My keys to running a successful short term rental business. These things make a difference.

1. Cleanliness. By far, cleaning is the biggest slice of the expense pie. It Is the number one priority. This includes regularly replacing bedding, pillows and toweling and having a great cleaning service. If there is a stain on a pillow as an example, get it out or throw it out. No guest wants to see things like that left by previous guests.
2. Focus on the guest experience. Make it comfortable, relaxing and enjoyable. Always be thinking what it would be like to stay in your rental as a guest. Focus on large tvs for streaming and cozy comfortable places for reading. Stock the kitchen with everything needed for preparing great meals.
3. Keep the contents up to date but don’t over do it. Rentals packed with too much furniture and too much stuff are harder to keep clean.
4. If possible, the host should stay engaged in the business and be hands on. I’m retired now but my rentals give me something fun to do. I spend 15-20 hours a week on my 6 Airbnb/Vrbo properties. Hire a management company if you can’t manage your property yourself. Do your homework when selecting a company.
5. Be passionate about being a host. If you don’t have it, don’t be a host. You will fail. Your competitors will eventually eat you alive.
6. Practice great communications with your guests.
7. Go the extra mile and provide the unexpected. Like a place full of games for game night as an example.

I'm proud to announce that for a 3td year in a row, I've achieved Superhost status with Airbnb. During the last 12 months I had exactly 100 different Airbnb stays at my properties. That doesn't include all my VRBO stays and direct bookings. 100% of them gave me a top 5 star Airbnb rating. I had a 0% cancellation rate, meaning I didn't cancel any of the reservations that were made. I also responded to inquires in the allotted window of time for response 100% of the time. Running Airbnb's may sound like a lot of fun but it takes time and money. If you're going to do it well, you need to be devoted and focused on customer service. Keep them very clean, keep them comfortable and have excellent communication with your guests.
