This Update is about a week behind.
Seawall
Installation of the seawall panels was put on hold for the last week or so. Our neighbor to the south, Grand Coquina Condominium, is installing the return for their steel seawall that is adjacent to the south side of our property. They requested that Florida Seawall Solutions (FSS) stop panel installation until they completed their return. They are utilizing enormous equipment for installation, and could not have accessed the area for their return seawall if our return was in place. (The blue equipment and red crane in the pictures below.) The work has been completed and the heavy equipment has been moved off the property so the Twin Towers work can continue.
The picture on the left shows the Twin Towers seawall is nearing the end of the south dog park. Work on panel installation will resume on Monday, June 5. The seawall and south return panels are tentatively scheduled for completion within the following week.
The seawall panels will be topped by a concrete cap measuring 2.5 feet x 2 feet. As you can see in the following pictures, a galvanized steel c-channel is being installed near the top of the panels. A rebar cage will be fabricated around the channel, and it will all be encased in the concrete cap.
The picture shows helical tiebacks that go deep under the pool. The helical tiebacks will be attached to the c-channel to reinforce it. They will be below ground level when all work is completed.
You can also see round holes in the pool retaining wall. Helical screws (tiebacks) will be driven though these holes and under the pool. These tiebacks will be attached to the pool retaining wall for additional strength.
Between the seawall (and tiebacks) and the pool retaining wall (and tiebacks), our pools will be more stable and secure than ever before. Finally, when all work is completed, the fence will be reinstalled on top of the seawall.
FSS has installed drains in the seawall panels. This will allow any water that builds up behind the seawall to drain out to the beach, thus decreasing hydrostatic pressure. Water can accumulate from various sources, such as heavy rains. The beach side of the drain is basically flush with the seawall, while the land side has a protrusion to allow water to flow out. Gravel and landscaping fabric will be placed around the drain on the land side. The drains are designed to be removed and cleaned once a year from the beach side.
FSS has begun to build the form for the concrete cap on the north end of the seawall, as shown in the following picture.

Pool Deck
Now that the flowable fill has been poured and set up under the south end of the pool, the pool deck sand that was washed out from the hurricane is being replaced. A few of the following pictures show the progress. The sand is being added a little at a time, then compacted, then more sand. When completed, it will be very stable. The remaining pavers on the pool deck will be removed, and replaced with pavers that are a close match. The old pavers will be used for the upper pool deck, the courtyard, and between the pool retaining wall and seawall.
At the appropriate time, the pool and spa lines will be checked for leaks, the loose plaster will be removed and replastered, and the tile around the top of the pool will be replaced.
Additionally, the plan is to run conduit to various areas around the pool deck, retaining wall, and dog walk areas for future upgrades. It is relatively simple and inexpensive to place the piping now, rather than demo in the future to install then.
Obviously, there is still a lot of work to do in our backyard, over and above work previously mentioned. Design, permit, and construct drainage, concrete drive repair, security walls between us and our neighbors, pavers, sand fill, beach access ramp/steps, fencing, landscaping, and more… The plan is still to be totally completed by 12/31/23.
The pictures below are of our neighbors, the Beachside Hotel and Holiday Inn. Note that all of rubble behind the Beachside Hotel has been removed from their property. And, you can see the equipment working to remove the rubble behind the Holiday Inn (including their swimming pool). Volusia County is removing all the rubble left on the beach, at no cost to property owners. Properties that had already removed their rubble requested a reimbursement for the cost. The request was denied. However, unless they plan to begin seawall construction in the very near future, those properties are now at more risk from storm and wave damage. The piled-up rubble did serve as a break for the waves. It should be noted that if DTT had waited for the county to clean up our rubble, the seawall would not even be started yet… and most likely would be a year or more out.
NOTE: A second survey was distributed related to the beach ramp & stairs. The results showed most owners prefer to restore the ramp & beach stairs to the original design. This information has been shared with the General Contractor.
CLUBROOM REMODEL
The clubroom remodel is progressing. All clubroom and associated common areas have been painted. The lobby hallways have been patched and repainted. The old sconces have been removed and new sconces are on order.
The interior woodwork in the clubrooms and the bar and cabinets have been painted. The bar countertops have been replaced. The bar backsplash has not yet been installed. New tile has been installed around the bar area in the North Tower Clubroom.
The framing and drywall that extended the closet area behind the bar in the North Clubroom is complete. The framing and drywall for the Multi-Purpose room has been completed.
All the dark brown ceiling fans in the clubrooms will be replaced with white fans. Several of the new fans have already been installed.
Cable and electric lines for the tv locations are in place.
Electrical and ductwork relocation has been addressed.
Furniture and lighting selection is an ongoing process.
The framing and drywall for the new package area is complete. As of the date this picture was taken, the light had not been installed in the ceiling.
Aaron, the Lead Maintenance Tech, took advantage of the “slow” season and re-striped the garage.
Things are looking up.
