, growing by 2.8% QOQ after slowing down slightly in the first quarter where resale prices increased by 2.4% QOQ.

For the first half of 2022, HDB resale prices have grown by 5.3% since the end of 2021. Meanwhile, the HDB resale market sold 6,819 homes during Q2 2022, slipping by 1.7% QOQ from the 6,934 flats transacted in Q1 2022.

๐Ÿ”ด(LATEST DATA from URA Released) In Q2 2022, both private residential and HDB resale flat prices have risen at a faster pace compared to the previous quarter amid tight supply, healthy housing demand as well as major new launches boosting the new home sales market.

Private residential prices climbed by 3.5% QOQ, accelerating from the previous quarter's 0.7% QOQ - largely led by the non-landed homes segment which grew by 3.6% QOQ.

For the first half of 2022, overall private home prices have grown by 4.2% since the end of 2021. In Q2 2022, developers sold 2,397 new private homes (ex. ECs) , while 4,236 residential resale homes were transacted.
