It's simple.

Treat people well, have a clean place and go above and beyond. That's the recipe for 5-star reviews.

Has every stay been perfect? Of course not. If you've been in the short-term rental world for more than 5 minutes you know that not every stay goes as planned.

The coffee maker has broken, the dish washer wasn't working, the digital lock died and the guest got locked out.

When people talk with us, they are surprised at how laid back we are and how we approach our business. What I'm noticing is that we aren't your "typical" co-hosts.

First, we'll call you back 😂 (but for real why don't property management companies call anyone back!?)

Second, we want to create long-term relationships with the property owners that we partner with. Your success is our success. The better your property performs in terms of ANV & ADR, the more money we both make.

We had such a great time exploring Georgetown, South Carolina this weekend. Our newest client asked us to go check out her Airbnb to see how we can improve her listing and booking rate.

We explored around town checking out restaurants, shops and talking to the locals.

Not only does Georgetown have a ton of history to explore, it’s tucked away but it’s super close to Pawleys Island, Murrels Inlet and Litchfield By The Sea.

The short-term rental market is growing at a crazy rate. If you're looking to wow your guests and stay booked, it's important to know what they're looking for. Here are some of the top amenities guests search for.:

1. Pool Access -
It's obvious, the best pool is some else's pool. People are looking to relax and enjoy their vacation, and what's better?

2. Relaxing Outdoor Spaces -
You're going to sense a theme here...people LOVE to relax outside. Every host should try to provide their guest with a relaxing outdoor space, and it doesn't matter whether its a luxurious resort like backyard or just a couple of chairs on a balcony. It's an absolute must.

3. Private Parking -
I know this is a huge deciding factor when I book spots for my family. No parking = No go.

4. whirlpool bath -
Ahh yes, the height of luxury! But seriously, a hot tub can seriously sway the booking odds in your favor, bonus points if the spot comes with a great view.

5. Dedicated Workspace -
having a laptop-ready workspace and solid Wi-Fi for your guests that book for travel can make all the difference. Afterall, as hosts, your job is to minimize stress for your guests.

Which is better? A luxury property or an experience based property?

Ready for the answer?👇

It totally depends 😂

There's a couple factors I would take into consideration here the main one being, location.

As an example, let's use Asheville, NC.

Asheville is a funky, hipster mountain town laced with breweries, restaurants and caters to outdoor activities like hiking, kayaking and tubing down the rivers.

So, an experience based AirBNB might have more success because the type of traveler coming to Asheville is looking for a specific type of experience.

It all comes down to understanding the market.

The demand for unique experiences & stays is growing. We've seen evidence of this earlier this year when AirBNB's changed their search selections to allow the user to select "unique stays" as its own category.

We were having a conversation with a client who is looking to invest in a STR property in uptown Charlotte. He asked us why someone would AirBNB when there are hotels uptown.

Here's what we told him 👇

1️⃣ You get to play House--It sounds silly but AirBNB allows you to get the *feel* of living in the city you are visiting. Whenever we travel, we love to pretend we live there. Staying in differently styles of AirBNB's allows us to do that because once you stay in one Hilton, you've stayed in them all. A hotel room is a hotel room.

2️⃣ Laundry- It might seem silly but having a washer and dryer in AirBNB's is one of the largest appeals over a hotel. We have done laundry in every AirBNB we've stayed in.

3️⃣ More space- AirBNB's have full kitchens, spacious bathrooms and plenty of room to move around and socialize. You get more space for your money.

As guests, here is what WE look for when we are choosing an Airbnb to stay.

1️⃣ Location—is it walkable? Are there bars and restaurants close?

2️⃣ Ratings—is it rated 4.5 stars and up? What are other guests saying about their stay?

3️⃣ Cleanliness & Decor—is it clean? Is the furniture nice? Does the place, overall, look like a nice place to stay?

➡️We moved to Charlotte at the end of 2019 from Ohio (what a surprise 😂)

➡️Once we moved here we fell in love with the Queen City

➡️The parent company of Queen City BNB is Tallulah Bay Properties which is named after our sweet dog 😍

➡️During Covid we decided the corporate grind was too much so we started multiple businesses and will never look back
