I can be critical—I'd rather be honest than spare your feelings.
This is an actual Airbnb listing.
What are your thoughts?
I appreciate a more professional look like you'd see at a 5-star hotel. Solid white sheets, nicely tucked under the mattress, big fluffy pillows, and a simple duvet folded back!

True story...
I met a young lady who does arbitrage. She wanted to do some upgrades to her unit, so I offered her a one-room complimentary makeover in exchange for a written review and photos. Long story short, she was interested up to the point where I mentioned a budget. Needless to say, she declined my offer! She said that she had a prior bad experience.
Ma'am, I just offered you a free service.

Here are three strategies to help you stay ahead in the market, increase your profits, and out-perform your competitors:
Funding
In my opinion, quite a few hosts can not afford to properly invest in their properties because they lack funding.
Securing funding is vital to your success. While you're legitimizing your business, you should be building business credit.
All this can be done without the use of your SSN! Simple!
I view listings every week, and I see plenty of opportunities in this area, due to a lack of funding.

Hire a Professional
If you know that interior designing is not your thing, hire a professional, it's worth the investment. People pay for experiences. Have you ever paid extra for the experience?
The same goes for hiring cleaners and individual contractors to help you manage your space.

Design
Believe it or not, the market is saturated but that doesn't mean that you can't still thrive! And I'm here to tell you that decor matters.
Bonus:
If your listing states (Luxury, luxe, stylish, or modern) please make sure that your photos align with the wording. I'd rather you under-sell and over-deliver.

How much of an impact does decor have? A LOT!

The featured are random Airbnb properties that I came across. Which one would you most likely stay at?

I'm all for creativity and unique design expression—However, I strongly believe that creating an environment that appeals to your target audience is key.

This should be the goal, my friend.

With all the changes that Airbnb has made to their platform, a decline in travel activity, a depression, etc., hosts now, more than ever will have to step up their game.

One last time for the people in the back—those days of dropping random pieces of furniture in a unit are over if you plan to stay in the game.

Ask yourself these (3) questions:
1. How do I measure up to my competition from a design standpoint?

Because we are destined to be great!

Early last year, I turned my hobbies and passion into a business—found my niche in short-term (STR) rentals.

With that being said, I stay connected with industry-related groups because they keep me informed of new changes and events.
And just recently, I came across a topic about occupancy rate decreases, and how some hosts are struggling to maintain a high occupancy rate due to new local laws for STR. In the comments, several hosts and co-hosts decided to bail.

Here's my perspective...
As entrepreneurs, we should look for ways to solve the problem because that's what we do. Struggles don't exist to destroy us, they help us build character and growth.

I encourage those who are struggling to make it, to keep applying pressure. Whatever challenge you are facing will soon be over. Hang in there, you got it!
Connect with groups that motivate and inspire you!☺️
In the meantime, explore these simple ways to help increase your occupancy rates:
1. Be Hospitable. Hospitality is about serving others, and not everyone has the gift, the know-how, or the desire to serve. I find it rather easy to attract my targeted audience, we share the same interests.💯
2. Know your target audience and cater to them. I can not stress this enough.
3. Create a functional and well-designed space. Designing a space that caters to your target audience is an investment. Years ago, the hosts got away with dropping a random assortment of furniture in a space. Over some time, the industry evolved and saturated, increasing the competition. Hence, now is NOT the time to shortcut on decor. (That has never been my motto).
4. Hire a team to help you manage. Your Cleaners contribute greatly to getting good reviews.
And lastly, let your passion be the driving force and keep your level of standards high, regardless.
