My journey with revenue management was born out of personal necessity. When I made the decision to end my career with the Charleston Fire Department so that I could spend more time with my wife and children, I was going to be relying on the income from my short term rentals to continue to provide for my family. I had worked with several management companies already, and some were definitely better than others. But even the best experience left me feeling as though my properties were being managed less as a business, and more as, wellโ€ฆa property.

If these were going to be my primary means of income, I had to know these answers.

People often think it is about knowing when to decrease prices in order to increase occupancy through more bookings. And sometimes it is. But it is equally about making sure that you aren't losing revenue through the bookings that you are already getting.

This is my first booking created for a new revenue management clients' vacation rental home. Last year they booked these same dates at an average nightly rate of $500. Through analyzing market occupancy and booking lead times, I was confident that we were underpriced and could command higher rates. We just booked these same dates at $705/night.

Hospitality is the fundamentals - sound tackling on D and ball protection on Offense. You simply cannot be successful, nevermind the best, without consistent hospitality.

Revenue Management is creating a game plan to win the big game. It's analyzing the data and breaking down your competitors to the point that you know more about them than they do themselves. It's identifying your strengths so that you can amplify them, and your weaknesses so that you can improve upon and overcome them.

The world of short-term rentals is quickly becoming one of the 'haves' and 'have-nots'. Which will yours be in 2024?

Lots of people ask me what pricing tool we use for our short term rentals - these days there are tons of options out there - some property management systems now even offer automated pricing that is included. I still prefer the OG's - those that focus solely on revenue management as a pricing tool. The big 3 are: PriceLabs, Wheelhouse, and Beyond Pricing. My personal preference is PriceLabs, because it integrates directly with our PMS and has a user-friendly interface. Creating top-producing Airbnb homes is no different. The greatest difference between the haves and have nots is that the have nots are only focused on solving external problems for their guests.

Instead of being something 'bad', it's actually an OPPORTUNITY to connect with your guest, and demonstrate that you genuinely care about them.

Responding quickly and appropriately is key! All you need to do is make sure that you have the right systems and protocols in place to capitalize.
