Tor Ror.13, also known as the Yellow House book, is a document for foreigners residing in Thailand to obtain the right to do legal things in Thailand, such as..
👉 Applying for a driver's license
👉 Making legal contract
👉 Opening a Thai bank account
👉 Obtaining a foreign ID card or pink ID card
👉 Applying for PR or applying for citizenship, and also used to verify residency in Thailand.
To be eligible to apply for a yellow house book you must be married to a Thai national or own a real estate or having your name as the owner.
Other than these two If you want to apply for a yellow house registration or Tor.Ror.13, The landlord will have to come to the district and go through an interview with the district official to provide the reasons for requesting this document for you.
List of documents for applying for Tor Ror .13 or the yellow house book👇
If you are married to Thai nationals, both the landlord and you must prepare the following documents..
- Original passport
- A copy of the passport certified by the embassy and translated into Thai and certified by the Royal Thai Consulate.
- Work permit in Thailand (in case of working in Thailand)
- Marriage certificate
- Child birth certificate (in case of having children)
- Two photographs
- Original ID card of the landlord
- Original ID card of Thai spouse
- Original house book of the landlord
**Your Thai spouses must be registered in same household only
**In addition, there must be 2 witnesses and do not forget to have the witnesses prepare their ID cards (in case of marriage, 2 witnesses can be the landlord and spouse).

- Real estate sales contract with documents confirming ownership
- Two 1.5-inch photographs

Note: Yellow House Registration Application Documents vary from district to district. Some districts may require additional documents, so it is recommended to call the district office to inquire about adding your name to the household register before going to submit the documents.
👉Please bring all documents and submit them at your local municipality.
✅ The officer will check the completeness of the documents and will then arrange an interview date for the landlord and you, some districts will conduct interviews on the same day if documents and witnesses are prepared.
✅ Once the interview is done, if the documents are correct and there are no problems. The officer will inform the period of issuance of the yellow house registration and will make an appointment for collection.
✅ The whole process will take at least 7 business days, depending on the area. In Bangkok, it will take less time, as the staff are familiar with making this document. As for the process in provincial districts, it can take 2-4 weeks to process.
