How Much Does It Cost to Move?

Moving to a new home is always a daunting task and requires planning if you’re going to keep the cost under control. Whether you move yourself or hire a professional company to do the job there are substantial costs involved.

How much does it cost to use a moving company?
You should have a plan in place before you begin. Survey your home and consider what your taking with you. If your moving due to selling your home, see if you can arrange to leave of sell some furniture items to the buyers that you don’t want or need.
You absolutely must get an accurate moving cost estimate. To do this, you must find out how much moving services cost in your area.

Here are some things to consider:

The distance you’re moving, local within your town or state or from state to state.

The number and type of items you have to move.
Do you have any fragile or bulky items?

Are you packing the small items yourself and buying your own boxes?

Will you require crating pictures or fragile furniture pieces such a glass tables

If a local move will you require the moving company to hold your goods overnight so you can move in the next day.

Contact two of three local or national moving companies and have them send a representative to see your house and give you a written estimate. Make sure the estimate includes moving pad blankets, creating cost, the boxes they supply and travel time. It should state the number of people they will supply to accomplish your move and the estimated time to accomplish the move. If they are charging by the hour, the more movers they have doing the job, the less time it will take to pack and move.

Some hidden moving costs

One great way to keep your moving costs down is to be aware of the hidden fees charged by moving companies as well as the unexpected expenses incurred during the moving process.
1. Specialty items premium
Goods that must be handled carefully will usually cost you an additional fee. This can include bulky and heavy items but also expensive or fragile items, such as antiques, statues or glassware. For the most delicate and costly objects, you may even need to hire a specialist moving company to assist.
2. Temporary accommodation and storage
Sometimes the timing doesn’t work in your favor, and you can find yourself having to stay in temporary accommodation before moving into your new place. From staying a night or two in a hotel to taking out a short-term rental, you’ll typically need to pay for this, so make sure you budget for it. And it’s not just you that needs somewhere to stay. In the interim, you’ll need to store your belongings too.
3. Travel costs This is only usually an issue if you’re moving long distances, but it’s still essential to consider it. From flight tickets to fuel and pitstops, if you plan to drive, however you intend to get from A to B, it’s likely to cost you.

4. Utility hook-up
Forgetting to arrange utility connections in your new home can leave you without power or water for days. It’s best to arrange this in advance, not only to avoid sitting around in the cold and dark but also to reduce the cost of doing so. Arrange to the utilities cut off in your old home and on in the new house.

5. Tips
It’s always a good idea to tip your movers. After all, they’ve worked hard to get all your belongings into your new home without causing any damage. Tipping is expected, so be sure to check what is the normal and set some cash aside.
How to keep your moving costs down
1. Don’t pack too much
The more you take with you, the more it will inevitably cost you to move. So, reducing what you pack is the number one way to keep moving costs low. Give yourself plenty of time to go through everything and get rid of what you don’t need. You may be able to sell or donate the things you don’t need. This is the perfect time to declutter your house!
2. Give your moving company specific details
The more details you can give about your move in advance, the less likely you’ll be hit with extra costs. In fact, you might be able to negotiate a fixed rate, that helps you avoid hourly fees that can very expensive.
Before signing the agreement, check for any hidden costs, such as fuel, parking permits and stair fees. Ensure you know precisely what is included in their quoted rate to avoid hidden fees.
3. Try not to move in summer
Summer is the most popular time for people to move. With demand at its highest, moving companies typically charge higher fees to move during summer, so if you can, try to make your move between October and April to enjoy the lowest prices.
4. Avoid weekends
Similarly, moving on a weekday is typically more affordable than on weekends. Generally, if you move at the beginning of the week in the middle of the month, you’ll get the best prices.
5. Empty your pantry
The weeks leading up to a move can be busy and stressful. Don't eat out or order takeaway, if you stay home and cook, you will not only save money on eating out but also empty your pantry, fridge and freezer. This helps to reduce the number of things you need to take with you, lowering your moving costs simultaneously.
6. Take care of your own packing
You can pay a moving company to help you with your packing, but it’s typically an expensive extra. Instead, give yourself plenty of time — up to two or three months — to complete the packing yourself.
7. Maximize space when packing
The fewer packing boxes you have, the lower your costs. So, make the most of each and every box. Try to put smaller items inside larger ones—for example, you could stack your pots and pans. Clothes take up much space, so you can use some to wrap up fragile items rather than buying bubble wrap. Alternatively, try vacuum packing them to free up vast amounts of space.
8. Packaging supplies
There’s no need to pay for packing boxes as you can easily find free cardboard boxes to use. Simply ask in shops, recycling centers, instead of buying bubble wrap, use towels, linens or clothes to protect fragile items.
9. Take care of smaller items yourself
A moving company is great for oversized items, like furniture and appliances. But for the smaller things, you might find that you can fit the bulk of it in your own car. In many cases, this will reduce the costs if your doing a small move. You may want to move computers, computer screens yourself.

