ny and the Frio Valley Ranch golf course, guests are bound to have a good time on and off property. The expansive outside boasts a pool with a rock waterfall, water slide and hot tub, a separate pavilion area with a BBQ pit, fire pit and picnic table, and even a volleyball net! The indoor fireplace, flatscreen TV, and high-speed fiber optic internet make for a cozy gathering inside as well and the fully furnished kitchen is equipped with everything needed to create scrumptious sides to pair with backyard BBQ. Bedroom 1 – 1 queen bed, 1 bunk bed (full/twin) - sleeps 5
Bedroom 2 – 2 queen beds - sleeps 4 ***Bedrooms 1 and 2 share a full bathroom***
Bedroom 3 – 1 king bed, 1 bunk bed (twin/twin) + full private bathroom - sleeps 4
Bedroom 4 – 1 queen bed, 1 bunk bed (full/twin) ***Bedroom 4 has access to a full bathroom that can also be accessed via the hallway. Bedroom 4 also has access to the washer and dryer.***

Frio Premier Rental Homes is proud to announce the provision of linens/bath towels for all guests through partnership with Frio Linen Supply. Guests will find all beds made upon arrival and towels and washcloths in number of the max capacity listed for the home as well as hand towels for the kitchen and restroom. There is a one-time flat fee charged for this service, priced at $10.00/per person based on the max capacity of the home. This fee is now automatically applied to reservation fees and we are thrilled to be one of the few property management companies in the area to provide this service at a reasonable rate! In addition to linens and bath towels, management also provides: all other bedding, 3 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each restroom, 3 dishwasher pods, liquid dish soap, and hand soap for each restroom

Guests must provide: river and pool towels, laundry detergent, shampoo and body wash, and additional paper products as needed

***A booking deposit is required to create a reservation. For phone/FPRH website reservations, this is the first night’s rent. For VRBO reservations, this amount is 33% of the base rental rate plus tax + the $350.00 refundable damage deposit. You will be contacted by phone by the end of the next business day to confirm your booking. The complete remaining balance for your reservation is due 30 days prior to check-in (thus, reserving inside of 30 days means your card will be charged for the complete reservation balance). 5 O'Clock Somewhere is under new ownership! We just got back from a week at the Frio preparing the home for the summer rental season (and getting in some fun time too)! A few of the upgrades we made are new seating indoors and out, new beds and mattresses (including a king bed), a washer and dryer for guest use, and yard games oh my!
