Airbnb is now offering better insurance that covers lost earnings due to actions of a previous Airbnb guest and pet damages. I hope this is better as the Host Guarantee program was inconsistent. I could easily get large claims covers and it was very hard to get small claims covered.

You Too Can Host has exciting news! Both owners are now real estate agents with RE/MAX Metro Atlanta, equipping us to fully guide you through the full Airbnb investment journey!

One of our managed Airbnbs is about to go up for sale and we would love to help you buy it. It is a 2/2.5 single-family home in Grant Park and has a fenced backyard which makes it pet-friendly. We stay booked and are doing really well. The reason for the sale is that the owner is looking to take their real estate venture to their home state. This is pre-market and is expected to be listed on May 15 for between $525K and $550K. It could be sold as an operating Airbnb, with reviews and furnished.
We have not had any neighbor problems. The house is in great working order and guests have enjoyed the space.

Our short-term furnished rentals are open and essential during COVID-19. Our cleaning procedures now include CDC guidelines for the virus. We allow vacancy between guests as well. We still have some properties available for returning expats, locals looking for a change of scenery, or first responders.

Another cute bungalow was added to the You Too Can Host portfolio! Lots of green, lots of outdoor space, and charm for days. You might not know that I also do 12 and 24 month leases, although short-term is my specialty. This house went to the first applicant for a 12 month lease with an immediate move-in!

I love offering different types of consumable amenities in my listings! I've tried lots of different things over the years to see what earns me the most positive feedback and which ones people actually use vs. don't use. Here are some observations:

Toothbrushes - I get one-time use disposables by the thousand. These get used at a rate of about 40%. People seem to like them and it gets them through if they are too lazy to dig their toothbrush out of their bag.

Ear Plugs - Barely anyone uses them but it sure prevents people from saying that there was too much noise! Ear plugs are a great way to prevent noise complaints.

Toothpaste packets - I would say these are used at a rate of 50%. People seem to love them and they are cheap enough.

Bars of soap - People love this and what I leave gets used about 80% of the time. However, waste is quite high since they are only using the bar of soap a few times and then leaving it behind.

Q-tips - Now this is an amenities that barely any hosts offer but that people love! They are soooo cheap and make people happy!

Floss - I don't think people use this one very much but it is sharable between guests so it is easy enough to offer.

Snacks - If you leave snacks in an entire home listing, expect them to get eaten. At the same time however, about 25% of guests won't even touch them. For private room hosts, keep the snacks in the shared kitchen to keep consumption down.

Bottles of water - If you leave your guest a bottle of water they are 100% going to drink it! Only leave the number of water bottles that you want people to take.

Face wash - Surprisingly, people love this and if I leave a bottle out, it tends to get used up pretty quickly!

What I consider required: shampoo, conditioner, body wash, toilet paper, hand soap, dish soap with sponge, coffee with coffee maker, and paper towels.

Have fun offering new things and seeing what people use!

A simple way to offer your guests a drink is to provide a glass bottle of water in their room. You can wash and refill it between reservations to cut down on trash from bottled water, and the guest saves a trip to the kitchen. It's a win-win!

These glass bottles can be purchased from antique shows in Paris or at your local Ikea!

That first review when you start up an Airbnb listing matters so much! If it is good it will encourage others to book. If it bad, you probably won't get any more reservations!

I coached Becky through setting up her Airbnb in her home and this past weekend she had her first guests. The guest summed up her stay with "Hands down the best stay I have ever had!"

That's another listing is off and running! Congrats to Becky for an awesome first reservation!
