How do you know you done well in your client servicing? When a prospect after staying silent for 14 years, re-connected back once again because she save my number and was receiving my updates regularly via social media.

I never did her property transaction but once she is ready for a change of servicing agent, I was given a chance to work with her!

Key takeaway to fellow agents as well as to myself:

Keep connecting with your database. You don’t need to convert all in the sales funnel but you need to convert the right ones!

With the change in TDSR, shorter loan tenure, increased interest rates & property taxes over the past few years, newer landlords grapple and grumbles are heard islandwide over inability to cover total mortgage payment with market rental rates, unlike landlords of the past.

A client who bought a $3.2mil property at max 75% loan, last April 2023, realised that she had paid down her principle sum owed by more then $80,000. Meaning if she sell her property at the same price, this $80,000 will be the gross sale proceeds returning to her bank account and she acknowledge to me over coffee that otherwise, she won’t be so disciplined on her own to save & set aside this sum of money with all the commitments as a parent with 3 young kids & aging parents. And this is still excluding any potential capital gains she may enjoy 7-10 years down the road where she expect to exit this home.

Enhance your property with desirable features and fittings, and if necessary, consider lowering the rent to ensure it covers as much as possible of the cost of ownership (such as Interest amounts, mortgage insurance, maintenance fees, property tax).

By shifting away from the conventional real estate investment mindset where gross rent must surpass the gross mortgage, you stand to benefit greatly.

For those still stuck in this traditional approach, you risk overlooking potential savings.

Today is the handover of this cold lead’s first journey in capital asset growth through real estate.

This was their first home as a couple and they have 2 kids here in their 5 year journey.

They cried today and took many photos (me as photographer of course!) of their first home they did up lovingly with a loadful of dreams then!

It reminded me of Andy Kwok & my first home 🏡 then.

They are up & coming in their careers, but it comes with highly demanding work stress and trying to juggle 2 very intelligent toddler & pre-school kid, tempers fly often, especially as young parents, they try to give their best to their kids especially education.

As their agent who ever went through this journey, I understand the pressure and stress as they juggle the cashflow pressure of upgrading to a condo.. I gave them time and space and yes, sometimes, I swallow as they vent out their frustrations on me too.

They came as a viewer to one of my resale units. But needed to sell their home first and wasn’t sure if they can afford it.

🅲🅷🅰🅻🅻🅴🅽🅶🅴:

🙏 Will seller wait for them to sell their home?
🙏 how to time it so that they can get their keys for renovation earlier?
🙏 where to stay after selling their hdb with 2 kids in tow?
🙏 their budget is so tight. Is it even possible to find a 3 bedder premium in RCR yet shelter to mrt below $1.65mil?

📝📝📝 I took up their queries and 𝘼𝙎𝙆 𝙁𝙊𝙍 𝘼𝙉𝙊𝙏𝙃𝙀𝙍 𝘼𝙋𝙋𝙊𝙄𝙉𝙏𝙈𝙀𝙉𝙏.

✅ Loan positions
✅ handling transitions
✅ worst case & best case scenarios

With above settled, we commenced our purchasing negotiation and they got it!

The next 🅲🅷🅰🅻🅻🅴🅽🅶🅴:
💥Selling at a good price with extension timelines!

🥲 wasn’t looking good due to the high competition and lower floor nature of this unit.

Along came an offer but it way below their target.

However it was the only serious offer and the clock was ticking!

Walking them through their thought process & decision making was crucial and very important to them & to me as well.

Very often, many consumers will complained they felt coerced to sell under tight timelines.

Whilst the timeline is true, they don’t have have to feel the pressure as long as they know what it encompasses and the impact of each potential decision they made 🙂

🥰🥰 Data trends came to the table again. I am glad my eyes and ears on the ground gave me the ability to swiftly show them the market data trends as well as what’s seen & heard on the ground. I was sure of the market direction and hoped they can proceed to gain that opportunity in the next home they are buying and not to give up!

Finally Biting the bullet (but yes, a lot of banter was done amongst the 3 of us..)!!

Thank goodness 😅!!

The market turned in 3 months.

❤️ For experienced agents it can be quite numb for us after xx years of service. So it is important to know the $$ flows is very important to families! Don’t assume everyone can afford the numbers and to handle the entire family’s emotions sensitively!

✅(LATEST DATA released by HDB) In Q2 2022, HDB resale prices continued to rise, growing by 2.8% QOQ after slowing down slightly in the first quarter where resale prices increased by 2.4% QOQ.

For the first half of 2022, HDB resale prices have grown by 5.3% since the end of 2021. Meanwhile, the HDB resale market sold 6,819 homes during Q2 2022, slipping by 1.7% QOQ from the 6,934 flats transacted in Q1 2022.

🔴(LATEST DATA from URA Released) In Q2 2022, both private residential and HDB resale flat prices have risen at a faster pace compared to the previous quarter amid tight supply, healthy housing demand as well as major new launches boosting the new home sales market.

Private residential prices climbed by 3.5% QOQ, accelerating from the previous quarter's 0.7% QOQ - largely led by the non-landed homes segment which grew by 3.6% QOQ.

For the first half of 2022, overall private home prices have grown by 4.2% since the end of 2021. In Q2 2022, developers sold 2,397 new private homes (ex. ECs) , while 4,236 residential resale homes were transacted.
