Tiny Home Placement is a major topic!!

We are seeing the need for tiny home placement consulting services to help tiny home dwellers (and wanna-be dwellers!!) find somewhere to live in their tiny home.

The codes for tiny home living are progressing quickly and can be very difficult to navigate! Because they are not yet regulated on a national level, it is up to every individual state, county, and city to define and classify tiny homes on wheels / movable tiny homes and to decide if/how/where they will be used.

On top of that, they are such a new topic, that if you call to inquire with local governments, many of the gov officials will turn you away without even really knowing or understanding what it is you are asking.

We want to help. After 4 years of learning and navigating tiny home placement codes and dealing with various local governments on the issue as well as connecting with various tiny home industry experts, we have figured out how to navigate the scene.

We are starting close to home, in Florida, by compiling a list of Florida counties and comprehensive data on where/how/if tiny homes are allowed in those counties. This list will include information such as:
•what type of zoning allows for tiny homes
•can the THOW be used as a permanent residence or an accessory dwelling
•can they be rented out to use as income
•where to find the permits to apply
•who to speak to in the office about placing your tiny home
•what type of codes do the tiny homes have to meet
•what documentation is needed

This resource will be specifically geared towards tiny homes on wheels, however if we acquire information about site built tiny homes along the way we will include that as well.

We believe tiny homes are the future and a major solution to affordable housing issues that many face today.

Some fun facts about Simplify Further:

-Our name "Simplify Further" was inspired by a sticker on the front of my dad's skoolie that he lived in for over 10 years

-Our business is family owned and operated. Govinda and I do all of our own marketing, sales, customer service, deliveries, interior design and decorating, managing, office keeping, and so much more! We also provide work for many of our family and friends through our business. We love working with friends and family and want to share our success!

-One of our goals is to start a non-profit that will build a tiny home community for elderly members of our church for them to have a beautiful home to retire in that is close to community.

-Our tiny homes won Best Tiny House at Florida's Tiny Home Festival, twice!

Hello! Allow us to re-introduce ourselves! For those that are new here, we wanted to say hi!

Jivani here👋 (likely to be seen holding a baby) . I am usually the voice behind our social media. I do the layouts and designs of the tiny homes, as well as the interior decorating. I make sure everything looks beautiful and I get to shop for a living! (best job ever!)

Govinda runs the show behind the scenes. He puts in the hard work every day to make sure our business is running smoothly and that everyone is happy, from our team, to our customers.

A few years ago, we were both driving for a food delivery service using the most beat up old car you can possibly imagine that we were basically borrowing from one of our parents. Every day we would search our junk drawer for coins to go grab a coffee at happy hour for $1. Financial freedom was a DREAM. One that felt pretty far off.

Together we had the idea to build tiny homes on wheels. We decided to build just one as an experiment. I spent hours on Pinterest coming up with a design, and Govinda spent hours on YouTube figuring out how to do plumbing and electrical work for a tiny home. With some tips from a few friends, a LOT of hustling on Facebook marketplace, a COVID stimulus check, a student loan, a small investment from Govinda's mom, and lots of nights and weekends spent building, we built our first tiny home. We spent a total of $9k on that tiny home. Everything we had.

We never could have imagined how that first tiny home project would have changed our lives. Now, 4 years, 16 Airbnbs, 50 builds, 2 children, 5 properties, 2 awards, and about 100,000 visits to our local Lowe's, later - we have the Simplify Further that you see today.

We love what we do, and we are grateful for you all supporting us on our journey!
We hope to continue to grow and bring you beautiful tiny homes for many years to come.

Our only regret: wasting thousand of $$$ on rent instead of building a tiny home to live in as a single, young adult!

How much do you spend on rent each month?

As a young adult I paid rent for about 9 years. Over those 9 years I estimate I paid $162,000 in rent. (Nowadays, it would be much more!)

Over those 9 years, I worked full time jobs just to make enough money to pay my rent.

My biggest regret is not building or buying a tiny house on wheels to live in so that at the end of those years I would have something to show for it instead of throwing away all my money to rent and walking away owning nothing.