IS IT TIME TO RENOVATE?

Renovating your home can increase its value and make it a more comfortable to live in.Renovating can increase the value of a property and make the home more comfortable. It’s believed that $500 billion will be spent on home improvements in 2024. The home improvement market is generating significant revenue. In fact, nearly a quarter of Americans opting to renovate their homes will spend an average of $10,000 on their projects.

These room often get the most attention when it comes to home improvement: kitchens and bathrooms, although, every room in a home may need a renovation at some point. Here are some reasons to renovate.

1. Age: The National Association of Home Builders states that 50% of U.S. homes are over the age of 40. That means that age alone could dictate a need to renovate, particularly if some materials are original to the home. For example, asphalt roofs typically last 25 to 30 years, while window frames can last 20 to 50 years, depending on how well they have been maintained.

2. Inconvenient layout: An inconvenient floor plan may be a reason to renovate. Taking down some walls and opening up the home may make all the difference. Typically, a floor plan that isn't working for the homeowner is a major driver of renovations.

3. Outdated looks: A home can look dated even if it is a relatively recent build. That's because trends change quickly. For example, dark, cherry cabinets that were popular just a little while ago have now been replaced by lighter color palettes. Homeowners whose homes do not match the looks emulated in design magazines may consider a change, particularly if they plan to sell soon.

4. Deterioration: Any sign of water, storm or structural damage should be addressed as soon as possible. Visible deterioration of the outside or inside of the house should be a strong indicator that it's time to renovate.

5. Efficiency: Escalating utility bills could be indicative of an inefficient home. Homeowners can conduct energy audits and then improve the areas where energy loss may be occurring, such as windows, doors, siding, and insulation.
Homeowners can renovate their homes when they see fit, but various signs may warn that it’s the right time consider updating or remodeling a home.

HOW TO FIND YOUR NEXT HOME

Have you thought about making a written list of the things you want for the home you would like to buy? The list can contain items you consider essential and also some deal breakers. This will be very helpful for your discussion with your Realtor, so they're on the right track to start your home search.

1. What is your budget? Consider, how much you can afford to spend on a house, including potential mortgage payments, taxes, insurance, and maintenance costs.

2. Location – where do you want to live. This should be specific regarding cities, neighborhoods or even zip codes.

3. Do you need a big dining room for family get-togethers? Is having a modern kitchen or a large pantry area vital if you like to cook?

4) How many bedrooms and bathrooms do you need? You may also want to consider square footage, garage spaces and a pool.

5. If you have school aged children, schools may be a consideration. Consider proximity to schools, work, amenities, public transportation, and neighborhood. Many people I speak with want a condo close to the beach or even on the beach or a house not too far from the beach. South Florida has numerous public beaches and most are only less than a half-hour from anywhere you live.

6. Are you looking for a single family home, condominium, townhome or villa?

7. South Florida has many senior communities, depending on your age these may be what you looking for.

8. Looking for a two story house, two story house with the primary bedroom on the ground floor, single story house, or ground floor condominium or a condo building with an elevator? Depending on your age, stairs may be an issue now or in the future. You may also not want young children dealing with stairs.

9. Do you want to live in a gated community or country club where you have access to a golf course? South Florida has numerous gated communities and country clubs but you need to consider that gated communities, depending on the amenities offered, have HOA fees, some a quite expensive. Country Clubs have initial cash capital contributions and annual membership fees.

10. Is a view critical? Do you want a lake view or if you’re considering a country club, maybe a golf course view?

Looking for a house to buy can be a daunting task. Buying a home is typically the most significant investment you make in your lifetime. Focusing on what to look for should begin with clearly defining the home you’d like to buy.

