Create a Google sheet and start crunching. Make sure to include all of your monthly fixed operating expenses, here are some to get you started: - Mortgage payment - Utilities - Internet - Streaming service (if you plan to provide to guests) - STR insurance (our go-to is @properinsurance) - General maintenance - Supplies - Lawn care - Trash service - Pool and/or hot tub maintenance (if applicable to your property) - Management fee if you plan to work with a management company 💵Once you have your numbers, you can start to look at projections. Additionally, it helps to make sure guests are keeping noise levels at a respectable level so that our neighbors stay happy.
