Low inventory and inflation are the main reasons. There is low inventory because there is no incentive for developers to build affordable middle class homes. Construction costs are 3, 5 times what it used in to be in 2019 and in the most housing needed areas the municipalities are imposing more regulations, taxes, red tape and fees. Think California, NY, etc. Higher rates also play an important role. I do not think there will be a market crash since again... there is no inventory. Maybe there will be a crash in crime infested low demand areas. In most areas prices will only keep going up since from the demand side there is a lot of pressure: hedge funds buying homes, 10 million of new immigrants and just regular people forming families and having babies.