BEST TIME TO SELL YOUR HOME IN 2024

Last year, the housing market faced significant challenges, keeping many buyers—and sellers—waiting in the real estate market wings. As the snow melts, the flowers bloom, and the open houses are being scheduled in earnest, buyers might be eager to emerge.
That’s because home list prices have come down from the peak of $449,000 in June 2022 and $445,000 in June 2023. The median home list price was a median of $415,500 in February, according to the most recent Realtordotcom. While prices are usually highest in the summer, prices are expected to come down a little overall this year by about 1.7%, according to the the 2024 forecast. Mortgage rates have also fallen to the high 6% range from almost 8% last fall. This has freed up some sorely needed housing inventory.

"Many homeowners also felt ‘locked in’ by their current mortgage [rate], hesitant to list their home for sale and trade a sub-4% mortgage for a 7%-plus mortgage" last year, says Jones. That would be what would happen if they bought another home with a new mortgage. This "kept new listing activity low for much of the year."

While rates remain volatile, the Realtordotcom economic team predicts that mortgage rates will fall to the mid-6% range by the end of this year. "While affordability will continue to be a challenge for buyers and sellers who are looking to buy, we expect lower mortgage rates and more new-construction inventory to offer some relief and inject some life back into the market," says Jones.

There’s also a feeling that brings buyers into the spring market that data can’t measure.

Spring is a busy season for many reasons. For clients with children, moving will align with summer break when schools are out and the weather is nice," says real estate agents. Additionally, the end of tax season makes the loan approval process smoother." Homeowners who worry that listing during the busy spring market will put them on the wrong side of supply and demand need to know one crucial data point: The housing market needs inventory—and lots of it.
There were about 7.9% more homes for sale at the start of 2024 than over the same period in 2023. As a result, there were the most homes for sale this January since 2020. However, the number of homes for sale was still 39.7% lower than before the pandemic.
"This gap means there continue to be opportunities for sellers who enter the market this spring," says Jones.

Sellers might also face less competition. Potential sellers should note there are usually 13.7% fewer home sellers during the best time to list compared with an average week.
"If inventory levels remain relatively low, time on market may pick up faster as buyers vie for fewer homes," adds Jones.
Savvy sellers might also want to take advantage of the best time to list, knowing that while spring is the beginning of the prime real estate season, it’s not the peak. This means that this week sees more buyer demand per property than later into the spring and summer.

Sellers should start prepping now to list their homes

All of this means that sellers who want to get their homes onto the market during the best week to list should start prepping ASAP.
This could mean making repairs, painting the walls and cleaning the carpets, planting some flowers out front, and whatever else it takes for sellers to get their homes in tiptop shape. More than half of home sellers took a month or less to get their homes to list, according to a Realtordotcom survey.

Buyers often start looking at listings early in their homebuying journey, meaning a seller who lists early will reap some early-bird rewards. There’s an awakening in spring, a motivation for people to go out after months of hibernation. They’ve monitored the market all winter and are now primed and ready to take action.

HOW TO QUALIFY FOR A BETTER MORTGAGE RATEDon’t just wait for a lower rate. You can make changes to your personal finance...

HOW TO QUALIFY FOR A BETTER MORTGAGE RATE

Don’t just wait for a lower rate. You can make changes to your personal finances that could help you get a lower interest rate.
Mortgage interest rates have been headlining financial news segments for several years running. Much of that news has been met with less than open arms, as rates have risen dramatically in recent years, an increase that is related to the ripple effect of the COVID-19 pandemic.

Mortgage interest rates did not immediately spike. In fact, data from the lender Freddie Mac indicates mortgage rates were still well below 4% on January 1, 2022. However, those rates hovered around 7% by the end of that year. and we’re still around that level at the start of 2024.

With such high interest rates, it's understandable if prospective home buyers feel helpless. However, there's much buyers can do to help themselves as they seek to secure the lowest mortgage interest rate possible.

Read your credit report and improve your score, if necessary. Many prospective home buyers save up for years in anticipation of the day when they will purchase their own home.

During this period, buyers can read their credit reports and address any discrepancies while taking steps to improve their credit scores. Lenders consider a host of variables to determine an applicant's credit worthiness, and credit history and credit scores bear significant influence.

