The Future of Transportation in Southwest Florida

How is traffic congestion affecting development? How soon will highway improvements provide relief? Where will new traffic corridors take us? The answers to these and other important transportation questions will be presented at the Real Estate Investment Society’s (REIS) December 10th luncheon meeting with guest speaker LK Nandam of Florida Department of Transportation (FDOT).
LK Nandam has served as Secretary of FDOT for the Southwest Florida District since 2016. He has led the development of innovative designs like diverging diamond intersections and methods for addressing environmental and evacuation issues. LK is a professional engineer with over 24 years of experience in the transportation industry in both public and private sectors. Following the presentation, Mr. Nandam will respond to questions of specific interest to the real estate investment and development industry.

The future of Punta Gorda Airport and its role as a catalyst for growth and economic development will be addressed by Chief Administrator Chad Rosenstein at the October 22nd luncheon meeting of the Real Estate Investment Society (REIS).
Chad Rosenstein joined Punta Gorda Airport in 2022 as chief administrative officer with oversight of finance, information technology, property management, procurement and human resources. He previously served as Lee County Port Authority’s director of government affairs and grants. The latest trends in property values in Southwest Florida will be explained by Lee County Property Appraiser Matt Caldwell at the August 13th luncheon meeting of the Real Estate Investment Society (REIS).
Mr. Caldwell will address the impacts of Hurricane Ian recovery and new development in area communities. The program includes insight into real estate markets and tax revenues for local governments and the outlook for the year ahead. He is also expected to report on advances in information technology for online mapping and property reports – and how real estate professionals can access and use the information. Following the presentation, Mr. Caldwell will respond to specific questions from the attending real estate development and investment professionals.
Matt Caldwell was elected as Lee County Property Appraiser in 2020. He began his career as a real estate appraiser while a student at Florida Gulf Coast University, then joined Maxwell Hendry Simmons in 2004, where he remains of counsel. Matt was a member of the Florida House of Representatives from 2010-2018, serving on and chairing several committees including: tax policy, redistricting, insurance and banking, agriculture and natural resources/public lands, transportation and infrastructure, and oversight of government operations.

State legislators will review the 2024 Legislative Session and implications for Southwest Florida’s real estate industry at the Real Estate Investment Society’s (REIS) June 11th luncheon meeting. Former legislator Dane Eagle will moderate the panel discussion.
Recent legislative action and budget allocations will have far-reaching impacts on our local economy and the speakers will summarize the key issues. They are also expected to provide insight into the legislative process and political factors. The latest land use plans for Skyplex at Southwest Florida International Airport will be presented by Donald Schrotenboer at the Real Estate Investment Society (REIS) May 14th luncheon meeting.
The program will focus on updates to the Skyplex Conceptual Master Site plan. Skyplex comprises 1,800 gross acres and 737 net development acres affording opportunities for logistics, industrial, office, retail, entertainment, hospitality and aviation-related real estate development. Following the presentation, Mr. Schrotenboer will respond to questions of specific interest to the real estate investment and development industry.

The 27th annual Paul Sands Memorial Slaw Dog invitational golf tournament and major sponsor Rockstar Harley-Davidson donated $35,000 for the Paul Sands Memorial – REIS Scholarship program at Florida Gulf Coast University (FGCU). The program funds scholarships for outstanding students pursuing degrees in real estate, finance, engineering, and construction management. The presentation took place at the Real Estate Investment Society (REIS) February 13th luncheon.
The scholarships each provide $2,500 toward tuition and books. These outstanding scholars also receive honorary membership in REIS for one year and may attend meetings on a complimentary basis. “We welcome outstanding scholars to join us, to learn about the area’s commercial real estate industry, and to develop relationships with members of the business community,” explained REIS President Justin Thibaut. “The REIS scholarship programs represent our commitment to our professions and our community. We support student interest in business by providing financial assistance for their higher education and welcoming them to participate in our meetings and educational programs. Our goal is to promote the professionalism of our future business leaders and thereby the economic vitality of our community.”
The Real Estate Investment Society established the permanent scholarship fund with FGCU in 1999 with a $10,000 endowment. In 2011 it was named the Paul Sands Memorial - REIS Scholarship in memory of REIS member and governor Paul Sands. A portion of proceeds from the annual Paul Sands Memorial Slaw Dog invitational golf tournament are added to the scholarship fund each year. In 2006, REIS also established the REIS Scholarship Foundation, a not-for-profit, registered 501(c)3 corporation that provides an opportunity to make charitable donations. REIS provides management of the Foundation, allowing 100% of donations to be awarded as scholarships.

The Real Estate Investment Society (REIS) will be offering ten additional scholarships to students at Florida Gulf Coast University, thanks to the generosity of Vulcan Materials Company. The firm has donated $25,000 to the REIS Scholarship Foundation, which funds scholarships for outstanding students pursuing degrees in real estate, finance, engineering, and construction management. The presentation took place at the REIS January 9th luncheon.
The scholarships each provide $2,500 toward tuition and books. These outstanding scholars also receive honorary membership in REIS for one year and may attend meetings on a complimentary basis. “We welcome outstanding scholars to join us, to learn about the area’s commercial real estate industry, and to develop relationships with members of the business community,” explained REIS President Justin Thibaut. “The REIS scholarship programs represent our commitment to our professions and our community. Vulcan Materials Company is the nation’s largest producer of construction aggregates—primarily crushed stone, sand and gravel—and a major producer of aggregates-based construction materials, including asphalt and ready-mixed concrete. More than half of the materials produced have been used in public works projects, with the remainder utilized in development of housing, schools, healthcare facilities, industrial and commercial projects. The firm has a large presence in Southwest Florida with extensive land holdings and mining operations, primarily in eastern Lee County.
Bev Larson, chair of the REIS scholarship committee, explains that the Paul Sands Memorial – REIS Scholarship is an endowed FGCU scholarship program, funded by REIS Scholarship Foundation, a not-for-profit, registered 501(c)3 corporation. Continuing contributions from REIS and the annual Paul Sands Memorial Slaw Dog Invitational Golf Tournament have increased and sustained the fund.
