🚨Tenants

If you haven’t changed your air filter within the last 60-90 days please do so. With these high temps make it easier on your a/c unit. Keep your curtains and blinds closed if you can. It’s only going to help the efficiency and keep your power usage down. Hopefully we don’t experience any issues but keep in mind per your lease agreement you will need a backup plan should your a/c unit malfunction until the a/c can be serviced. I’m sure service and maintenance times have increased with contractors due to this heat wave. Stay proactive to keep your place cool.

This is a reminder to please change your furnace/air filters to avoid clogging and keep your unit running smoothly before warm weather arrives. If you do not have filters or know how to change your filters please contact us. We want to avoid issues by changing the filters regularly, preferably every 2-3 months. Use the cheaper filters. This helps us keep maintenance and rent price down.

For those of you that have submitted applications we will review them this evening.

We will select and schedule 4 to 5 applicants for an individual showing next weekend (Easter Weekend). If your application is approved for showing you will receive a phone call by tomorrow evening. If your application isn’t selected this time we still appreciate your interest in our rentals. For the tenant selected to rent, you will be required to pay the full $800 security deposit next business day, be prepared to pay the deposit. If you have a pet that is approved it will increase the security deposit and monthly rent.

We could only wish that we had more houses to rent with this many applicants. Thanks to everyone who submitted.

Here are some photos of the $800 two bedroom we’re offering in Danville. The photos are in no particular order, no bathroom photos but it’s a nice size. New paint, LED light fixtures, new HVAC system, new appliances, fence back yard.

A few things to note. The 2nd bedroom is smaller in size. A small driveway, no room for campers, trailers, etc. Parking will be limited at this location. Small yard.

We will have a 2 bedroom house come open in Danville in April sometime. Near downtown Danville and Centre College. Rent price is $800 with $800 matching security deposit. The renovations are newer. Washer/Dryer hookups, new appliances, flooring is 2 years old, completely fenced back yard. Central AC and electric heat pump. Utilities are Danville City Water and KU electric. We will allow pets at this location. Pets are extra added to the rent. Get your applications in now if you’re interested.

General Application Rental Criteria/Qualification

We use property management software. We use E-Applications and E-Lease Agreements/Pet Addendum. Communications between Property Manager and our tenants are simple. We accept maintenance request using the software. Payments can be made at anytime using the App or online.

1. You should be actively employed or have a proof of income statements or Government organization for which you receive income/funds/checks.

2. You need to make 3 times the monthly rent AFTER taxes (For example $700 x 3 = $2100). Please include at least 2 of your LATEST paycheck stubs (2-3)for each adult listed on the application. Anyone over the age of 21 will be listed on the lease.

3. No recent prior evictions or felonies.

4. A photo(s) must be included with your application of any pet to be considered for approval with your application. I prefer smaller dogs and dog breeds that aren’t considered vicious by insurance companies. I will consider a cat. Approved Pet(s) are extra added to the listed rent price. Limited to 2 pets NO EXCEPTIONS. Some of my properties I don’t allow pets.

5. Be prepared for background check and or credit check.

6. All adults over 21 have to submit their names, SSN etc for application approval.

**I DO NOT KEEP PERSONAL INFORMATION. **
After the application process is over and a tenant has been chosen for the property that you apply for I dispose of the application. I don’t want it to be in my possesssion.

7. Security deposit is required in full when/if your application is approved. Security deposit is required for me to delete or change the status of the advertisement, if not I continue searching for a qualified applicant.

8. You forfeit your security deposit if you are unable to move in at the time/date agreed.

9. Application must be completely filled out. No blank spaces or we will disqualify your application from being approved. NO EXCEPTIONS.

10. These properties are inspected periodically.

11. Please provide current landlord contact information.

12. Please provide employer contact information.

13. You will need to fill out a new application for each property each time it becomes available. I don’t keep old applications.

14. We do NOT show properties without seeing your application first. Showings are limited to pre approved applicants who have already submitted their applications then we show to applicants who want to bring their application to a showing if we get that far.