The higher an applicant's credit score, the more favorable mortgage rate he or she is likely to get.
Take control of your debt-to-income ratio. Debt-to-income (DTI) ratio refers to what you owe in relation to how much you earn. The lower your DTI, the better you look to lenders.

According to Bankrate, lenders typically want to avoid issuing mortgages to individuals if the monthly payment will exceed 28 percent of their gross monthly income, and people who may be near that threshold for a given home may be denied a mortgage if their DTI is high.

Prospective home buyers currently carrying significant debt, including consumer debt like credit cards and/ or student loan debts, should make a concerted effort to pay down that debt prior to applying for a mortgage. Prioritize paying off consumer debt before applying for a mortgage.

Maintain a strong employment record. Steady employment and consistent earnings make mortgage applicants more attractive in the eyes of lenders. If you are currently shopping for a home or about to make an offer, now might not be the best time to switch jobs.

Self-employed individuals and freelancers working multiple jobs can still qualify for a good mortgage rate, but they may need to provide more extensive documentation that indicates their earnings going back several years. Individuals who have been working full-time for the same company for years may only need to provide W-2 forms from the two most recent tax years.

Shop around for rates. Rates may not fluctuate much between lenders, but it's still worth shopping around for mortgage rates.
A study from Freddie Mac found that the benefits of shopping around for a mortgage rate were especially notable in 2022 compared to the decade prior, saving borrowers who took the time to shop for rates substantial sums of money.

Mortgage rates are higher compared to a half decade ago, but prospective home buyers can take steps to increase their chances of qualifying for a more favorable rate.

GOOD NEWS, MORTGAGE APPLICATIONS ON THE RISE AS RATES EASE

Mortgage applications rose over the past week 7.2% on seasonally adjusted basis, according to data, released Wednesday, from the Mortgage Bankers Association's Market Composite Index, a measure of mortgage loan application volume.

Although there was an increase in applications over the past week, it’s still below levels from a year ago when rates were more than a percentage point lower than today, according to the MBA's index. Last week, the average rate on the benchmark 30-year home loan fell to 6.71% from 6.79%, according to Mortgage buyer Freddie Mac.

"Rates are still more than a percentage point higher than a year ago, and low for-sale inventory, continue to constrain home buying activity in many markets, however the South Florida's real estate market continues to outpace national trends, and the region remains a bargain for prime property compared to other global cities. The Miami-Dade luxury ($1-million-and-up) transactions rose 111.5% in comparison to pre-pandemic, from 122 in February 2019 to 258 in February 2023.

06/10/2023

Hi Burton,

Every day, the Sunshine State attracts hundreds of newcomers to its sandy shores – and it’s not hard to see why. No state income tax, sunny weather, its diverse population, delectable food and exciting attractions make it a wonderful place to live.

1. The weather is fabulous
With more than 231 sunshine-filled days a year, South Florida offers exceptionally warm and sunny weather. Florida seasons are mostly mild and warm. You'll likely never need more than a sweater or light jacket during the winter. Miami, for example, the average winter temperature ranges from 76 to 80 degrees Fahrenheit. In the summer, the temperature tops off at 90 degrees. You can apply these same temperatures to all of South Florida.

2.There’s no state income tax in Florida

Want to save money on taxes? Move to Florida. The state is one of the few in the nation that doesn’t require its residents to pay state income taxes. While you’ll still have to pay sales and property taxes, your overall state tax burden in Florida will be much less than in most other states. As a result, you’ll be able to save more of your hard-earned money for entertainment, vacations and belongings.

3.Florida beaches are fantastic

Life really all about the beaches in South Florida. Residents have access to some of the world’s best and most beautiful public beaches right outside their doors with sugar sand and light blue to nearly clear aqua ocean water. Boca Raton, Deerfield Beach, Delray Beach, Palm Beach all have clean, well-maintained beaches, to name a few. Of course, you can spend your day sunbathing on sugar sand, but you can also play beach volleyball, or go for a scenic jog. On the water, you can kayak, standup paddle board, swim and boat.

4.There’s plenty of cultural diversity

There’s no other state quite like Florida when it comes to cultural diversity. You’ll find people of every age, religion and background imaginable, making it one of the greatest melting pots in the country. In addition to those who are born and raised in Florida, many residents include snowbirds and transplants from different states who have moved for the weather, job opportunities and tax benefits. The state’s diversity is without a doubt one of the reasons why Florida is such an interesting place to live.

