📈When you're doing an analysis on a property to run as a short-term rental, numbers are key. Create a Google sheet and start crunching. Make sure to include all of your monthly fixed operating expenses, here are some to get you started:
- Mortgage payment
- Utilities
- Internet
- Streaming service (if you plan to provide to guests)

- General maintenance
- Supplies
- Lawn care
- Trash service
- Pool and/or hot tub maintenance (if applicable to your property)
- Management fee if you plan to work with a management company

📣Noise level monitoring: We do NOT record audio. The sensors monitor noise levels in the property to give us an early indication if there’s a party. Additionally, it helps to make sure guests are keeping noise levels at a respectable level so that our neighbors stay happy. We like @noiseaware or @minuthq
🪪Guest screening: In addition to Airbnb’s verification process we have our guests go through a third-party verification to upload their ID and complete a criminal background check.
🔎Quality inspections: A member of our team visits the properties after each cleaning, multiple times a month, to report any issues.
