In the living room/main level area, you'll be welcomed into a "Winter Wonderland", complete with a Christmas tree, and winter decor. In the main level bedroom, it's Christmas! Downstairs, you'll find our "Happy Fall" room with all things related to welcoming in the harvest! And then pop into our "Happy 4th of July" room where you'll be showered with "explosions" of red white and blue! But wait! there's more! Also downstairs you'll find our HOME THEATER area with 6 leather theater recliners and a THEATER PROJECTOR WITH A 100 inch PROJECTION SCREEN! We also offer numerous DVD's for you to enjoy. Two of the bedrooms have their own flat screen TV's and DVD players, and the living room offers a 55 inch flat screen TV and DVD. We have high speed internet, cable TV, and lots of board games to play! And after a long hike in Rocky Mountain National Park, kick back and relax in our brand new 6 person HOT TUB!! Upstairs we have a lovely deck with mountain views, a peek-a-boo view of Rocky Mountain National Park (Longs Peak), a 6 person patio table and 6 burner gas grill! TOP FEATURES:

AIR CONDITIONING!! Only a few places around here offer air conditioning, and you will be glad you have it on those warm summer days! HOME THEATER WITH SEATING FOR 8! 6 Leather reclining theater chairs, 2 "floor" chairs, a THEATER PROJECTOR, and a 100 INCH PROJECTION SCREEN!!! This offers you a real movie theater experience in the privacy of your own townhome!! We also provide an extensive choice of DVD's to watch!! And for those who prefer privacy, we offer a 43 inch flat screen TV in the two king bedrooms, along with a DVD player for your convenience. HOT TUB!!: BRAND NEW 6 person hot tub with ridge line views! RELAX AND SOOTHE those sore muscles after hiking all day! PEACEFUL: Main living areas of our home, and all bedrooms FACE the general direction of the river and mountainside. WALKING DISTANCE TO LOTS OF GREAT STUFF! Just 20 minutes down the street and you are in downtown, with tons of cute shops and restaurants. It's a 9 minute walk to FUN CITY with all of it's great kid friendly activities including a giant slide, go-karts, bumper cars, mini-golf, and more! 11 minute walk to SMOKIN' DAVES, which is the BEST BBQ place in town, and one of the most popular restaurants in Estes Park according to Yelp! And it's just a 3 minute walk (YES 3 MINUTES) TO COFFEE ON THE ROCKS!!! Which, if you haven't heard, is probably the most charming, peaceful, and beautiful little coffee house in all of Estes Park! It sits on a gorgeous little pond with views, you can feed the ducks, sit out on the patio, enjoy the mountain air, and maybe even catch a glimpse of a neighborhood elk! They also serve breakfast sandwiches, and light meals. COFFEE ON THE ROCKS is so ridiculously cute that it's one of our FAVORITE features about the location of RIVERSONG HOLIDAY HAVEN! And ROCKY MOUNTAIN NATIONAL PARK IS just a 6 minute drive (3 miles) down the road, AND THE YMCA, just 10 minutes away! GARAGE: We allow our guests to park in our two car attached garage! Very convenient for those wet weather days. GAMES/FUN: We offer many board games (Taboo, Monopoly, Othello, Ticket to Ride, Chutes and Ladders, Yatzee, and many more). We also have a fun AIR HOCKEY TABLE and A CORN IN THE HOLE GAME for hours of friendly competition. Lots of DVD's, for both adults and kids. OUR REMODELED/REDECORATED TOWNHOME: Almost all the furnishings and decor in our townhome is BRAND NEW. The king, and queen mattresses are new memory foam. WE offer three bedrooms, one of which is on the main level. We have NO steps into our main level, so those that enjoy main level living can have a bedroom, bathroom, kitchen, and garage all on one level. Our home is WELL equipped with a fully stocked kitchen, including a Mr, Coffee coffee maker, KEURIG coffee maker, FRENCH PRESS, Coffee bean grinder, and Electric TEA KETTLE. We also have a PANCAKE GRIDDLE, DOUBLE WAFFLE MAKER, WOK, OSTER BLENDER, CROCK POT, 4 slice wide mouth toaster and several baking dishes. Private washer and dryer, high chair, pack and play playpen are also provided. We have LOTS of BOARD GAMES!! Great for an evening of family fun.

800 THREAD COUNT EGYPTIAN COTTON SHEETS: On all beds except for twin bunk, which offer 400 thread count. King beds have 4 down pillows, and the Queen has three down pillows. Twins have one each. BEDROOM 1: MERRY CHRISTMAS ROOM: KING MEMORY FOAM BED (NEW) WITH HOLLANDER "CUDDLE BED" PAD, ON THE MAIN LEVEL, WITH PRIVATE BATH. NOTE THAT THIS IS AN "ADJUSTABLE" BED. YOU CAN REMOTELY RAISE AND LOWER THE HEAD AND FOOT OF THE BED TO BRING YOU TO THE MOST COMFORTABLE POSITION. BEDROOM 2: HAPPY FALL ROOM: KING MEMORY FOAM BED (NEW) AND HOLLANDER "CUDDLE BED" PAD. NOTE: MINIMUM AGE for renter responsible for the reservation is 25. A copy of your drivers license will be required at booking. Holidays/special events at Peak Rate. Minimum stays required unless less days are available. Deposit is 50% at the time of reservation, balance due 60 days prior to check in. 10.5% tax,, 175 cleaning, laundry and hot tub fee. Rates can change at any time. Cancellations: Fee of $100 if cancelled for any reason more than 60 days before arrival. Within 60 days you are responsible for reservation unless we are able to re-rent the same nights, then just $100 cancellation fee.
