When I first bought the property, I was in my late 20's, and I rented it out to people who worked in the ski industry. I used the rent money to pay down the mortgage and had enough left over to explore the other ski resorts in Colorado. I had a list of the top 21 ski resorts in Colorado that I wanted to visit. When I had skied or visited the Top21 Colorado resorts, I decided to explore the Alps, the mountain range that extends from Austria to France, with Germany, Switzerland and Italy in between. I started in Switzerland because American Airlines had a non-stop flight from DFW to ZHR, or Zurich, Switzerland. After that, I went into Austria, then Italy, Germany and finally France. I bought the book 'Ski Europe' by Charlie Leocha a great travel guide on the 75 top resorts in the Alps.
My most favorite resort is Zermatt, where the famous Matterhorn Peak is. I like it the most because it reminds me of Breckenridge. It was at first a mining town, it is located at the end of the pass, and it has a village at the base of the runs that is in the Swiss-Bavarian style similar to Breckenridge's Victorian style architecture. There are many quaint little restaurants and shops that stay open all year long, not just the ski season, because it is not a âpurpose builtâ Resort. I picked up artifacts and pictures from the Alps and other ranges. I saved them up for when I would convert my house from a long-term rental to a place for my young family to have ski vacations in Breckenridge during breaks. A short time after Vail Resorts bought Breckenridge, in 1998, my kids were ready to ski, so it was the beginning of a great Era, having a great time skiing together as a family! It has been non-stop fun!
Breckenridge opened the slopes up in 1960, after the Eisenhower Tunnel was opened on Interstate 70. Breckenridge was the last town on the "10 Mile Range", which has 10 mountain peaks from Frisco to Breckenridge, all sequentially numbered 1 to 10, about a mile apart. The ski slope started on Peak 8 and was popular from the start. It now occupies Peaks 6-10 with tons of runs. I love ski resorts; they are the best place for fun, friends and family, and folly! Breckenridge started out (as We know it) being a mining town in the late 1800's. It was a bustling place with major railroad lines stopping in Summit County, of which Breckenridge is the county seat. Gold was discovered in the area and it quickly became the epicenter for mining towns in the area. It had strict Victorian architectural code requirements, and still has elements of enforcement today. There are many historical buildings and landmarks. It has maintained the historical mining town atmosphere while it added a significant, extremely popular ski resort to it long after its mining heritage. The only thing that has changed dramatically is the color of the gold; now it is white! Plus, there's high-speed FREE Wi-Fi!
So right around Y2k, and after 911âŠWe embarked on an aggressive plan to renovate 12SunnySlope. We converted the house from an 'Old West' miners style to a sleek 'High Alpine European Styleâ that I was researching on my trips to the Alps. The hotel that I like the most from my visits was the Alex Hotel in Zermatt. It was owned by Alex Perrin and his family had been the owner from inception. He held the philosophy of always renovating the hotel, with projects every year, not every 15 years. The thing he was most proud of was his pool. He stated his 25 meter partially underground pool, cost 4 times the average hotel completely furnished. It was a great place to stay and Alex's wife would come by in the evening at dinner and talk to us (even though we were Americans, lol). I will never forget when they came out with a meat fondue dish. We opted the 'half-board' plan that has nothing to do with snow boarding. Included in the price with your room is breakfast and dinner. Alex said I eat too much cheese for bâfast, but I told him I was born in Wisconsin, what did he expect!Their Emmentaller (or our Swiss) cheese is heaven. At dinner, you have a choice of 2 or 3 different entrees. One dinner, they came beaming over with a clear glass bowl of meat that we then were supposed to dip into a hot oil fondue pot. We were impressed at first, but when we eat the meat, it tasted like stew beef, and we didn't eat but a couple of pieces of meat when my Brother who I was travelling with, apologized profusely to them, and told them we were used to a different kind of meatâŠit was a cultural difference and just a matter of taste. No corn fed Black Angus there! They were kind of aloof from that point on in the meal, and embarrassed it wasnât a hit, but their cheese sure was!
So I adopted the Swiss Hospitality values I learned. Get the house renovated, and then improve it with major projects every year. In recent years we have planned out projects to constantly improve the house, just like the Swiss. That is why we get so many repeat guests, I think. Plus, FREE high-speed Wi-Fi Recent projects have been: First, we purchased brand new furniture throughout the entire house. After touring Europe extensively, we got a taste for the European flair and brought it back to 12SunnySlope. We have the traditional exterior of something found in the mountains of Switzerland, Austria or Bavarian Germany and the interior from Italy or France. Most of our furniture is imported from Europe, too. Itâs genuine!
Then we upgraded the kitchen with stainless steal appliances, tons of smaller appliances, added a dishwasher, and tiled the floors in the kitchen and baths. Next, I thought of Alex and his pool so we bought the most expensive, top-of-the-line hot tub. Our guests love it! You have access to a private hot tub just 2 or 3 steps right outside the back door. They tell us they like the size and spend hours bonding with their travel companions; and gazing at the stars above. The reviews are astounding!
After that, we had natural gas installed. The pipeline is underground, so there is no unsightly propane tank to look out at anymore, and new gas appliances have been added! We want to do everything we can to maintain the pristine environment and use electric energy that use coal generators that pollute the air.
Next was a technology boost starting with a smart HD-TV, a 60â flat screen in the living room with the DirecTV Choice line-up. Blu-Ray & PS4, too! With HD-TVs, watching football is like you are on the sidelines, movies are incredibly life-like and HD-TV is just better! In the bedrooms we bought smart TV monitors and BLU-RAY players. We added Netflix, too. Itâs awesome! Then we updated the exterior lighting at the house which required electrical rewiring; weary travelers are met with a lighted house and driveway, activated by motion detectors and sensors. No dark arrivals!
Then we started our bathroom renovations with KOEHLER commodes in the baths. The house upgraded its high-speed WIFI and hard wire INTERNET connection, and added An HP Pavilion, HD 24" Touch-Screen PC with a modular desk set-up. PLUS, an air/hard wire printer. Supplies for a mini-office on the fly! Virtually, no other rental unit offers this. THIS IS A HUGE PLUS!
Next, we updated the décor by painting the entire interior and exterior with fashionable colors; replaced all lighting fixture w/LED technology, replaces all electrical switches & outlets + power outlets for high speed phone charging in every bedroom!
Then we poured a new concrete pad for our hot-tub for easier access & we replaced the entire deck with REAL REDWOOD DECK boards for beauty and authenticity. No fake imitations at 12SunnySlope! We added ski/snowboard coat racks in the utility room, too. We even put interior/exterior thermometers in every bedroom for easy morning activity planning. Plus, the bathrooms were updated! It was a ton of work, but looks the best to date.
