July 2024 was a fairly typical month in Big Bear for SFR sales... the last couple of years have been slow, but MOVING... and that's the key point... the market here at 7,000ft is still moving.
In my discussions with fellow Realtors from "down the hill", I describe the major differences between the Big Bear market and the rest of the SoCal real estate markets:
* We are almost exclusively a 2nd home market. We do have full time residents, but most of the year the Visitors outnumber the "locals".
* And we are almost entirely a Tourist Economy... there is no manufacturing here, and very limited "white collar" businesses.
* And we are in a "4 seasons" environment. That means that we get to live and work in lots of snow during the winter... and the coldness demands that our homes are built differently... our homes and businesses are built to withstand about 100 pounds/sf "snow load"... furthermore, we know how to evaluate a deck or roof or yard when it's covered with snow during a home inspection.
I can save you several trips "up and down the hill" and still pay you a referral fee. I want your referrals, either for a buyer-client or a seller-client.
And if you're not yet comfortable with the pending change on August 17, I can help with that too. I've already worked with Buyer-clients under the new rules. It may take time for everyone (clients and Realtors) to become accustomed to asking Buyers to sign the BRBC.
