There’s one home buying step you don’t want to skip - and that’s the pre-approval.
Pre-approval is like getting a green light from a lender. It lets you know how much you can afford, what your estimated monthly payment will be, and how much closing costs will be. These things vary with loan type and credit score so don’t assume that you can just guess it.

This January, we are continuing to bring awareness to Down Payment Assistance Programs to help homebuyer un-freeze in this winter market and become homeowners. GNB Mortgage is now offering a forgivable grant program designed to assist income-eligible homebuyers with their down payment and closing costs.
Here are the Program Highlights:
✨ Receive up to $10,000 or 25% of the first mortgage amount - whichever is less.
✨ Zero interest, fully forgiven over a 5-year retention period.
✨ Available for households earning less than or equal to 80% of HUD area median income
✨ Borrowers must complete homebuyer education and counseling from a HUD-approved provide.