5.Locals receive discounts on a number of attractions

There’s a major benefit to living where others vacation. From Walt Disney World in Orlando where Florida residents receive 40 percent off a four-day ticket. Hundreds of Florida attractions and hotels offer resident-only discounts and bargains throughout the year. The majority of deals are available during the late spring, summer and early fall months when tourism slows down.

6.South Florida has a casual lifestyle

The lifestyle in South Florida is more casual simply because it’s a tropical climate. You’ll be more likely to see people in jeans, shorts, t-shirts, than button-up shirts and slacks. Although when the occasion calls for it, South Floridians can be seen in an open shirt, sport coat, summer dresses or cocktail gowns. While bathing suits, shorts and T-shirts, and golf gear are commonplace enough during the day, sophisticated restaurants, bars, and clubs can necessitate dresses and button downs, and even the occasional sports jacket.

7.There’s so much to do outdoors (and indoors!)

No more winters trapped indoors! There’s no shortage of things to do in Florida. Thanks to the 200-plus days of sunshine a year, residents are able to spend much of their time outdoors partaking in everything from water sports to cultural experiences. Popular water activities in Florida include swimming, boating, scuba diving, paddle boarding, and fishing. Residents also have easy access to a number of attractions such as Disney World and Universal Studios. Miami’s many art deco-inspired hotels and restaurants, along with the city’s annual Art Basel event, offer plenty to do as well. There is also a number of museums and great shopping malls.

Delray Beach has Atlantic Avenue where you’ll find night life, shopping and a variety of restaurants. Boca Raton Mizner Park offers shopping, fine dining and more. There is also Worth Avenue in Palm Beach an upscale shopping area. You can window shop there and find a number of affordable restaurants nearby to enjoy.

8. You can find a job

Florida has one of the nation’s largest GDPs (gross domestic products). In fact, the state’s GDP equals roughly that of the entire country of Mexico. Not surprisingly, it takes a lot of employees to run an economy of that magnitude, and jobs are plentiful. The increase in employment opportunities is indicative of more people moving to the area, with many industries like technology on the rise locally and as tourism rebounded after COVID, the region's hospitality jobs also returned.

9.Florida is a great place to retire

If your working days are behind you, the state ranks among the most retirement-friendly in the nation. Not only does Florida forgo state income tax but it also doesn’t tax retirement income such as Social Security benefits. And, it doesn’t have estate and inheritance taxes.

10.If you like team sports

From professional sports to college sports, Florida offers some of the best sports teams in the country to cheer on. While most states have one or two professional football teams (or none!), Florida has three. Florida also offers two professional baseball teams, two professional basketball teams, and two professional hockey teams. Popular teams in the state include the Miami Heat, Miami Dolphins, Jacksonville Jaguars, Tampa Bay Buccaneers, Orlando Magic, Tampa Bay Rays, and Miami Marlins. Colleges such as the University of Florida and Florida State University also have teams for students and alum to rally around.

11.The food and drink are delectable

From its famous stone crabs to its locally made craft brews, South Florida is home to a plethora of delectable dining options. With its many climate zones and thriving farms, it’s a mecca for fresh produce such as its world-famous oranges, sugarcane, tomatoes, watermelon, avocados and strawberries. Florida restaurants serve plenty of Island-inspired and Caribbean-style foods such as key lime pie and coconut shrimp. No matter where you are in South Florida, you’ll be able to find fresh and tasty fare nearby.

12.You can vacation where you live

If you live in South Florida, you’ll never have to travel for vacation again. The state’s many beaches, theme parks and attractions mean there are hundreds of vacation (read: staycation) options for you – all within a few hours’ drive. From the sandy beaches along the coast to the family-friendly theme parks of Disney World, there’s no shortage of fun and exciting places to visit in your own state.

13.It’s easy to get away, too

When you do want to vacation out of state, Florida makes travel easy. Because the state is on the east coast, you can shave hours off a flight to Europe. Florida is also a great starting point for trips to Mexico, the Caribbean and South America. Additionally, Miami is recognized as the “Cruise Capital of the World” and serves as the homeport for more than 20 cruise lines, including such lines as Carnival, Norwegian, Royal Caribbean, Oceania Cruises, Princess, Disney, and Regent Seven Seas.