To purchase a tiny home is on average costs $52,000 (and we have some for less!). Compared to what I paid in rent, I would have had my tiny house paid off in less than 3 years, and lived rent free the following 6 years saving me $110,000 that I could have used to buy a house or start a business.

What’s more, is that the tiny home can be resold or rented out at any time to create an income!

This investment would have saved me years of working 9-5 jobs and given me financial freedom way earlier in life!

Don’t make the same mistake I made!

For a long time we have been dreaming of an all wood interior tiny home. It is finally here! This gorgeous Rasa model features full pine interior. Everywhere you look is natural wood! To bring the outdoors in even more we opted for extra large windows and the full glass front door. With glamping in mind, we made the bathroom smaller to contain only the essentials (toilet and shower), in order to make the living space as open and spacious as ever.

Do you guys remember the tiniest tiny home we ever built?
Yogi tiny home was only 14x6 feet!!
It had 2 queen beds in bunk bed style, a tiny bathroom with a toilet and a shower stall, 2 barstool seats at the window, and a kitchenette with a 1 burner cooktop stove, mini fridge, and small sink.

Can you believe we fit all that comfortably in 84 sq ft!!

Yogi Tiny Home was awesome for road trips! We travelled with our family of 4 all around Florida and up to New York with our Yogi Tiny Home.
We think another road trip ready tiny home is on the horizon!

While trailer homes are often inexpensive to buy, they don’t feel as warm and welcoming as a well-designed tiny home. When a potential tiny home client and her 4th grade daughter came to visit one of Simplify Further’s latest tiny home listing, the daughter immediately jumped into the home’s loft bed and didn’t leave until her mom said it was time to go. Before leaving, this mother explained that they are currently living in a trailer home, and they feel like it is melting. Her eyes lit up alongside her daughter’s when they stepped into Simplify Further’s tiny home, furnished with real plants and natural lighting. Dear Tiny Home Supporters! We need your help!

As many of you know since you have been following our story, we filed a lawsuit against the City of Alachua to allow us to keep our tiny homes. The City has delayed this lawsuit moving forward repeatedly, avoiding service, then requesting an extension, and then finally on the last day of the extension grace period, filing a motion to request a more specific motion, where they nitpicked at a few sentences in our motion that they claimed were too vague to form a response to. Our attorney filed the more specific response they requested, however...

Meanwhile, they have been busy pushing through an agenda to change their codes, in order to no longer allow us to use our tiny homes on Airbnb. Surely, the fact that they are now trying to quickly change their codes in the midst of our lawsuit, is good evidence that we were originally permitted to Airbnb our tiny homes based on the codes they have always had, and that they were wrong in shutting our Airbnb on no legitimate grounds. Now they are trying to cover it up by changing their codes unnoticed.

If you go to page 639, you will find the proposed changes for RV codes for the City of Alachua, which we have screenshotted and attached as a photo in this update.

This new code amendment would make it a code violation to Airbnb any RV or Tiny Home on wheels on any property in the City of Alachua, residential or agricultural. It would also be a code violation to host your own family or friends in an RV or tiny home on your property, without a permit. It would also be a code violation to host your own friends or family in an RV on your property for more than a total of 14 days in a 6 month period, permit or not.

Indeed as this time period brings a death to the old and a rebirth to the new, we are challenged with the purification process that comes before the new era is born.
For us, the (potential) end of our tiny home AirBnBs (we have already said goodbye to some: 💔Avanti 💔 Prana 💔 Yoga 🪦), looms overhead in our near future.
Through this process we have reflected on our passions and missions. Sure, as business owners, we have options, and fighting for our rights may not be the most practical, lucrative, or necessary route. But we believe deeply in the right that every American was promised - to achieve the American dream - to use innovation and entrepreneurship to obtain a life of opportunity and freedom..
In this process, we enter into an unknown, not knowing what it will look like on the other side. But we do know, this world is full of natural cycles. Death, brings rebirth. Surrender, brings purification. 🌙🦉🪶
