Our Story

Welcome to the Bluewater Real Estate Sales page! Let us help you find the perfect home to purchase on the Crystal Coast. Our Emerald Isle Office is located at 200 Mangrove Drive, Emerald Isle, NC 28594 (just across from CVS), or you can check us out at our Atlantic Beach location 407 Atlantic Beach Causeway Suite 6F, Atlantic Beach, NC 28512. Under the direction of Woody Warren, Owner, and fellow Brokers-in Charge, Pat Copeland & Cathy Sheaffer , our 40+ highly trained, dedicated and hard working real estate professionals are consistently a top producing real estate sales team yearly according to the Crystal Coast Multiple Listing Service.

How we got to where we are today

Originally founded in 1986 as Bluewater Associates of Emerald Isle, Inc., the company was originally formed as a land development company by five homebuilders. Its first project, appropriately named Bluewater Bay, was an oceanfront community completed in February 1986. This first development was an overnight success, with every one of its 85 lots selling in less than three hours. The marketing skills employed in that endeavor proved extremely successful- so successful that people actually camped five cold February nights outside the door before the actual sale date.

In the summer of 1993, Bluewater Associates launched a property management division which would later become Bluewater Vacation Rentals. With just seven vacation rental home contracts, Bluewater leaped into the vacation rental business. The productivity and exponential growth of this branch has helped Bluewater Vacation Rentals and Real Estate become one of the larger vacation rental companies on the East Coast, managing nearly 1,000 vacation homes. Managed by Kevin Futral, Bluewater Vacation Rentals’ property management division currently employs 105 professionals and also includes association management, annual rentals, pool and hot tub installation and maintenance.
